Maddie Aybar speaks: You can only learn so much in the classroom as to what it's truly gonna be

like in the field and I feel like any film students should try to get the

opportunity to be on a professional set while they're still in school so then

when they go back to the classroom they can see how the things they're learning

in the classroom will apply in the future to what they want to do.

Jo speaks: One of the things that we say is, you know, you need to learn what you don't know. And we

talk about having exercises in our classes, production exercises, that are

designed to be challenging—not designed to fail, but designed to be challenging

so that you might fail. And if you do fail, the question is how much did you

learn out of that failure?

Maddie speaks: Something I super love about sets in general, that

like, I've experienced with each set, is that by the end of the day there's

something connecting you all. Like you've just gone through ten hours together of

constantly having to be in close quarters or constantly having to

communicate. There's something that just connects you all by the end of the day

because you've just created something together.

hello and Happy New Year I'm Halima from blackboard English and

today we're going to focus on your goals how you can create strong successful

goals to help you learn English we're going to do this in five easy steps

remember the reason why you need goals is without them you won't go very far so

remember that you need to set goals in order for you to learn English in the

most effective way possible step number one set long-term goals what you can do

is think about what you want to do in the next year two years three years or

more and this is your big goal so why do you want to learn English and what's the

reason you want to learn English let me give you an example I want to be an

advanced level English speaker in five years so that I can start my own

business or so that I can go to an english-speaking country and live there

so that's just an example everyone has different reasons why they're learning

English so you think of what reason you have to learn English you can write this

in a notebook somewhere you can see this goal or you can go back to write this

very carefully or if you're a visual learner like me create a vision board

you can stick pictures on there or words and you can have it somewhere you can

see it all the time this will help you visualize what you want in your life I

take some pictures from Google and I'll stick all the different things that I

want for example if I wanted to get healthier I would have some

running with a great body on there or if I wanted to drink more I would have

somebody drinking lots of water etc so you can decide what you want to have on

your vision board it's a great way to visualize what you want in the future

and it's also motivating so it can help you push you to achieve more so if you

need a little help with this why don't you look at these questions to try to

identify what it is that you want let's look at some examples how will learning

English help you why are you learning English what opportunities will learning

English give you will help you get a job are you planning on traveling or are you

going to live in an english-speaking country this mood board will represent

your goals with visuals number two breaking down long term goals

remember it's not enough just to write one big goal and that's it you have to

really break it down so that it can be manageable for you to do I want you to

break down your big goal into much smaller goals so let's start with six

months and then you can make it into thirty days so in one month and then you

can make it weekly and then daily so an example of a daily goal would be learn

five collocations a day or listen to the radio so listen to English radio five

minutes a day so that would be a smaller and more manageable goals so you'll be

able to actually do this instead of setting really big goals like I will

learn 200 words a day this won't help you because it just becomes really

demotivating when you can't do it remember help yourself stay motivated by

making manageable goals number three be specific when you're making your goals

so how will you learn these words what books are you going to use or websites

are you going to use a dictionary etc so be specific in how you're going to do

this and before be realistic remember setting goals that you can't accomplish

is the best way to make sure that you fail so by setting unrealistic goals

you're just going to set yourself up for failure and you don't want that you want

to keep going so understand your level understand how much you can do if you're

a beginner don't push yourself so much that you'll give up in the end it's

better to be slow and steady as they say and win the race instead of trying

to you know learn the whole entire English language in one day that's just

not going to happen number five share your goals with other

people this could be with your friends or on social media by sharing it with

other people other people know that you're doing it so consciously you'll

know that you need to do it because you don't want to disappoint your friend or

you don't want to look bad in front of other people it also motivates you to

stick to your goals because you are going to be held accountable so make

sure you tell a friend or family member or share it on social media this will

keep you motivated for sure so bonus tip celebrate make sure that when you reach

a certain goal that you don't forget about it and then you make a big deal a

good way is actually to say like if I do learn say 20 words this week and I do

all the activities that I've set I'm going to do X so you could go to the

movies or you could go to a restaurant you can buy something nice for yourself

go to a spa get a massage so you know think of something you'd really like and

then give yourself the treat when you reach a certain milestone

so get started today make goals and remember be a fearless learner

Declutter my Home - Starting the New Year of with Downsizing Habits | Simplify - Duration: 6:46.

Hi guys, welcome back!

Happy New Year!

I'm really excited to be back making videos for you guys after a short break - was it only one week? Two weeks?

Anyways, I've had a great vacation and I'm really excited to make videos for you guys

in 2018, you've given me some great feedback that I'm really excited to work on.

Today I want to talk about decluttering, because it's 2018, it's January, it's the beginning

of the year and I feel like, especially after Christmas, so many new things and items and

gifts just come into our homes and it can really feel decluttered really fast.

Also I've noticed that a few of my drawers and cupboards they could really use me going

through them.

I know that I have some kitchen drawers and especially Max's toys and just the drawers

in general in there in his room.

And then behind our bed we have long term storage with boxes and stuff.

And I know that I haven't gone through that in a while, so there's probably going to be

some stuff there that's really easy to get rid of that I just don't use anymore, that

we don't have the need for, because probably maybe it's something Max has grown out of.

You know that I'm a big fan of decluttering every once in a while, so every few months

I go through an area and I try to share those with you.

Not so we can all become super tidy, organized people, but just so we can encourage each

other and remember that it's important to go through our stuff.

It's important to know what we have an just to keep things that we use and not pile up

a lot of stuff, so we feel like we need bigger spaces to live in.

But even if you're not into downsizing at all then I would still recommend that you

go through some of your stuff because in my experience, we have a lot more stuff laying

around in general than we actually need.

And why not clear out that space to fill it with something that we actually care about

or with something that matters?

So I'm going to go through the apartment and gather everything up, probably just pile it

up on the floor and see how much stuff we actually don't use anymore.

This is gonna be fun!

I always kind of create this system where I have different piles.

So I have one for trash, one for things that are maybe, and one for things that are going

in the donation pile, and then a little pile of stuff that I'm going to try to sell.

By now I've gone through all of Max's toys and I've gotten rid of quite a lot.

I've also gotten through the bedroom which had quite a lot of stuff in there behind the

bed actually - more than I thought.

And I actually ended up finding some skirts that I could use now which is perfect, because

my skirts that I have now are kind of worn out so I needed to change them out, and I

was not really feeling like going shopping, so now I have 'new skirts' too.

These two drawers right here, they always tend to just fill up.

And the other day I noticed that we still have Max's bottles, which I had completely

forgotten because he stopped using a bottle a few months ago.

So, it's easy to get rid of this and I'm just going to have to go through the rest of it.

That felt really good to go through those drawers in the kitchen, they had been haunting

me for a while, and I just knew that when I hit 2018 I would wanna go through them so

I'm really glad that I did.

One little practical tip that I want to leave you with is that I have this box in Max's

room, and whenever I declutter, anything that's too good to throw out and I really like, like

small little things, I keep them in here so I can give them as gifts for other people

who have kids.

So I just keep these small little items in here and this little onesie, I just think

it's so cute.

So whenever the right baby is born for that gift then I'll pass it on and I love that

I don't have to throw everything out or donate or sell everything - I can keep some of it,

and just use it as gifts.

I spend one and a half hour - almost two hours - going through all these cupboards and toys

and closets and stuff, and it's been really worth it.

I've gotten rid of a lot, so now I just have to plan a trip to go to my parents in law,

because they volunteer at a thrift shop and we usually donate everything at that place.

Whenever you're decluttering big areas like this, or even small ones, then just try to

use the method that I showed you where I section everything out in three piles.

So you have a donate, a sell pile and a toss pile.

I also have smaller sub-piles, for things that I'm going to give to a specific person,

things that might need to be returned to a store, or to a friend.

You don't have to do it this exact way, but just keeping some kind of system might help

you not to get too overwhelmed.

Because it's tiring, I've been going at this for one and a half/two hours, and I'm kind

of tired now.

Because it's decision making all the time.

But it's also a lot of fun.

So I'm gonna leave you to it, get cracking at those cupboards and closets and leave down

I found the puzzles of Sam Loyd probably when I was twelve or thirteen,

and that fired me with the idea of being a professional puzzle maker.

I really didn't think her career in puzzles was possible.

I went through a lot of other ideas. I was gonna be a mathematician,

because I love math puzzles. And then I realized at some point, it wasn't the 'math' of math puzzles

that excited me, it was the 'puzzles' part of that.

So, what really my plan was to practice

law for ten years and make enough money to

retire and do what I really wanted."

"Making puzzles?" Will: "Yeah."

"My junior year, I took a couple of courses

each semester of independent study in puzzles, and I loved it so much that

I changed my major to enigmatology my senior year.

My major at IU did exactly what any good major should do—made me an expert in the field.

I feel I understand the history and theory of puzzles better than anybody else

and it gave me a credential that no one else has. And here it is, you know,

all these years later, I'm still talking about my college degree. How many people

do that? So, I really would not be here except for that.

I've always said whatever you love,

see if you can make a career out of it, you know. Follow. Do what you love.

Mickey Gilley is keeping his sense of humor after surviving a violent rollover crash on

US-59 near Corrigan.

The country music icon is nursing a broken ankle and fractured shoulder after he and

his son found themselves upside down in the median of the highway.

"The air bags didn't deploy," Gilley said.

"I don't know if that was a blessing or a curse."

Gilley said his son was driving this Scion northbound on US-59 as they were making their

way to his home in Branson, Missouri when another vehicle entered the intersection.

The famed country artist said they swerved to avoid the vehicle and their car flipped

repeatedly.

"It was like slow motion," Gilley said.

"The unbelievable feeling you get when you know you're going to hit something and there's

nothing you can do about it."

The only two things that I don't like about folding my soft top all the way back is when

it bounces around in the back while I'm driving, and when dust and debris get in it when I'm

off-roading.

And if you're like me, I'm sure you hate dealing with that just as much.

When I'm putting the top back up, I really don't want any of those twigs, and branches,

and unexpected critters being exposed to the inside of my top, making their way inside

of my Jeep.

top from any sun or water damage.

This fits all standard OEM and premium soft tops, and not to mention, all of J Tops USA

But as you can tell from the long list of features, this is the highest quality, also

And once you get more familiar with the product, then this will take you no time at all.

First, fold back your soft top according to the manufacturer's instructions, by pulling

the fabric towards you and layering it.

Then, open the tailgate and loosely slide the boot over each end, stretching it over

the frame and extending it full length left and right.

Next, starting with the center strap, tuck and roll the fabric portion of the soft top

inside the boot.

Pull the inner flap out, and loosely buckle and continue to roll the remaining fabric,

loosely buckling those as well.

Once everything is buckled, start tightening the straps, tucking the edge of the boot underneath

the top flap.

This will allow the water to roll off the boot, instead of collecting inside of it.

Why Income Investing Will Not Give You Income | Common Sense Investing with Ben Felix - Duration: 5:59.

In my last two videos I talked about high yield bonds and preferred shares.

These are two alternative asset classes that investors venture into when they are seeking

higher income yields.

I told you why you might want to avoid those asset classes.

Today I want to tell you why focusing on investing to generate income is a flawed strategy altogether,

and why a total return approach to investing will lead to a more reliable outcome.

Investors often desire cash flow from their investments.

There are blogs, books, newsletters, and YouTube channels dedicated to income investing.

Income investing means building a portfolio of dividend paying common stocks, preferred

stocks, and bonds in an effort to generate sufficient income to maintain a desired lifestyle.

The idea is that if you have enough income-paying securities in your portfolio, you will be

insulated from market turbulence and can comfortably spend your dividends and coupon payments regardless

of the changing value of your portfolio.

There is a perception that if you never touch your principal, you won't run out of money.

It seems like a fool-proof retirement plan.

But is it, really?

I'm Ben Felix, Associate Portfolio Manager at PWL Capital.

In this episode of Common Sense Investing, I'm going to tell you why income investing

will not give you more income.

This video is in response to a question from Joey, who contacted me by e-mail.

Let me start off by saying that there is no evidence that dividend paying stocks are inherently

better investments than non-dividend paying stocks.

There are five factors that explain the majority of stock returns.

Dividends are not one of these factors.

For example, we know that if you gather up all of the small cap stocks in the market,

they will have had higher long-term returns than all of the large cap stocks in the market.

Based on this, company size is one of the factors that explains stock returns.

The same evidence does not exist for dividend paying stocks.

If they aren't better inherently investments, why do people like them so much?

In a 1984 paper, Meir Statman and Hersh Shefrin offered some potential explanations for investors'

preference for dividends.

If they have poor self control, and are unable to control spending, then a cash flow approach

creates a spending limit - they will only spend income and not touch capital.

Another explanation offered in the paper is that people suffer from loss aversion.

If their stocks have gone down in value they will feel uncomfortable selling to generate

income.

On the other hand, they will happily spend a dividend regardless of the value of their shares.

There's a problem.

As much as a dividend may seem like free money, the reality is that the payment of a dividend

decreases the value of your stock.

If a company pays twenty million dollars to its shareholders as a dividend, the remaining

value of the company has to decrease by twenty million dollars.

The investor is no better or worse off whether the company that they invest in pays a dividend

or not.

This is known as the dividend irrelevance theory, which originated in a 1961 paper by

Merton Miller and Frank Modigliani.

I have just told you that whether returns come from dividends or growth does not make

a difference to the investor, but there is an important detail for taxable investors.

There is no difference whether returns come from dividends or growth on a pre-tax basis.

On an after-tax basis, the investor without the dividend is in a better position because

they could choose to defer their tax liability by not selling any shares if they don't

need to cover any spending.

The dividend investor is paying tax whether they spend their dividend or not.

This is a big problem for an investor who does not need any income at that time.

About 60% of US stocks and 40% of international stocks don't pay dividends at all.

Investing only in the stocks that do pay dividends automatically results in significantly reduced

diversification.

Dividend investing can also lead to ignoring important parts of the market.

There are plenty of great companies that do not pay dividends.

Ignoring them because they do not pay a dividend, which we now understand is irrelevant to returns,

is not logical.

A good example of this is small cap stocks.

An income-focused investment strategy will almost certainly exclude small cap stocks,

few of which pay dividends.

Now, don't get me wrong, dividends are an extremely important part of investing.

One dollar invested in the S&P/TSX Composite Price Only Index, so excluding dividends,

in 1969 would be worth $14.37 today.

The same dollar invested in the S&P/TSX Composite Index, which includes dividends, would be

worth $64.59.

If you are investing in Canadian dividend paying companies, you also receive favorable

tax treatment on your dividend income.

Dividend paying common stocks are an important part of your portfolio, but a dividend-focused

portfolio leads to tax-inefficiency for taxable investors, poor diversification, and missed

opportunities.

A total-return approach, accomplished by investing in a globally diversified portfolio of total

market index funds, results in greater tax efficiency, better diversification, and the

- Well Gaest.com in an online marketplace that makes

it easy to list, discover, and book meeting spaces.

- [Interviewer] And why is meeting spaces

interesting right now?

Why is there a problem to be fixed?

- Well for us, the interesting thing is that a lot of things

has been digitized over the years in travel, but one

of the few things that still remains done in the way

it was always done, is actually booking of meeting spaces.

So what we are trying to do is make it easy and accessible

to book meeting spaces, but also to expand the range of

what is the term, the meeting space, and moving beyond

just the meeting spaces we know from hotels

and conference centers.

- [Interviewer] So in your presentation on stage there,

you were showing examples of house boats.

- Yeah. - Stuff that one

wouldn't normally imagine as a meeting space.

So you've developed that in the Nordic countries,

let's say, and you've just gone into the UK?

- That's right.

We have a strong presence in Copenhagen, Stockholm, Oslo

is coming up, and London, we launched just a few weeks ago

with a thousand venues in and around Greater London.

- [Interviewer] So you're well established in many respects.

Obviously you're moving very fast.

But why come to Phocuswright?

Why pitch here?

- Well, this conference has a unique audience of people

who have an interest about the digital space, and

a strong knowledge of travel.

So, the investors, the people who spend time here,

seem to be quite knowledgeable about travel.

And that's a unique experience to spend time with people

who have an interest in the domain, and not just

the technology we are developing.

- [Interviewer] And so, the dragons obviously, were

judging you, as were the audience.

How did they react?

Did they get the proposition?

Did they agree?

- I think they understand the proposition.

I think all of us who spend time in workplaces that

require meetings now and then have the experience

that many of our meetings are spent in environments

that aren't that creative.

And I think there was an understanding of the fact that it

gives you value to come out of your normal setting,

and hold your meetings in new

and inspirational environments.

So, they weren't too upset with me; no.

(laughs)

- [Interviewer] So where do you go from here?

You move fast.

The UK; is it funding, is it distribution?

What's the next few months for you?

- Well, what we've experienced these past nine months

has been that we have attracted a new set of people,

inviting them to use a platform like Geist.

What we have to unlock in the coming months is also

how do we move corporate spend into geist.com.

So, how do the big corporations also start using

a marketplace like geist.com?

And that's one focus we have.

The second focus is, of course, to be able to

expand with great speed, because we know this is a

scale or die business, and we know that we need to

take a position quite strongly across several continents

to be that one that comes out as the winner after all.

Love handles are that unsightly build up of fat around the abdomen that you can wind up discovering with a feeling of hopelessness as you try on a pair of fitted jeans.

Age, a slower metabolism, and genetics all determine whether some people are more likely than others to develop love handles.

Aside from an aesthetic issue, however, it's also a health issue.

When you accumulate more fat around the abdomen than is considered normal, it can be an indicator of a risk of heart disease, diabetes, high blood pressure…The list goes on.

There are, however, a few things to keep in mind before you try and cut calories to get ride of those love handles.

First of all, its important know that calories are needed by the body in order to produce energy.

Always remember this when you're trying to lose weight: the last thing you should do is stop eating.

You still have to eat enough and you have to do it in a healthy way.

When you choose to skip a meal or two, you're only succeeding in altering your metabolism and losing muscle mass, not fat.

Nutritionists are very clear on this.

You have to maintain a healthy lifestyle and take care of what you eat.

There are certain foods you can choose to that are key to losing that accumulated fat little by little.

Today, we want to tell you about 5 of them.

Coffee and the oxidation of fats.

According to a published scientific study, coffee improves the body's oxidation of fats.

If you have a healthy diet with a little coffee, this will help you lose those love handles.

Balanced and regular consumption of caffeine speeds up your metabolism and lets you burn fat thanks to the release of adrenaline.

Let's reiterate an important fact: one or two cups of coffee is all you need.

Several liters of this beverage, however, definitely won't speed up your weight loss.

Bitter orange at breakfast.

Far from considering this type of fruit (citrus x aurantium) as something unpleasant, remember how delicious a slice of toast can be with some bitter orange jam.

Here are some of the benefits:.

This variety of orange contains phenylephrine.

It' s a very powerful compound for boosting your metabolism when you're at rest.

If you become accustomed to eating bitter orange in moderation you'll feel more satisfied and will notice you've lost some inches off your waist.

One thing to remember, however: consuming too much can lead to high blood pressure.

Grapefruit for fat.

The general health improvements from grapefruit make it much easier to lose weight little by little.

Grapefruit won't perform any miracles…but it can help them occur.

Vinegar, but not just any vinegar.

When it comes to losing weight and those pesky love handles, choose apple cider vinegar – not balsamic vinegar.

The latter, although it tastes better, contains more calories.

Apple cider vinegar has been around for centuries and its many healthy properties are well known.

The journal Bioscience published several studies carried out at the University of Washington which found that adding apple cider vinegar to diets improves the loss of abdominal fat.

It also lowers bad cholesterol levels, or LDL, helps unclog arteries, and cares for the lymphatic system.

Chili peppers and love handles.

Once again, we want to reiterate that the key to losing weight is in having a balanced diet and avoiding a sedentary lifestyle.

 Just because the foods we talk about here can help fight love handles doesn't mean that you should consume them in excess.

This is essential when it comes to eating spicy food or chili peppers.

Is it true that chili peppers can really help you lose weight?.

It seems to be.

The secret to their slimming power is in capsaicin.

This is a chemical compound present in the peppers that give them their spicy sensation that so many people enjoy.

It speeds up the metabolism and also reduces the appetite.

According to the Journal of Proteome Research, capsaicin also stimulates certain proteins that are capable of breaking down fat and stopping it from building up.

If your stomach isn't too sensitive, try seasoning your recipes with a little chili pepper from time to time.

A little "heat" every so often will feel amazing!.

California Real Estate Transfer Disclosure Statement TDS - Duration: 2:44.

When you buy a used car from some guy on Craigslist,

the old adage buyer beware comes to mind. The rules for buying a home in

California are different. Sellers are required by law to tell buyer certain

things about the property for sale. These are known as property disclosures. Some

disclosures are routine, like the potential for lead-based paint in

buildings constructed before 1978, and these come in a pre-printed booklet. For

others, we use a form called the Real Estate Transfer Disclosure Statement

that the seller completes.

Hi. My name is Jason Allen Roman, and I'm a real estate

agent in Palm Springs, California. Listen, I've seen sellers get panicky when I

tell them they have to disclose information about their home, but I

remind them of two things. First, the Real Estate Transfer Disclosure Statement is

very specific and focuses on things like what's included in the sale and then

other facts that only the seller would know about the property. Second, this

isn't a questionnaire to find out what the seller doesn't like about the home.

So what sorts of questions does the form ask? Things like what appliances are

included, are there modifications to the property, or has there been major damage

from fire, earthquakes, floods, or landslides. These are all questions with

objective answers that a seller should be able to fill out. And for my 10 years

of experience, this information helps buyers make deals that stick. Think about

it. Almost all buyers get a property inspection once their offer is accepted.

If they discover something the seller should have disclosed, there's suddenly a

credibility problem that can jeopardize the deal. If the buyer later discovers

something that the seller should have disclosed prior to the close of escrow,

then we've got a problem that nobody wants. If you're at all confused about

agent before you start to fill it out. If you don't have an agent,
