"You always do this!"

"You never listen!"

Right there, in those two phrases, you heard two things that destroy positive communication

and just fuel fights.

One is an absolute.

You always. You never.

If you communicate that way, what ends up happening

is the other person starts fighting about how often they have done it,

or have not done the things that they did wrong,

as opposed to just focusing on the fact that they did it.

And now, if they start saying, "Wait a second. I haven't done it that often,"

you get sarcastic like I talked about yesterday.

"Oh! So you want a medal because you don't do it that often!" [said sarcastically]

Watch the absolutes.

It just destroys, so often, our positive communication.

And then watch the "you" statements.

"You always" and "You never."

So when someone comes up to you accusing you,

you get on the defensive right away.

but this is so often how we fight.

It's not godly communication.

God tells us in the book of Romans chapter 14,

Every effort.

That means you're responsible not only for what you say,

but for how you say it.

And when you use absolutes,

and when you use accusatory language of,

"You did this,"

you're going to destroy that openness,

of that talk that you so want.

You're not going to lead a mutual edification and blessing between the two.

Now you can use absolutes in a positive way.

Jesus does that.

He says, "I will never leave you. I will never forsake you."

And you can say to your loved one,

"I will never leave you. I will never hurt you.

I want us to work."

And then start talking.

The best way that you can approach someone when there's hurt

is "me" statements.

"I" statements.

"I'm hurting"

"I need you."

"I don't understand why this happened. Can you explain this to me?"

And when you open up a conversation that way,

your loved one is more often going to be willing to listen.

I hope that makes a difference for you as you approach your conversations,

approach the difficult relationships that we sometimes have.

But approach them in love, making every effort to have peace.

So, the encouragements I just gave you to stop the "you" statements and the absolutes,

they can make a big difference in your relationships with others,

in your communication with them.

Ten Everyday English Situations for Finns (with subtitles) - Duration: 10:18.

Hello everyone, and welcome back to

'English Tips for Finns' and this is video number 13.

I've gotten a few requests to make a video about

everyday situations in English, and

that's what this video is about. This

is something that's surprisingly hard in

practice. It's something that you learn

early on when learning a language, but

then when the actual situation comes up

it's a little bit more difficult -- whether

it's because it doesn't follow the

textbook, or your own language gets in

the way. I think a lot of these

phrases are going to be review for you, but

hopefully you get something new out of

it as well. Hopefully you're able to

readily use them in the right situation.

Just one more thing:

My purpose in making these videos is

to help you improve and get by with your

English. My purpose is not to make you a

better person. I recognize that there

are differences between the way English

speakers do something and the way Finns do

something...and I recognize that there are

positives and negatives to both. So

strictly English language learning here.

As I often like to do in my videos,

I'm going to give you a list of

questions about things I'm going to talk

about in the video. You should try to

answer these. yYou should pause the video

and you should compare your answers to

my answers. Remember some of these

have many many different answers, so my

answers are not the only answers.

I just want to say from the start

that 'How are you?' is a very good and

acceptable way to say something. It's

a good fallback. You can always say 'How

are you?' in every situation...and actually

you have to use it, I think, in very

formal situations and the situation

where you don't know somebody so well.

That being said, I actually don't say 'How

are you?' very often in my life, because

I'm not often in those situations. I say these other

phrases - and I've made a list for you

in the slide that follows this section,

and I divided them into two parts: the

questions that start with 'how' and the

questions that start with 'what'. They have

different answers which I'll talk about

in the section that follows the slide.

The 'how' questions are 'How are you doing?' (that's very

common),

'How's everything going?' (it's also very

common), 'How's it going?'

(that's probably the one I say the most) and

'How are things going?' OK, then the 'what'

section.

'What's up?' (actually very common as well),

'What's going on?' and 'What have you been

up to?'

So the textbook answer to 'How are you?'

in every textbook around the world is 'I'm fine

thank you, and you?' Again, it's a very

acceptable answer. It's a good fallback

answer. But, in reality, we don't actually

say that very much. We answer in many

different ways. If you're doing very

well you could say 'Great, actually...how

about you?' Two things with this.

The word 'actually' is a great word that

you should really get into your vocabulary.

We say it all the time. Notice I said

'How about you?', so I reflect the question

back to you.

That's a very important skill. You

could also say 'Not bad...

how's it going with you?' That's probably

the one I say the most. It's pretty neutral --

your're not doing fantastic, you're not doing bad...so not bad.

Then again, I reflect the question back

to you. If you're doing a little bit

negative, you could say 'It could be

better, I guess.

'How are you doing`?' Again, you're reflecting

the question. If you're doing

terrible -- and you're speaking to the

right person -- you can say 'Awful, actually.

It's been a rough week.

How are you?' Again, I reflect the

question back to you.

So those are the 'how' questions,

right? With the 'what' questions, it's actually

pretty easy. If you say...if I say to you...

or if you say to me 'what's up?' I could say

'Not much. What's up with you?'

'Not much' is a very good answer to the

'what' questions.

The standard response to 'thank you' is,

of course, 'you're welcome'. This is a

very good response, and you can use it in

any situation. I do use it quite a

lot. I think I more often say 'no

problem' --

that's a good response to 'thank you'.

You might have learned that you could

say 'my pleasure', and this is ok...but it's

a little bit too much -- and a little bit

too formal -- and I wouldn't use it very

much.

Okay, a few

responses to 'I'm sorry'. Again, I think it

depends on the level of the apology.

If it's...if somebody is just a little bit sorry

about something, you could say 'Don't

worry about it' or 'It's ok. It's no

problem.' That might be a good response.

If it's a huge apology, and it really

effects your life, and the person says 'I'm

really, really sorry.'

You could say 'apology accepted.'

This one is actually the easiest of

the bunch. Let's say you ask me 'Can

you hand me the marker?' I would say

one of two things. I would say 'Here you

go.' or 'Here you are.' So 'Here you go' 'Here

you are.'

That's about it.

I've just cooked a dinner

and I have friends and family around, and

I want them to start eating because

they're waiting patiently and politely.

I think what I would say in an informal

situation is 'Dig in.'

So just start eating. I could also

say, for example, 'Help yourself'...

so just start eating, basically.

In this familiar phrase that is used in

many languages around the world, if you

want people to enjoy the food in English

then we usually use the French. You

would say 'Bon appetit'. If you don't

want to use that foreign language, then

you could say 'Enjoy your meal.'

I'm introduced to somebody. Let's say

someone says 'This is Timo.' I would say

'Nice to meet you.' Then Timo would say

to me back,

'Nice to meet you, too.' It's always good

to say 'Nice to meet you, too,' so you

shouldn't hesitate to do that.

Okay, this is a little extra tip. so I've

noticed that Finns -- the second or the

third or the fourth time they meet

somebody -- they keep saying 'Nice to meet

you.' In English, we only say 'Nice to

meet you.' the first time we meet somebody.

After that we say 'Nice to see you.' or

'Nice to see you again.'

It's very common in English to say

'Have a nice day.' and the proper response

to that is 'Same to you', or just 'you too'.

This applies for many situations.

'Merry Christmas.' 'Same to you.' 'You too.'

'Happy New Year.' 'Same to you.'

'You too.'

Yeah, so 'goodbye' is a very standard

response. It's a very good response and

you can fall back on it.

However, it's the same kind of thing as these

other things. We don't actually say

it that, that often. I will give you some

examples of other things you might say.

Y ou could say just 'bye'. You could say

'bye-bye'.

'You could say 'see you later' -- and I think

that's the thing I probably say the most. You

could say 'take care', and 'take care' is

very nice...it's a... it's not overdoing it,

and it's kind of a kind way to say

'goodbye'.

You could say 'so long' which is something

I also say a lot. And you could say -- to be

totally informal -- 'Have a good one.'

That might be the informal one you might

have in your arsenal.

When I made a list of these different things I'm

going to do, I totally forgot about

'please'. I can't believe I forgot 'please'.

It's the word that you don't have a

translation for in Finnish. I think a

good rule of thumb with 'please' is you

only use it once -- and I think you should

use it once if you're asking somebody

for something -- so use it once and only

once. I think that's the rule.

So 'Can I have a beer, please?' 'Could you

please help me?', something like that.

BECAUSE EVERYTHING WE FEEL IS NOT TRUE.

COME ON, MATTER OF FACT, A LOT OF WHAT WE FEEL IS NOT TRUE.

SO, IF I GET UP IN THE MORNING AND I PRAY FOR AN HOUR AND A

HALF AND I READ FIVE CHAPTERS OF THE BIBLE AND THEN I FEEL GOOD

ABOUT MYSELF AND I FEEL THAT GOD LOVES ME THAT DAY--AND WE DO,

WE GET INTO THAT DON'T WE?

BUT SEE, GOD IS PLEASED WITH US BECAUSE WE BELIEVE

AND JOHN CHAPTER 6, SOME OF THE DISCIPLES SAID,

"WHAT MUST WE DO TO PLEASE GOD?

WHAT'S THE WORK THAT HE REQUIRES OF US?"

AND IT SAYS SO PLAINLY, I THINK IT'S VERSE 28, "THIS IS THE WORK

THAT GOD REQUIRES OF YOU; THAT YOU BELIEVE IN THE ONE WHOM

HE HAS SENT."

NOW, SEE, THEN MY MIND THINKS, "YEAH, AND?"

I MEAN, I DON'T THINK LIKE THAT ANYMORE BUT I, IT TOOK ME SO

LONG TO THINK, "IT CAN'T JUST BE THAT."

NOW, YES THERE ARE OTHER THINGS THAT GOD WANTS TEACH US AND

OTHER THINGS HE WANTS TO WORK INTO OUR BEHAVIOR BUT BELIEVING

IS THE MOST IMPORTANT THING.

I BELIEVE IN YOU.

I BELIEVE YOU LOVE ME.

I BELIEVE YOUR WORD.

I BELIEVE I'M MADE RIGHT WITH YOU THROUGH THE BLOOD OF CHRIST.

BELIEVING.

YOU KNOW, JUST BECAUSE YOU FEEL GUILTY DOESN'T EVEN MEAN

THAT YOU ARE.

BOY, I HAD TO LEARN THAT BECAUSE I WAS ADDICTED TO GUILT.

I MEAN, I DIDN'T FEEL RIGHT IF I DIDN'T FEEL WRONG.

I MEAN, I JUST REALLY HAD A BAD CASE OF GUILT BECAUSE I GREW UP

ROOTED IN FEELING GUILTY ABOUT WHAT MY DAD WAS DOING TO ME.

I HAD A SHAME-BASED NATURE.

AND, YOU KNOW, YOU DON'T HAVE TO HAVE GONE THROUGH SOME KIND

OF TERRIBLE ABUSE TO HAVE THESE KINDS OF PROBLEMS.

FOR SOME REASON, BECAUSE SATAN IS THE ACCUSER OF THE BRETHREN,

I MEAN HE STARTS OUT WITH EVERYBODY TRYING TO MAKE US FEEL

GUILTY ABOUT EVERY SINGLE THING THAT WE DO.

SO IF I FEEL LIKE I'M PLEASING GOD, THEN I FEEL LOVED AND IF I

DON'T FEEL LIKE I PLEASED HIM, THEN I DON'T FEEL LOVED, BUT THE

TRUTH IS HE ALWAYS LOVES ME.

GOD WILL NEVER, EVER, EVER, EVER STOP LOVING YOU.

[AUDIENCE APPLAUDING]

JOYCE: NOW, I WANT TO READ YOU A TESTIMONY THAT CAME IN

JUST THIS PAST WEEK.

AND I HAD THEM PRINT IT OUT FOR ME BECAUSE IT FITS IN SO WELL

WITH WHAT I'M TEACHING TODAY.

LET ME SAY FIRST THAT WHEN YOU BEGIN TO KNOW THAT GOD LOVES YOU

THAT SETS YOU FREE TO BE ABLE TO BEGIN TO LOVE OTHER PEOPLE.

IN 1 PETER OR 2 PETER, I FORGET NOW IF IT WAS FIRST OR SECOND,

THAT LIST OF, YOU KNOW, THINGS THAT WE'RE TO MAKE AN EFFORT TO

DO AND IT'S, "THIS LEADS TO THIS AND THIS LEADS TO THIS AND THIS

LEADS TO THIS AND FINALLY WE END UP WITH CHRISTIAN LOVE."

YOU SEE, OUR GOAL IS TO GET TO THE POINT WHERE WE CAN BE NOT

SELFISH AND SELF-CENTERED, NOT ABSORBED WITH OUR OWN SELF AND

OUR OWN PROBLEMS, BUT WE CAN DEPOSIT OUR SELF WITH GOD,

KNOWING THAT HE LOVES US, KNOWING WE'RE NOT WHERE WE NEED

TO BE, BUT GOD IS WORKING WITH US.

AND THEN WHILE HE'S WORKING WITH US WE CAN OFFER OURSELVES TO HIM

FOR HIM TO WORK THROUGH US TO BE A BLESSING TO OTHER PEOPLE.

AND I FOUND ALL THIS OUT FROM THE HOLY SPIRIT, TOOK ME

40 YEARS TO DO IT, SO YOU'RE GETTING A GOOD CHUNK OF MY LIFE

HERE THIS MORNING.

OKAY, THIS CAME FROM SARAH AND SHE WROTE IN INITIALLY

ON FACEBOOK.

SHE SAID, "I WAS SEXUALLY ASSAULTED AND NOW I'M PREGNANT

AND I'M TRYING TO DECIDED WHETHER TO CARRY THE BABY

OR TO ABORT IT."

THAT WAS IT.

THAT IS WHAT SHE SAID.

NOW, BECAUSE WE HAVE GREAT PEOPLE THAT WORK FOR US THAT

HAVE BEEN TRAINED PROPERLY, AND THAT IS THE PEOPLE AT OUR OFFICE

KNOW NOT TO IGNORE ANY KIND OF REQUEST THAT COMES IN FROM

SOMEBODY THAT'S HURTING.

IT JUST ANNOYS ME WHEN PEOPLE SAY, "I WROTE TO

SEVEN MINISTRIES AND YOURS WAS THE ONLY ONE THAT ANSWERED

ME BACK."

THAT IS NOT RIGHT.

"THE MINISTRY REPLIED BY EMAIL WITH PRAYER AND SCRIPTURES TO

ENCOURAGE ME.

BUT THEN, 2 DAYS LATER THEY FOLLOWED UP WITH ANOTHER EMAIL

LETTING ME KNOW THAT THEY WOULD LIKE TO ACTUALLY CALL ME IF I

WOULD SEND MY PHONE NUMBER."

HER ONE SENTENCE REPLY BEFORE GIVING THE NUMBER WAS, "I AM

STUNNED THAT YOU CARED ENOUGH TO EMAIL ME BACK AND THAT YOU EVEN

WANT TO TALK TO ME."

GOD WORKED THROUGH THAT PHONE CALL IN A MIRACULOUS WAY AND

SARAH GAVE HER LIFE TO CHRIST.

OH, THIS GETS BETTER, THIS GETS BETTER.

THEN, IT SAYS, WE FOLLOWED UP AGAIN BY EMAIL.

SEE, FOLLOW UP.

PEOPLE NEED DISCIPLING, THEY DON'T NEED A LITTLE PAT ON THE

HEAD, "WELL, BLESS YOU."

YOU ARE IN MINISTRY.

IF YOU ARE A CHRISTIAN, YOU ARE IN MINISTRY AND THE WORLD IS

FULL OF PEOPLE THAT JUST NEED A KIND WORD AND SOMEBODY TO ACT

LIKE THEY CARE.

AMEN?

[AUDIENCE APPLAUDING]

JOYCE: AND EVERYBODY CAN DO THAT BUT YOU WON'T DO THAT IF

YOU'RE STILL SICK INSIDE YOURSELF.

I BELIEVE WE ALL GET HURT AND I BELIEVE THAT GOD WANTS TO HEAL

ALL OF US AND THEN THE NEXT STEP IS HE WANTS US TO BE READY TO

MINISTRY AND A WORLD FULL OF PEOPLE TO MINISTER TO,

WE FOLLOWED UP AGAIN BY EMAIL," I LOVE THIS, "WE'RE NOW ON OUR

FOURTH COMMUNICATION WITH THIS GIRL TO CELEBRATE HER NEW LIFE

AND WE PROVIDED LINKS TO THE EVERYDAY ANSWERS SECTIONS OF OUR

WEBSITE AND OTHER ONLINE RESOURCES.

SHE RESPONDED NOW BY SAYING, 'I HAD BEEN SUICIDAL THE NIGHT THAT

I FELT COMPELLED TO CLICK ONTO YOUR FACEBOOK PAGE.

I HAD MY DEATH ALL PLANNED OUT, THEN YOU EMAILED ME AND YOU

EMAILED ME AGAIN.

FOR THE FIRST TIME IN MY LIFE I FELT LOVED.' "

[AUDIENCE APPLAUDING]

JOYCE: PEOPLE ARE DESPERATE TO FEEL LOVED.

AND IF WE CAN JUST GET OUR MINDS OFF YOURSELF LONG ENOUGH TO

REACH OUT TO SOMEBODY ELSE OUR OWN HEALING WOULD COME A LOT

MORE QUICKLY.

"EVEN THOUGH YOU ARE A COMPLETE STRANGER, I COULD NO LONGER GO

THROUGH WITH MY PLAN FOR SUICIDE.

I WAS STILL CONFUSED AND CERTAIN I WOULD BE ABORTING THE BABY BUT

THEN YOU SENT MORE SCRIPTURES, EMAILED AGAIN AND EVEN CALLED

AGAIN."

I LOVE THE PEOPLE THAT WORK FOR US.

I MEAN, I LOVE THE FACT THAT THEY'RE SINCERE ABOUT HELPING

PEOPLE AND IT'S NOT JUST TO GET A PAYCHECK AND TO PUT IN SOME

HOURS.

SHE SAID, "MY WORLD CHANGED FOREVER."

NOW, LISTEN TO THIS.

"AS I PRAYED ON THE PHONE TO BECOME A CHRISTIAN, I FELT WHAT

I CAN ONLY DESCRIBE AS A BLANKET OF PEACE IN MY ROOM.

I KNOW THAT SOUNDS CRAZY, BUT A HEAVY, FEATHER-LIKE BLANKET

DESCENDED ON ME.

AND, YOU KNOW, DAVE KNOWS THIS AND HE UNDERSTANDS.

I DIDN'T EVEN KNOW WHAT LOVE WAS.

I MEAN, I COULDN'T REALLY SAY I LOVED ANYBODY BECAUSE I DIDN'T

SO, JUST TO PUT IT PLAINLY, IF YOU BELIEVE YOU'RE A JERK,

YOU'RE GOING TO ACT LIKE ONE.

IF YOU BELIEVE YOU HAVE NO VALUE THEN YOU'RE GOING TO ACT AS IF

SO THE VERY THING THAT YOU WANT FROM OTHER PEOPLE, YOUR OWN

BEHAVIOR KEEPS YOU FROM GETTING BUT IT'S ALL BECAUSE OF THE WAY

BANDHGOBHI KA RAITA II बंदगोभी का रायता II BY CHEF JYOTSHNA SINGH II - Duration: 3:05.

Welcome to F3 recipes, myself Jyotshna.

Today I'm going to make "Bandhgobhi Ka Raita"which is very easy to make.

Let's have a look at the ingredients required

1 Bowl Curd

Finely Chopped Coriander Leaves, Finely Chopped Cabbage

Asafoetida, Cumin Seeds, Salt, Red Chilli Powder

Cooking Oil for saute the veggie little bit.

So let's start making Bandhgobhi Ka Raita

Firstly we'll put oil in the pan, till the time its heating up will beat the curd.

We'll be adding some water in it,its required little thin as in we'll add cabbage in it

As you can see, we have beaten the curd well

In the heated oil, will add Cumin seeds, Asafoetida

As you can see cumin seeds are fried.

And there is a fantastic fragrance of Asafoetida

To this we'll add finely chopped Cabbage

Stir it gently

Now we'll be adding Salt in it

Mix the salt well

We'll stir it, till its slightly cooked as in raw cabbage does't taste well.

Neither it should be over cooked nor raw.

But you can have this as a Raita with Paratha, Rice or as per your liking.

As I said that we have to get slight brown colour, its done.

Cabbage is slightly brown, we'll let it cool down for sometime.

Its cool down, now we'll add this into beaten Curd.

Mix it well

Adding Finely chopped Coriander Leaves, Chopped Green Chillies is you liketo eat spicy

Little bit of Red Chilli Powder

Although we have put in salt in cabbage but if you want you can add more salt.

We'll mix it well

Bandhgobhi Ka Raita is ready, let's take it out in a serving bowl.

We'll garnish it with chopped Coriander Leaves

Bandhgobhi Ka Raita is absolutely ready.

You can relish it with hot Paranthas.

The lake of Moray has 40 days more summer

than any other part of Scotland.

Glen Moray is located in a town called Elgin.

Speyside is a very famous whisky distilling area.

We have the mountains, we have the rivers, the glens.

We're also very fortunate to have a fertile area

where barley can be grown.

When you arrive at the distillery - and it's probably the most important thing -

the first thing you see

- and it's probably the most important thing -

is the water source.

Without water, there is no whisky.

For me, the role of Master Distiller

is quite wide and varied.

With only five master distillers in the history,

the knowledge has been passed on

from one to the other, hand in hand,

finally to me as the fifth.

It is a must that I ensure that

the time-honoured traditions are continued.

That does not stop me having

the freedom to put my own expression.

We have a wonderful access

to many different types of cask and wood

that I can use to mature Glen Moray

and create different flavours but whilst retaining

the heart and character of Glen Moray.

The team at Glen Moray have a great pride in their work.

Glen Moray is a small distillery,

it is self-sufficient.

We do everything on the site.

It's very much a family affair from start to finish.

Glen Moray is a welcoming whisky.

It is a whisky that is open to everyone to try.

There are many different expressions,

so there are many different tastes.

The backbone of Glen Moray spirit is whisky

that is matured in ex-Bourbon casks from America.

It yields a wonderfully well-balanced and rounded whisky.

I have to look into the future, I have to use my vision

But I have to start that now because

I'm developing products for the next 10, 15, 20, 30 years.

Some of which I won't see in my working lifetime.

Every bottle of Glen Moray tells a story.

The story of how that whisky has been made,

the people that have been involved,

and myself, selecting the different casks that I've used.

There's a little bit of heart and soul in every bottle of Glen Moray.

How to make a Love Letter in a Bottle ♥ DIY Valentine's Day Mermaid Room Decor ♥ #BeMineValentine - Duration: 7:05.

Hello! It is your magical crafting mermaid friend

"The Magic Crafter" from the magic crafter dot com (www.TheMagicCrafter.com)

For this video, we are going to be making use of some of the things we've done in

some of our previous videos.

(You can find links to those tutorial videos in the description of this video)

Those crafts will be used to create this BIG Valentine's Day Craft.

Which is going to be a Valentine's Day Love Letter in a Bottle.

To make this

you are going to need one glass wine bottle

filled with 6 batches of that magical "Love Potion" glitter sand that we made in a previous video.

(Which will be linked in a card right in this general area)

You are also going to need a "Love Letter" or special message

written preferably on one of those cool looking pieces of antiqued paper.

Mine is a half sized sheet of paper.

I wouldn't recommend using a full-size piece because

it's not going to fit in your wine bottle quite right.

Additionally, if you would like to decorate the outside of your bottle,

you may want to have some pretty ribbon.

And maybe even a sparkly seashell.

(Which I can show you how to make if you click on the card in the upper right corner of the screen)

And if you would like to use the ribbon and the seashell,

you are going to need an industrial strength glue to glue them on to your wine bottle.

I am going to be using E6000

but you could probably use hot glue too.

E6000 would be best though!

If you are using the E6000, then make sure that your work-space is well ventilated

because that stuff is strong and it can make you sick!

Once you have everything you need, let's get started with putting together

all of the little pieces to make this

cute little Valentine's Day craft

that is perfect for giving to your sweetheart.

Just make sure they have some tweezers so they can get the paper out of the wine bottle!

The first thing to do

is to grab you little love letter.

Mine is tied up with some hemp cord and has a cute decorative bead on it.

And stick it into your wine bottle.

Then, if you want to put a cork on the top, you can go ahead and do that... but I don't have one that fits, so I can't... :C

If you are going to be decorating your wine bottle,

make sure you open up a window!!!!

Because you will be using some very strong glue whose fumes can make you sick.

So make sure you are in a well ventilated area!

Then cut out your ribbon so that it wraps around your wine bottle right where you want it.

I have mine cut already just to save time.

Take some of that super strong glue and put it where you are going to be placing the ribbon.

You don't need a lot of it. A little bit goes a long way!

So put a little bit on one side, and put a little bit on the other side...

That should be good!

Now carefully place your ribbon on the glass

and wrap it around.

Press it gently.

Just for a little bit so it sticks!

** Acoustic Guitar Music Playing **

Take a little bit more of that glue

and glue this part of the ribbon to the other part.

And put a little more over here.

Try not to get it on your fingers like mine just did!

** Music Playing **

Once your glue has dried and this is secured on to your wine bottle,

we are going to glue the seashell to the seam of the ribbon.

Like that.

So stick a little bit of glue on the ribbon and

put a little bit of glue on your seashell too.

And then you'll just match up the two glue spots and hold your shell in place for a few moments.

"Make sure to put the cap back on your glue!!"

Personally, I think it's pretty neat that all of these crafting things

came together to create one especially magical and simple craft.

You can give it to someone that you think is super special.

Or you could keep it around for your own home decor purposes.

It makes a really nice home decor sort of thing

if you have a coastal themed house or a coastal themed room

but you also want to include a Valentine's Day flair.

It's got the pinks, and the purples, and the sparkles...

but it also has seashells and sand and is beachy looking.

I think it's pretty cute!

3. Vegetable Pig

If there is one meat product that is preventing me from turning into a vegetarian, it will be bacon,

which generally has a bad reputation in the health food community.

But now might be the time for those health fanatics to take back their own words,

scientists in Japan have genetically modified pigs that are both meat and vegetable!

Dubbed "Popeye Pigs," these pigs have been inserted with a spinach gene that converts

saturated fat into unsaturated fat.

Although the pigs have been cleared of any health complications, their announcement was met with

public outcry, with many people wondering why shoppers aren't happy eating vegetables

instead of trying to mutate pigs into something they're not.

2. Camels

Dubai scientists believe that the best way to cure genetic diseases is by modifying animals to produce curative proteins in their milk.

But not just any animals- so far, the experiments have focused on camels. Why camels?

Because they're cheap, they are disease-resistant, able to adapt to many climates, easily maintained, and have an efficient food conversion ratio.

1. Chiken

What you are looking at is man's cruel joke on nature.

In the name of economy and KFC-loving humans, scientists in Israel have created a prototype of a breed of featherless

chickens that can save time on plucking, are more environmentally friendly, and in general significantly reduce the cost of raising them.

The scientists claimed that featherless chickens are extremely safe because they are created by

breeding a regular broiler chicken with a Naked Neck.

Despite the number of benefits featherless chickens will provide, there are some serious drawbacks to consider.

Mother Nature wouldn't give chickens feathers if she thought they were useless.

The feathers on the chicken are there to protect chickens from parasites, harsh weather conditions,

and overzealous cocks that can hurt the hen's skin when mating.

How Do I Structure This Deal - $200,000 Equity - Duration: 5:16.

Hey, it's Joe Crump.

I've got another hypothetical deal structure of deals that we're doing with zero down,

offers that we're making with zero down and we're looking at the buyer has X amount of

dollars, or, I'm sorry, has X situation and we're going to show them how to solve the

problem with these zero down structures and make some money doing it.

This particular property, they're asking $475K.

It's got an asking price of $675K.

It's got a mortgage on there of $475K so he just wants to get out of the property.

He's got some equity there, but he doesn't care.

He's just anxious to get out of it.

It's got principal and interest, taxes and insurance comes to $2,900 a month payment

on it and it would rent for $3,000 a month.

Now.

First of all, does it make sense for him to give away $200K?

Even though he's willing to do it, he just wants to get rid of the headache, does it

makes sense for him to do that?

It might.

But maybe not.

Maybe it makes sense for him to take a lease option tenant in there at $3,000 so he's got

a little bit of cash flow.

It's kind of tight, but it's pretty much break even or a little bit of cash flow.

He does that for a three-year least option at $675K. You raise the price up to $685K.

You make $10,000 or $20,000, you raise it enough so you can get $10,000 or $20,000 out

of it.

So you get the least option fee and you're going to get him a buyer at $675K.

Now, that buyer is going to pay him $3,000 a month, so he's at break even on this property.

He's got a mortgage on there so it's not costing him anything to keep the property.

It's not costing him anything to sell the property, you know, and he does have the headache

of having a possible tenant who might not pay and then he has to go back in and sell

it to somebody else after you get rid of that person for him.

But you can do that for him.

He wouldn't have to do that for himself, and he would protect that $200K equity position.

So that would be one thing that he could do.

Now, if he doesn't want to mess with this thing, he might allow you to mess with it.

Let's say, what if I paid you, you know, $500K for the property, or $475K for the property?

What I'll do is make payments to you on either a subject to, because you owe $475K on it,

so you just sell it to me subject to.

I take over the deed, and I make payments on it.

I'm going to make the $2,900 a month payment on it, but I have rents coming in of $3,000.

I sold it for, maybe got a $20,000 down payment, so I take that money and I put it in an escrow

so in case I have to vacancy or I have to evict this guy I can do that and I can still

have money, I have a reserve to cover this cost.

I have $200K of equity in this property all of a sudden.

And this person stays in there.

Or, maybe I just take this property and I make the $3,000 a month payments on it, I

put it on the MLS and I sell it for $675K and I make, you know, $100K, $150K profit

right off the bat.

Because this guy didn't want to mess with it.

And that's something else I can do, too, just make a cash profit.

You know, you run into these situations.

It's not that unusual to run into situations like this where you can just take the property,

make payments on it for a while while you're selling it on the MLS.

The problem that you might have if you're inexperienced is not knowing if that $675K

is real or not.

So you want to find out did they put it on the market with a realtor?

If they had a realtor, and the realtor told them it was worth $675 and it's been on the

market for three months and it didn't sell at $675K, it's not worth $675K.

The MLS will sell a property when you hit it at its market value for very close to market

value, usually, on average, 97% of asking price once it sells.

But one-third of all the houses that go on the MLS don't sell and this may have been

one of those.

If that's the case, and it's been on the market for more than a month or two months and it's

not sold, it's probably not worth what you're asking for it as long as it's properly listed

on the MLS and you've got a proper agent doing it.

So, those are things to keep in mind if you're going to take on a property like this.

I think it'd be safer for you to take it on a subject to, find a lease option buyer for

it, get $20,000 down, then you close the deal.

So you don't want to make those $3,000, $2,900 a month payments until you have your buyer.

That may take you thirty days, you find your buyer, as soon as you find your buyer then

you close the subject to.

He transfers it to you and you put the $3,000 that he gives you towards the monthly payment.

You get your $20,000 that you put in reserve for when you have a vacancy and you know,

you hold onto that property and see if they exercise it.

And if not, at least you have started paying it off over time.

And eventually those values, you know, maybe, you know, come around for you and you're going

to, you've already got this big chunk of equity in there so you're going to be doing well

with a property like that.

So that would be a nice deal if you had it.

Anyway.
