- Whenever I meet somebody and they know that I'm a real estate agent ...

- they always ask me: "How is the market?"

- It's a very common question that I can hear on different events, parties ...

- and when we just meet with the friends.

- Well, as we know the market is down right now ...

- but is it good or is it bad?

- When we hear that the market is down we associate it with some negative emotions ...

- and obviously, there are some reasons behind it.

- Because the sellers they have some issues they struggle when the market is down ...

- but obviously, the buyers are happy during this time.

- So the owners, not all of them, I will explain later on why ...

- but owners are not happy when the market is down and obviously developers.

- Developers are the biggest sellers.

- They have to compete right now like crazy.

- There are a lot of interesting offers that they are providing to the clients ...

- and they compete on payment plans, on the prices.

- So definitely developers don't like it when the market is down.

- Similar feelings we can see from some of the owners ...

- but not from all of them.

- Not so long time ago I had a meeting with a client, he is my subscriber aswell...

- and he had a chance to buy a property in Arabian Ranches when it was just launched.

- So it was an off plan project.

- Arabian Ranches right now is a very popular area, a villa community and there are aswell townhouses.

- So back then when he was buying it, it was really a community far away from everything.

- Everybody was asking him "why are you buying this villa in the desert and who will live there?"

- But right now, obviously he got a lot of money from rent during this period of time ...

- He definitely took the money back what he invested into the villa ...

- and he even already made a big profit and he still owns a villa.

- Even the price of the villa increased significantly.

- So is he sad right now that the market is down?

- Obviously, he is but he is sad that he lost an opportunity to sell it on a higher price ...

- and buy it on a lower.

- But overall he is quite happy.

- Even though that the price decreased but he is still in a big plus.

- So for him, it's quite ok and he knows that if he waits a little bit more ...

- the prices will go up again because he already has this experience.

- Now, let's talk about some owners who can benefit from this situation when the market is down.

- Let's say that you are an owner of an apartment and you consider to upgrade your unit.

- So right now it's an excellent time for you to do this.

- Let's imagine you own a 1 bedroom apartment ...

- and you are planning to move to a 2 bedroom unit.

- And let's say that the price of your 1 bedroom unit during the peak was somewhere around AED 1.5 mln ...

- and right now as the price decreased you can get somewhere around AED 1.3 mln let's say.

- So the difference is AED 200 000.

- And you don't want to sell your unit because you potentially can lose AED 200 000.

- But let's take a look at the 2 bedroom unit that you are considering.

- During the peak time the price for the 2 bedroom unit was somewhere AED 2.5 mln let's say ...

- and right now the price will be somewhere around AED 2.1-2.2 mln

- So the difference is around AED 300 000-400 000.

- So we have a way bigger difference for the 2 bedroom apartment ...

- and less difference for the 1 bedroom apartment.

- So potentially you can save around AED 100 000-200 000.

- So in this case even if you are the owner of the apartment and the market is down ...

- but you are considering to upgrade the unit ...

- it's a very good opportunity for you to act right now.

- And of course, it's a very good opportunity for the tenants ...

- because they finally can stop paying the mortgage of somebody else ...

- and buy their own property because now it's more affordable.

- And what about investors?

- Obviously, it's an amazing time for them right now ...

- because the price is down, developers are competing, ...

- they are providing amazing offers, very low prices ...

- And I just want to tell one thing ...

- that based on my observations it's way easier for the investor to lose money ...

- when the market is up or it's going up.

- Because it's quite easy to make a decision and step in ...

- when the market is going up.

- But once again, it's way easier to lose money when you are buying something ...

- when the market is in the uptrend rather then when it's down.

- So the market is down right now buy low and be patient.

tark totally messed up hello my love's welcome back to my channel today I am

going to be doing a product review for you guys so I've been doing a lot of

application videos today we're going to review some products so I'm super

alright so let's get started there has been so much hype about the turret

concealers and how amazing they are and every beauty guru who I follow has

like it's always talking about them and using them for King cup creases and you

guys already know I'm like a huge lover of the Lancome FS earnest waterproof

under-eye concealer so I've been so committed to that concealer I've

literally used it since high school so I thought I would go out and try something

new and I bought the Tarte creaseless concealer I'm gonna try it and use it

with you guys and I'll let you know if it's a thumbs up for me or a thumbs down

this Tarte creases concealer is pretty cool it comes in 30 shades which is

amazing right 30 shades I've had some issues in the past with getting

concealers that are light enough for my clients but also concealers that are

dark enough for my clients so I think it's amazing that this has 30 shades so

the actual packaging is quite beautiful it has like these nice little flowers on

the lid which is awesome and the applicator itself I took a look at this

in the store it's really cute it's got like you know like a nice little sponge

this is great for applying directly under the eye and it's considered

creaseless which I love so I'm gonna pop on the website really quick I'm just

going to read you guys some of its features so it's a vegan full coverage

creamy under-eye concealer in 30 shades in

new applicator that's foolproof so I agree with that it's pretty foolproof

the applicator you don't have to use a brush with it which is kind of awesome

although you can of course but I like that you can apply it directly on with

the brush what it does is it completely covers dark circles hyperpigmentation

and redness it's a waterproof formula that doesn't crease or sit in fine lines

all right we're gonna see about that you guys we're gonna see about that actually

have quite a bit of fine lines under my eyes is that quite a few fine lines

under my eyes just kind of the way my eyes are formed so if it's gonna crease

on anyone it's gonna grease on me also I have really oily skin so again if it's

gonna crease it's definitely gonna crease on me so is it creaseless

creaseless are you crease less we are gonna see covers every imperfection

without looking chalky cakey or mask like alright so that is what it's

promising is it going to deliver let's find out together

all right you guys I feel we have concealer on because I normally don't

look like this so I'm gonna remove it I am gonna remove it and I'm gonna do a

test a concealer catch test ready to be shocked by my exhausted face you guys

know I've talked about in my last videos how I am Brazilian I have really olive

skin so genetically I have really brutal dark circles if you guys can see that

there's two the other side I am currently using Lancome FS earnest

waterproof under eye concealer my favourite concealer of all time so we're

gonna do a little competition huh oh I have an idea okay I am NOT going to

touch this part of my face this is Lancome set I did this really early in

the morning and I said it with some powder and as you guys can see it's

quite bright still it has not crease it has not

it's stayed in place has a really nice light formula it slightly has full

coverage which is awesome and we're gonna compare it to this side all right

that's crazy dark side we are gonna apply our tart concealer and see what

happens in comparison so you can see take a look at how dark I really am

right naturally so what I'm gonna do is I'm gonna follow the instructions on the

website we need to give this a true review and I find sometimes people will

review products that they won't use the MUNs directed so if you do that it's

biased okay so we're gonna be real here we're gonna actually do it the way it's

meant to be done so I'm gonna apply it right

it says not choose too much so I'm not gonna go too crazy because if it's a

heavier formulation and just to apply to the inner corner alright and then we're

gonna blend this so normally when I apply my Lancome concealer I've lied all

the way in and kind of like a triangular formation but I'm not gonna do that this

time because it's said to just apply in this zone on the website then I am going

to take my Beauty Blender and I am gonna stipple that bad boy right now I can

already tell you guys that this is a very very emollient formula it is

extremely extremely thick and dense I don't know really conceal this like this

is because in my opinion they always crease and they seem to always crease on

my skin but so far it's looking you know quite nice actually

yeah so it really does have extremely high high coverage that looks really

nice it's actually really brightening I'm gonna set it with a translucent

setting powder because if we skip the step you know you're just asking for it

to crease and we really don't want to bias this review so translucent powder

I'm just gonna set the product fetchin see when I smile I do

notice like very slight crazing which which is okay I mean we have to be kind

of realistic right like I have some wrinkles under my eyes so obviously I'm

gonna get a little bit of like lines going through my concealer I mean it's

not magic wand it is a concealer but so far so good especially compared to my

Lancome one I'm liking it so what I'm gonna do is give this a true test by

wearing it for an hour yeah I'm gonna wear it for an hour and then I'm gonna

meet back and we're gonna see how this does so I'm back it's been an hour so I

want to like this concealer because on camera it looks amazing and super

brightening when you first apply it but I gotta tell you guys I hate it it is so

greasy I can't the fact that it's called the creaseless concealer and the fact

that on the website it's described as a concealer that doesn't crease is

actually hilarious to me because it creases immediately like within like 10

minutes of going off camera it started creasing and then as time went on it

just started separating separating separating and it's not because I didn't

use it the right way and it's also not because I didn't set it it's because

it's crazy because the product is so thick I think the problem is that it's

has some oil in it and I think what happens is the oil is just like

separating on the skin do you see like how crepey see like if you smile you

make these obnoxious expressions you get these lines under the eyes right because

like I'm a human being so I am finding that all of these little tiny lines

under my eyes it's setting all under there and it's

see that butall alright guys just to do a quick little summary pros 30 shades

super cute packaging great applicator pretty easy to use very brightening cons

it does the exact opposite of what it says it's supposed to do it's supposed

to be creaseless it is not creaseless at all it's supposed to be you know

flawless and not to give a chalky finish it gives a chalky finish the finish is

chalky it's creepy it's chalky it's not cute so

tart creaseless concealer I'm sorry you know maybe this concealer would work

awesome for people with really dry skin but anyone with a combo or an oily skin

Deal with the different setbacks that you face

while you're paying off debt, as you were going through the process of paying off debt, you should have your emergency fund built up and

Actually this what prompted this video or this topic is something that Lydia

I hope you don't mind me mentioning your name. She mentioned how

they've been paying off their debt and

They had this setback with you know, some car repairs and things like that

and that they had to dip into their emergency fund to pay for those sort of things and

She's kind of discouraged because you know that sets you back a little bit when you have to

Dip in your into that emergency fund and then go back and replenish that emergency fund because that's less money that you were paid

towards your debts and

It can feel really

Discouraging but one thing I want you to realize is that things like that setbacks like that that happened in life throughout

That are out of our control like car repairs home repairs

Whether you have to go to the doctor you get sick

You don't make as much money this month from your side hustle

Those setbacks are going to happen whether you're in debt or out of debt

So if you try to work that through your mind and accept the fact that whether you're in debt or out of debt

It's gonna happen and it's gonna set you back on whatever financial path

You are currently on so for someone for most of you that are watching this. It's gonna set you back from you're dead

Well, let me tell you that I'd still deal with those setbacks, but correct

I am NOT in debt anymore, but I am putting money towards investments

So when I have those issues come up in my life. Guess what I have to pull back on am I on my investments?

I can't max out all of my retirement investments. So technically I'm kind of losing money as well

So you're going to feel this kind of thing no matter where you are at in your life

So I really want to encourage you to when these things happen don't

These things aren't good. These things aren't bad

Kind of accept them as this is just what they are. They are good. They aren't bad

They just are you know, they're just things that we have to deal with in life

especially when they're out of our control because when you're doing something good like paying off debt or

investing and building wealth, you know

These things are always going to happen

It doesn't matter how many good things you're doing in the world

Just the world just kind of wants to always take a crap on you

For example like this house that I live in right now

It's going to be a future rental property

but there's still things that I need to repair here and there and because I'm not ready about

Specifically to one tenant when I have to make these repairs or when I decide to do these repairs

I still have to pull back on

On my other investments in other areas to put into this home as an investment. But so I'm I guess I

Maybe that was a bad example

But I'm still gonna leave this in but I mean technically I am

Pulling it from one investment to put it in the other nevermind. That was a bad example. I'm still gonna leave that in but even

When my car needs repaired and things like that, it's it's the same idea. This stuff is always going to happen

You're always going to veer off the path of your financial plan at some point

It's just a matter of kind of sticking to the process and continuing down the path of that financial

process

That's it things aren't good things aren't bad they just are

And really you can apply that to anything in your life whether it's this financial thing or really anywhere

Relationships if anybody knows about bad relationships, it's me because I'm I'm single I date but I'm still single right now

So, you know, I kind of got to figure out ways to cope with being single and bad relationships

Not bad, but they just don't work out. You know what I mean? All right. We're getting a little too weird here

Fluid in Ears | How to Remove Fluid in Ears - Duration: 6:56.

Fluid in Ears | How to Remove Fluid in Ears

Water or fluid in the ears can be annoying, but you don't have to live with it.

While fluid will usually drain out on its own, you can help the process along with a

few simple tricks.

Empty the fluids by using simple maneuvers that you can do yourself.

Alternatively, dry up the fluid with ear drops or a hairdryer.

If you suspect you have an infection, however, go to the doctor for treatment instead.

Method 1: Drying Out Ears 1.

Clean your ears out with hydrogen peroxide.

Fill half of an ear dropper with hydrogen peroxide.

Turn your head so that the affected ear is on top.

Drop the hydrogen peroxide into the ear.

Once the crackling noise stops (usually within 5 minutes), tilt your head so that your affected

ear faces down.

Tug on the earlobe to help the ear drain.

2.

Apply ear drying drops to your ears.

You can buy these over-the-counter at pharmacies and grocery stores.

The solution will usually come with an ear dropper, but they are typically available

for purchase at pharmacies if not.

Alternatively, you can make your own drying drops with equal parts white vinegar and isopropyl

alcohol.

3.

Blow your ear with a hairdryer.

Turn the hairdryer onto its lowest heat and fan setting.

Set the blow-dryer about 6 inches (15 cm) from your ear.

Let the cool air blow into your ear.

The air can help dry up some of the fluid that is caught in the ear.

4.

Dry your outer ears with a towel after swimming and showering.

Don't put the towel inside of your ear.

Just wipe off the water on the outside to prevent more fluid from building up in your

ears.

5.

Avoid using cotton swabs or tissues in your ears.

These can irritate and scratch your ears, increasing your chances of getting an infection.

Instead, if you can't dislodge the water on your own, see a doctor for help.

Method 2: Dislodging Fluid

1.

Tug the outside of your ear while tilting your head.

Point your affected ear down to the ground.

Tug on your earlobe and the outer cartilage in different directions to open up your ear.

You may feel the fluid drain out.

Repeat if needed on the other ear.

• This is a good way to get rid of water after swimming or a shower.

2.

Create a vacuum with your hand to release the fluid.

Place the palm of your hand tightly over your ear.

Press down a few times before removing your hand.

Tilt your ear down so that the water can drain out.

3.

Relieve the pressure with a gentle Valsalva maneuver.

Take a breath and hold it.

Plug your nose with 2 fingers, and force air up the Eustachian tubes in your ears by blowing.

You should feel a pop if it works.

Tilt your head downward, with the affected ear facing toward the ground to let the fluid

drain out.

• Do not do this if you think you have an ear infection.

• Be gentle as you blow.

If you blow too hard, you may cause a nosebleed.

4.

Pinch your nose and yawn to force the fluid down your throat.

Hold your nostrils closed with your fingers.

Take a few deep yawns in a row.

This may cause the fluid to slide back down your throat, removing it from your ears.

5.

Lie down with your affected ear turned downward.

Rest on your side, with the affected ear down against a towel, pillow, or cloth.

After a few minutes, the ear may start to drain.

You can even take a nap or try this overnight as you sleep.

6.

Chew on gum or food.

Chewing often opens up the Eustachian tubes.

Tilt your head as you chew to encourage fluid to drain from your ears.

If you don't have any gum or food on you, try just pretending to chew.

• You can also try sucking on a hard candy to get the same effect.

7.

Loosen the fluid with steam treatment.

Sometimes, a long, hot shower is enough to loosen the fluid in your ear.

However, if not, a simple steam treatment may thin the fluid, making it easier to drain.

Pour hot water into a bowl.

Lean over the bowl and drape a towel over your head.

Inhale the steam for 5-10 minutes.

Then tilt your affected ear to the side to let the fluid drain out.

Method 3: Treating Medical Causes

1.

Take a decongestant if you have a sinus infection or cold.

The decongestant will allow your ears to drain naturally.

Take the medication according to the instructions on the label.

You can use an over-the-counter decongestant, such as Sudafed or Afrin, in pill or spray

form.

2.

Visit your doctor if your ears don't clear up after 3-4 days.

Your doctor may prescribe a cortisone pill, such as Prednisone or Medrol.

Take this medication according to your doctor's instructions.

Your ears will usually clear up after 3-4 days.

• This pill will decrease inflammation in your Eustachian Tubes in your ears so that

fluid can drain naturally.

3.

Take antibiotics as prescribed by your doctor.

Antibiotics are especially important for children, although adults may use them too.

The antibiotics will treat any current infection and prevent new ones from developing.

4.

Have a doctor check for growths if fluid appears in 1 ear without a cold.

If you suddenly have unexplained fluid in only 1 of your ears, it can be a symptom of

a growth, such as a benign tumor or cancer.

Ask your doctor for a referral to an Ear, Nose, and Throat (ENT) doctor.

The ENT will perform a cancer screening.

• The ENT will begin with a visual examination of your ear and blood tests.

If they think you have a growth in your ear, they will give you a local anesthetic and

take a sample of the tissue for testing.

MRI scans may also be used.

5.

Opt for surgery if the fluid can't be removed any other way.

Since it can take a while for the ear to drain completely, they may place a tube in your

ear.

When your ears have healed, your doctor will remove the tube at their office.

They will also follow up with you occasionally to make sure your ears are in good condition

after the surgery.

• Children may need the tubes in their ears for between 4 and 6 months.

Adults may only need the tubes for 4-6 weeks.

• The first surgery will require anesthesia at a hospital as an outpatient procedure.

Tubes often fall out on their own, or they can be removed without the use of anesthesia

at your doctor's office.
