Do Research on New Home Builders So You Don't Get The Shaft - Duration: 6:11.

Hi everyone. This is your Tampa Bay Realtor Lance Mohr. In this video I want

to talk about something that a lot of you may run into over the years

especially if you're buying a new home and that's how to do a little research

on the Builder so you don't get the shat and when I say the shaft I mean out of

thousands if not tens of thousands of dollars when buying a brand new home

all right so I got a comment from a gentleman over the weekend

and he just thought the video that I did was a little trivial and I understand

one of these videos that I do are trivial they're certainly not going to

apply to everybody but that's why you need to subscribe to my channel and hit

to be critically important whether you're selling a home buying a pre-owned

home or buying a new home so I want to go over some things that you can do when

you're buying a brand-new home a little bit of recon work so you could do your

due diligence I know if you've been watching my videos I talked a lot about

due diligence sure you need to hire a realtor that knows what they're doing

that's been in the business certainly whether it's on a pre-owned home or on a

new home but when it comes down to a new home

hopefully they really know what they're doing and they can give you a lot of

guidance I always say how Realtors are not the same pick someone who really

knows what the heck they're doing knowledge is power and their knowledge

could save you a heck of a lot of money and can say get you out of the court

system so you don't have to go there so what tends to happen what I'll sort of

break this down into two builders when you're buying through a national builder

or maybe a regional builder the one thing you want to do is you want to go

around to the subdivision maybe on the weekends or in the evening when people

are home talk to them talk to the people who are out asking them who built their

home how the building experience go what they like about the subdivision and the

Builder what they don't like people love to talk about their homes of course they

love to talk about their kids and they love to talk about themselves so ask

them about their homes ask them about their experience and see what they went

through now when it comes to the big volume builders the national builders

and the regional builders having money you generally don't need to worry about

that a lot of it will have to do with reputation but when you start getting

into the local builders and certainly the custom builders you need to do a

little bit more reach research it can be a little bit harder on the

local builders that build off a volume that maybe do hundreds or maybe even

over a thousand homes a year depending on how big your area is but with both of

those you still want to go out you still want to talk to past people you still

want to get the scoop but what you need to do and this is more toward the custom

builders the people who aren't going in very many is do a little research on

their vendors talk to their vendors obviously you're going to have to have

permission to do this you may need something in writing or you may need to

talk to the Builder and ask them and say who are your bed vendors example you

want to talk to the HVAC person you want to talk to the roofer you want to talk

to the person who's installing the cabinets see how their pay history is I

know a lot of builders won't won't want to do this and they might even come back

to you and say well I don't want to do that I don't want to disturb my vendors

and I would just simply say well over the past year how many people have

called your builders and they'll probably say no none well how can that

be disturbing the vendor if they've never had any call because I'll tell you

what most people when I say most almost all don't even think about doing stuff

like this but if I'm building a four hundred thousand dollar home or a four

million dollar home and I'm going to have to put thousands if not tens of

thousands of dollars into it I want to make sure this builder has the money I

want to make sure this builder is financially able because even if I'm

taking out the construction alone I don't want them to go belly-up but

during the transaction and then all the sudden I'm left with a half completed

home so you should be talked into their vendors if they don't want to give you

their vendors well then maybe you need to pick another builder to work with a

lot of times I have builders out here in the Tampa area that I know are very well

financially because some of the some of the subdivisions that they're building

in the developer actually looks that their books and their financials prior

to letting them them into the subdivision so you have to be very

careful I mean anything could happen but do your

own research talk to people talk to even their lender the builder's lender

dependent out if they're built are they building any inventory homes or spec

homes or anything like that because if they are they're gonna have a

construction loan so do your work I mean I remember years ago when I had my knee

reconstructed I interviewed surgeons and talked about an attitude but at the end

of the day if they didn't answer the questions I want an answer I only have

one left knee I would have gone to another surgeon and and you could be

dealing with thousands and most likely tens of thousands of dollars do your

research if they don't want to help you out go do a different builder there's a

lot of builders out there for you so I hope this helps if you have any

those complaints are telling this universe thing actually you're talking

idiot he makes your boss an idiot you know

what I'm saying no do you really know what I'm saying

hey that's how it works man if you say to the universe all right you know what

my relationship sucks oh you want your relationship to son suddenly makes your

relationship son what what do you mean and you wonder why the bombo why is this

so shitty why am I so pissed off all the time why is not never working now it's

because you don't focus on things working out you focus on what you don't

want you focus on things being shitty you gotta stop doing that it just

doesn't work man I get into that rut sometimes it happens to me I get pissed

off things ain't working out and they start complaining and then what do I do

I gotta watch some of my own videos and take my own advice

I realize that yeah I'm just making it worse I'm not making it better they

don't get better if you just keep on complaining about what you don't learn

you got to start talking about what you do want it's really hard to do sometimes

when you're pissed off but don't beat yourself up for being pissed off you

should be pissed off if things ain't working out the way you want you should

be pissed off but don't focus on what's making you pissed off you

yeah take that energy and focus on how you want it to turn out how you want

things to be you know what I'm saying no do you really know what I'm saying so

instead of you know complaining about your boss start saying to yourself okay

today's gonna be a good day I'm gonna have a good experience with my

boss and then God's gonna say huh oh you want to have a good experience okay

because you know what God's gonna do whatever you ask me to do let me tell

you more for certain but if you if you complain in you know you're not talking

to him in the right way you're not clear you're gonna get those kind of results I

know it sucks but that's the truth that's the reality you know because when

you start to focus on the things you do want things start to turn around but

it's so hard to do I understand I get into that same rut too so hard to do but

if you want it to turn around that's what you got to do and that's my advice

complaining you got to learn how it works and start to turn that around you

This isn't one of the easiest steps in the world to fulfill and put into place,

but it is something that is going to make a difference to you in so many ways

and certainly how you view and see yourself - here on the Confident Woman

Academy. Where do you see yourself in five years? How do you look at your life?

How do you view your life? Who do you see yourself being surrounded by? What kind of people are they?

I'm going to encourage you today to take

a look at the people you spend time with. These are the ones that are going to

determine your future. You may say, well that's not true.

But if you spend all your time with friends who are going nowhere, who don't

want to do anything, who are happy to settle for less - if these are the kind of

people you are constantly surrounded by, what do you think you're gonna do? Take a

look at the people you are surrounded by. How do you feel when you are with them?

The biggest challenge you will face is realizing that your friends are actually

not good for you, they are toxic they are negative.

They never have anything positive to say about anybody and even when the sun

shining to them it is raining. If you want your life to go places, if you want

to build your confidence and aspire to greater things, you need to watch the

company you keep. It is so important to surround yourself with the right people.

If you spend day in day out with those who are positive, they encourage you,

they laugh they always see the opportunity in things, then you will develop that

mindset too. But surround yourself with people who

want to sit in front of the telly every single evening, who don't want to learn,

who don't want to read, who don't want to do anything that's new or creative or

that steps them out of their comfort zone, there is a good chance that you

will adopt that attitude too. Let me encourage you to take stock of the

people you're spending time with and is it really where you want to be? There are

so many opportunities to find new friends that can help you and encourage

you and inspire you. There are social groups like walking, hiking there are

sports groups, you can go to college in the evening. You could do reupholstery

pottery, ar,t whatever takes your fancy. You can open up your world to meeting

new people rather than spending your time with toxic friends. You are worth

more. Do not limit your life to those who want to hold you back and are happy to

do so. Don't forget misery loves company. Make

sure you are an inspiration and an encouragement to those around you, and

not a warning. Make sure you decide you are going to

move forward and be more tomorrow than you are today. The only person who can

boost and encourage you and build your confidence is you. If you allow yourself

to be surrounded by negative, controlling and toxic people you will never be able

to build your confidence - you will never be able to build your confidence, and you

will not aspire to greater things. Do everything you can to get away from

- My whole thinking on,

you know, team development and growth

has always been about

understanding I can't do it alone.

Finding the right people with the right work ethic.

Everyone has helped me create my opportunity.

I'm kinda very conscious about helping

create opportunities for them.

Every year,

you know, and as we get more restaurants,

we get more and more talented individuals

and rather than lose them,

it's like, okay, maybe there's a new concept.

They can maneuver over to being a partner.

So that kinda

pyramid kind of growth,

for me,

makes complete sense.

(talking quietly)

- [Robin] There's like

a crazy sort of gravity that we have

that isn't just necessarily just

like two batteries,

it's more like kinda two planets

that are also being twisted around something else;

and it's a really cool relationship that he and I have

and now we own three place together.

I really have always wanted to do just a bar.

Grant found out that,

I remember the conversation, he was like,

"Well if you're gonna be training Bar Raval bartenders

I should probably be involved."

Obviously, because Grant was involved

from the get-go.

This place got designed to the tits,

you know, like instead of being just a dive bar

it became this beautiful, gorgeous,

dark kinda,

Gasworks meets

The Shining

kinda place, you know?

And it's, people love it.

The fact that I have

amazing support

makes

the comment,

"I'm just warming up."

possible.

- [Nate] I used to work at Isabel;

after about three years we started talking about

what I felt like doing,

what the next step might be,

and then, you know, I just decided

that I wanted to own a bar or a diner

or a little bit of both

and then

we kinda talked about this place,

how it's sorta the perfect mix.

- [Grant] It was kinda like a simple no-brainer,

'cause I've always wanted to do something here

and I think if I did it without Nate, like,

it wouldn't

remotely come close to what it has achieved

and what it has become.

You know, I mean, this is all Nate.

- One of the things that I admire about him,

the most is that the train's always moving forward

and, you know, it never stops.

- [Grant] This train can't keep moving

without people like Nate.

There's very few people in life that you can depend on to

not just work hard or to be a good employee

but to be a well-rounded human being.

- So you don't want to get glasses too big.

- [Grant] I'm good with this one,

it's an Armenian flag?

- [Alec] HVAC looks good...

For me it started with a

rather cryptic text from Grant

saying, "What is your nationality?"

and I said, "Canadian."

and he said, "That's not what I mean.

What is your heritage? What is your lineage?"

and I said, "Oh, okay, well, Lithuanian and Welsh."

"You know, you guys have been

with the company for some time,

you've been running it hard as a bone,

running this dining room very successfully,

what do you wanna do?

What's next?"

and, you know, at that point Grant

said, "Well, you know,

we've got this project, The Tennessee."

There's many different reasons for his success,

I think he's got a really

keen sense when it comes to

what can be made popular,

keen eye for design,

and I think that he's really good

at taking the people around him and elevating them.

Grant is more the type of person who

recognizes that somebody has strengths,

and then

builds on those strengths and lets them run with it.

- Growing up as a young sous-chef,

like, all I wanted: to feel good and to

keep going on and to working hard was

that people get recognized for the hard work they do.

I think the nurturing is definitely reflective

of the way I run my businesses now.

I will often refer to the analogy of me

being like a female pig, like a sow.

You know, I got maybe 12 nipples,

you know what I mean?

But I got like 200 babies.

It's not that they personally need nurturing,

although some of them definitely do,

but it's like their careers need nurturing,

and that's why I'm opening new places

because, you know,

a lot of them are for other people

and not just for me.

It's just seeing all these amazing people

working in an environment they enjoy;

you know, I think that's the success right there.

I don't think we really knew what we were getting into

because, you know, the technology even to do this

was brand new

and, you know, no one had done something like this before

'cause there's literally about like nine kilometers

of tool paths throughout all the wood.

Malva pudding

Apricot is such an underused flavor, but it gets a chance to shine in this recipe from

South Africa.

Don't be fooled by the word "pudding" in the title — outside the U.S., the term is used

This rich treat made with apricot jam is often served up a la mode, although it's packed

This fruit-based baked good hails from France and is kind of a cross between a cherry pie

As Beth Le Manach notes, it's traditionally served cold in France.

If you prefer it warm, serve it right out of the oven with fresh whipped cream and lime

Halo-halo

For generations, halo-halo was one of the best kept secrets of the Philippines, but

in recent years, it has taken New York City by storm.

The beauty of halo-halo is that it can be pretty much whatever you want it to be, as

Erwan Heussaff of Tastemade demonstrates with his sweet bean-and-corn-based halo-halo.

The base recipe calls for shaved ice and evaporated milk, and from there, the sky's the limit,

but common ingredients include fruit, jelly, and ice cream.

STI OUTBREAK: STI that can make you blind is on the rise – here's what to look for

New reports have revealed that there is currently an "outbreak" of ocular syphilis – the sexually transmitted infection that can make you go blind.

According to the Centres for Disease Control, there were 12 cases of this STI reported in the four months between December 2014 to March 2015, with a further 200 cases reported in the US over the past two years.

The CDC say this is suggestive of an outbreak. Most of the cases are found in HIV-infected homosexual men but a small number of cases have occurred in non-HIV-infected heterosexual men and women.

As the infection can result in going blind, this has prompted the CDC to issue a warning to doctors to look out for the signs with patients.

The symptoms you need to look out for with a syphilis infection include: 1 Blurred vision and vision loss 2 Sore throat 3 Skin rash 4 Redness 5 Headache.

Holland, MD, at UCLA Stein Eye Institute wrote in a clinical update for the American Academy of Ophthalmology that the eye can be impacted by syphilis at any stage of the disease.

He added: "Because typical manifestations like posterior uveitis or panuveitis can also be caused by a range of other diseases, an ophthalmic examination alone cannot confirm whether a patient has syphilis.

"That's why it's crucial that ophthalmologists remember to order appropriate syphilis screening tests and collaborate with infectious disease specialists in interpreting test results whenever syphilis is a possibility.".

Ocular syphilis can occur without any of the regular symptoms of syphilis showing, so it's best to make an appointment with your GP if something doesn't feel right or to get a STI test done if you have had unprotected sex.

Prompt diagnosis is the best way to make sure ocular syphilis doesn't cost you your vision. Syphilis spreads through direct contact with a syphilis sore which is typically found on the vagina, anus, penis, rectum or mouth.

To protect yourself against syphilis, you should always use a condom during both oral and penetrative sex.

The Glass Coffin (2016) - Movie Review - Duration: 3:08.

Hi, I am Torstein from Cinema Terror and today I have another film that I recently saw on

the fantastic horror film festival called Ramaskrik here in Norway.

The Glass Coffin is a new Spanish intense thriller that will remind you of the good

old giallo movies of the 70's, mixed in with modern colorful style and masterful directing.

The film is about a successful actress Amanda, who are getting ready to for a night of celebration

as she is due to recieve a lifetime achievement award for her work in cinema.

The limousine that is taking her there is filled with all the lavish necessities that

suits a star as her quality, but the night does not go as expected for Amanda when she

finds out that she is trapped inside the limousine, which is not driving to the award show as

expected.

The person driving the limousine has a grudge against Amanda and is ready to put her through

humiliation and pain before the drive is over.

The Glass Coffin spends about 60 of its 75 minutes within the confined space of the limousine,

which could get a bit dull quite quickly, but thanks to the brilliant and stylized way

the film is shot it is able to keep its intensity for nearly the entire running time.

I should also give praise to actress Paola Bontempi, who has to carry the movie as she

is basically the only real character in the film.

Thankfully her performance is strong and she makes her character Amanda come to life and

feel real.

I felt every bit of pain that she went through and was hoping that she would end up alive

when it was all over.

Filming one single character within such a small place is quite the challenge when it

comes to keeping the film look interesting and pace along nicely.

Thankfully, first time director Haritz Zubillaga knows what he is doing and does a brilliant

job here together with cinematographer Jon D. Dominguez.

The look of it should please fans of giallo movies, same with the way the kidnapper is

being portayed.

The last final part of the film goes a bit over the top, but since it also brings a more

creepy feel to the film, it all ends of working just fine.

The Glass Coffin is an intense, beautiful shot film that keeps you guessing what comes

next.

Fans of giallo movies or just modern thrllers in general should find plenty about this film

to make it be worthwhile a purchase.

I had a blast with this film, even if it does go dark with the subject matter, so I would

absolutely give this a recommendation.

The Glass Coffin gets a 4 out of 5.
