Hello everyone and welcome back to another video today

I am joined by a very special guest for those who don't know Thomas Frank is a youtuber. He's an entrepreneur

He's also the creator of college info geek

Which is a popular YouTube channel and website that helps students to optimize their college life

everything from finance to optimizing their productivity and I've been a follower of Thomas for a while and I remember

Watching him during my college years and thoroughly enjoying his videos and we are bringing Thomas in today to talk a lot about notion

I was very nervous for this video because

I've my Thomas for a fair a while now

But near the end of video a lot of karma because I I studied get to know all about him

So it's amazing to have him on today

He's going to dive into an exclusive look and how he used it notion to create content and also monitor

Content with a small team. It's a quite an exciting

Explanation of how you can use notion and what I specifically took away from it

Is that the way that he uses pages and templates? So he uses quite a robust process

that he's adopted for creating new videos and

You know being able to go a bit deeper than just that and having that as a workspace

So today's video we're diving into how Thomas Frank uses notion and thank you so much to Thomas for coming here on the channel

It's absolute honor to have him but without further ado. Let's dive in

Welcome someone so good to me. Yeah, great to be on the show. How's it going man? Yeah, very good. Where are you?

Well Thomas maybe a little bit of an introduction to yourself for those who don't know who you are already. Yeah

So hi. I'm Thomas. I am a Productivity nerd I guess much like yourself I think and

The past eight years have been running a website called college.com to help students of all ages really do better at school

Become more prepared in their careers all kinds of stuff like that

The college branding is very much a relic of being in college when I started it

And then I've got a YouTube channel just under my name Thomas, right? That's Steven more generally

Lipsyte so we talked about activity habits

Excelling as a person in all areas help things like that. And then I've got that podcast as well

podcasts where every Monday

Topic that we think students will be interested in

Yeah, I love I love the podcast. I I must say I need discovered it about six months ago properly

But since then I've been binging it's safe. It's really good fun. Okay

I let I've left as of a year ago

Yeah, yeah, it's it covers like pretty much everything in anything I like the finances

We're gonna talk about notion today because that's that's quite an exciting topic right now

So maybe start with a few questions to you?

I wanted to ask first off where and how did you find notion when you obviously discovered it. When was that?

That's a very good question. I think I found notion on product

ok, but I can't remember I

Don't know where else I would have learned about it. So I ain't got bounded on product program

I know it's been less than years since I started using it. I

Thankless either the earliest video that I worked on it was in June of this year

So possibly just this summer. Yeah, and didn't I see?

Did you know it's like a lot of people sort of head towards it that were you were around? I?

So flexible, it's got everything

Yeah, and it's funny like the more I don't know I went so hard into it I was

obsessively building pages and hubs for my content over a few days or a week and

I feel like I'm one of notions biggest fan, but also one of their most annoying customers

I bet I think it's like Inception like he's just go layer by layer by exactly. Yeah, I love it and

in terms of when you

Like do you recommend it to any of the students or like college people that follow the channel?

It just it's tough. I

Recommend everyone. Try it out

I don't recommend it as my top note-taking system yet. I still recommend Evernote for that purpose though

Evernote still bugs me because all bugs but I feel that Evernote still offers the best

Combination of features and biggest reason for that is there's just some weird

quirks and how notion handles actually writing notes

Yeah, I know a need so actually I don't do my writing again. No shouldn't I still do

Go yeah, a big notion is close like two or three

Court weeks away from being like a note-taking system that I can use

Yeah, I agree with you there, I don't think it's like a note-taker per se

yeah, I think it's just a way that notes are captured and

organized it's just like

Not it's a good different layout

It doesn't give you that almost like email inbox like structure. We have your your notebooks and then you have an eighth modified

by default

Ordering of nodes within you can construct this I guess

Databases but it just feels a little longing compared evident

Yeah, definitely definitely and in terms of when you're really setting up your account

So notion for quite a few things but this is the main thing we use it for which YouTube video project management and

what I've done is created a table of projects and

It's got a few views here. So for people who are not familiar with notions database tools

You can much like err table create different views for the same database

So I could do a calendar you would actually see what videos are coming out

I can do my default view and see things on form

But we typically is used table view here and I can put when we're going to publish it

Big template project with all kinds of stuff in here. So one really cool thing

You keep your notion, which I'm sure you're aware of is that you can make templates

I'm going to get an instance of whatever is here

And whatever's here is this big video project template. So I've constructed this this circle wild make

Where I have title ideas, I've got keywords of that sponsor permissions

These are all titles I can item I want to there is an editing checklist

So my editor can go through here and make sure that he's done everything correctly

And then when I go to publish my video I use the publishing checklist to make sure that I've done everything correctly

As he could see it was kind of a lot of things

So I didn't have this I would probably forget to do something. Usually I forget to add the caption file

So I do have this now I never forget anything

I've got a couple of links to some things we use like

Then these are just empty documents or putting research for putting scripts when I'm done with them in Evernote

what I do is

do like the a roll cut of a video which is just the talking head stuff and

So this is a really interesting website for anybody making videos

this allows your editors to upload a

like a basically undercut

Anything you're looking on so your is the latest one and then I can watch through it and I

Can add comments at specific time stamps?

So we get to here it's gonna make a comment

With the time step 256 and it creates like a timestamp order this comments

so we use this for mural ideas for animations or videos or clips or

pictures anything that goes on top of that a roll

What I can then do is export that as a CSV and merge it into this

hero list I've created which has

All these very useful columns like tags tells us how we can gather things like templates to create a lot of templates for animations

time stamps

so this makes the editing process much more effective and efficient for the editor because what we can do is

sort of things differently, so

You're very familiar with batching, right?

I am yeah basically batching taking you know

All your tasks finding the similar ones batching them together so you don't have to do as I've setup, right?

so this is very important videos because an online image together that

Requires me to sit down my computer go on the internet find it if I want to find archived footage

I'm still like a cure

But I'm in a different context I go back into my witness or in buying the old page for overhead stuff

I need to take my camera set it up on the overhead setup

Turn the lights on that is a whole different private kind of beast if I need to film things

I don't think I filmed anything specific for this one

but if I wanted to build like a skit, that's a totally different thing -

So we have sort of two stages the bureau and a gathering and then we have actual it. So during gathering we sort by

The tags so that way I can be like alright

Everything overhead is in order. I'm going to go do all the overheads now

I'm going to go do all your cuts now. I'm gonna get all the stock footage all the online images

so we're batching the gathering tasks based on a type of

Action you need to do

Once that's done. We can change the sort to time stamp and now my editor can go

Just basically time stamp

I types that might add that to the video and that allows him to easily edit an order

But it also allows him to go right to where the piece of b-roll needs to go

So in the past would just be listed you have

Basically watched the video and it's for gas we need to go and now it's like boom

This has just cut down a lot a lot of the confusion

But the original idea I think like my original sort of like brain blast for one of yous notion was realizing that I can switch

between table and Kanban use

As a mobile, so if I tagged by b-roll, I switch to a Kanban view and create lists based on tag

And I would do that. But this is where there's like one little Indian Ocean and the annoyance is

So we have like at the checkbox you saw the checkboxes. Yeah

If you switch to Kanban you you cannot just check the checkbox

You have to tap the card and open it as a modal and then tap the checkbox and I was like guys

This basically makes it really annoying to check things off at combativeness. I on the tap twice on a page especially in mobile

It's very annoying so back

You guys are just like you can see the checkbox

I don't know why you can't just like it. Yes. It's annoying

So then we'll wait a minute

And then some general writing police. So for instance the block system makes writing very flexible

but it also makes it very annoying to examples and

If you have a bullet list and you put your cursor at the beginning of a line that it already has texted and you hit

enter

All the text from that bowl is when you move down to a new bullet and then you're going to be left with a shiny

New blinking cursor bullet at the top of your boldest if your nested yeah, actually it actually even a ground nested

so I was just going to create a new top bullet a

Notion that doesn't happen you hit enter and moves you pull it down and you look at the black line

So then you got a hit

Astro space to give yourself another bullet that's just a weird quirk of the block system

another thing is if you're a writer and let's say you've got a few paragraphs and you

Want to select some text from multiple there guys, you can't do that

Selection goes out of the current block which is usually like a sentence or a paragraph you're now selecting entire blocks

yeah, so it's just not a robust writing tool because you can't do

Laser-focused it yeah just really want so for now. We kind of have to muck about other tools

Yeah, I have those two exactly same problems

Whenever I'm doing so in an ebony motion, and it's yeah

It's a bit annoying but I think it's this only I think they really release like last June times

So yeah, they're really new. Yeah

They respond, yeah, yeah, you know, at least they acknowledge that

Evernote style doing things my hair. Does it very well as well where it's a notebook sort of looks tax

notes that are sort of my date modified you actor your note like having everything and

And you can do some tags that sub subtext so you can really build out a folder system

It goes as deep as you want that still respects that date modified listing

No has other tags like that

You can technically go as deep as you want the tag ever know because Evernote separate stacks from notebooks

I'm not only going to detail three strategies I've used to build my net worth to seven

figures, I'm also going to share the characteristics and tactics you need to actually do it.

I have to say though, for 80% of the people watching the video, it's not going to happen.

I'm not going to apologize for that because the majority watching are going to jump straight

to the strategies, they're going to give one a half-ass try for a few weeks and then

just give up on it.

The three strategies I'm sharing to become a millionaire do work.

All create six-figure income and I'll share several real-life examples of people using

them.

But they aren't enough by themselves.

That's why I'm revealing the four traits you need to embrace to create that millionaire

mindset and the four tactics to use around these strategies that will make them a success.

First though, and this is going to be important to your success.

But back to that 4-4-3 strategy for becoming a millionaire.

I'll start off with the characteristics, the mindset you need to have to be successful.

Inc magazine surveyed the world's billionaires and found that nine-of-ten had these traits,

these four characteristics that made them rich . So if you're not ready to commit

to these first four traits I'm going to reveal, don't even worry about the rest

of the video.

After I reveal those four traits and then the three money-making strategies, I'm going

to wrap it up with four life lessons I've learned on my way to one million.

These are going to be critically important to keeping the money you make and making it

grow, so stick around for those.

But first on to those four characteristics I've found in every millionaire I've met.

You don't have to be born with these traits but you must commit to building them.

The first trait is work ethic.

This is something everyone thinks they have but are you really willing to put in the work.

Are you willing to work 60 hours plus a week to reach those seven-figures?

We're not talking being at your desk spacing out or talking with co-workers like the average

worker, we're talking actually putting in that time working.

I get up every morning at 5:30 to get my workout in time to still get my son up at 6:30 and

to school by seven.

I'm at the computer by 7:30 and work straight through to 12:30 when I take a half hour break

for lunch and to check email.

Then it's another four hours of work to when my son gets out of school and then another

two or three hours later around 10pm . Finally, I put in another five hours on one day over

the weekend to catch up on projects.

Now that doesn't mean you have to be a workaholic.

This is your seed schedule, the time you need to put in to get everything going and put

yourself on that path.

The thing is, and this might be the cruel joke of being rich, is that you start doing

all this and it becomes part of you.

You start enjoying that drive and the excitement from building your business.

That means even after you've already reached one million, you're still putting in the

time because you love doing it.

The next characteristic here is life-long learning and constantly improving your skill

set.

Again, this is one everyone talks about.

Everyone talks about the need to read and constantly be learning from others but the

secret is in actually putting it on your schedule and doing it.

That means making time and making an effort.

If there is one measurable thing that every successful person does, it's making time

for reading and learning.

A few examples here.

Warren Buffett, arguably the world's best investor, says he reads 500 pages a day.

Microsoft founder Bill Gates reads 50 books a year and that's actually on the low side

for most billionaires.

Dallas Mavericks owner Mark Cuban says he reads three hours a day.

That's upwards of 1,000 hours a year and over 120 books a year.

Your first books are going to be in the money-making strategies you decide to follow but building

your own business means you're ten different people in one.

You'll need to read up on marketing, SEO, writing and even, yes even accounting to make

your business a success.

And that actually brings us to our third characteristic of millionaires.

You're going to start off doing most of the job yourself and building your business

but if you want to reach that top level, you have to be able to get the most out of others.

Understand what you do best and find others that are the best at what they do to help.

That means putting a few books about management on your list and learning what parts of your

business you can outsource.

And it means a lot of trial-and-error.

You're going to be on freelancer websites like Upwork and Fiverr, looking for professionals.

There's going to be a lot of bad experiences, frustration and sometimes you're going to

want to just go back to doing everything yourself.

Commit to building your team though and you're going to be able to scale your business and

create more than you could possibly imagine.

Our last trait here before we get to those three money-making strategies is that no excuses

mentality.

This goes beyond just not making excuses to an almost stubborn perseverance to stick with

a strategy even when everyone says it's not working.

A friend of mine, Hank Coleman, a major in the U.S. Army, started his blog Money Q and

A in 2007.

In fact, he was one of the first bloggers in a financial bloggers group around the FinCon

conference . He put it all into his site for years and yet never broke 500 a month for

almost a decade.

His wife thought he was crazy for sticking with it.

His friends told him blogging wasn't a thing and he wondered if he had enough time to really

make it work.

He watched generations of bloggers and online entrepreneurs become successful and all those

excuses started creeping into his head.

But he stuck with it though and now makes over $4,000 a month part-time, he gets over

35,000 visitors a month and is about to ratchet it up big time with video and courses.

Now I'm not saying it's going to take a decade to reach your millions.

Hank's is a special case because of deployments and the fact he could only put in so much

time but you need that same stubborn level of commitment to make it work.

There will be a point when you want to quit…there will be many points when you want to quit.

It's those times when you need to look at what you're doing, what's working and

commit to keep on that path .

These might seem like some vague ideas, work harder, keep learning - but they are the proven

traits you need to develop that will make you successful in the three strategies we're

about to discuss.

Just one in nine households have reached that millionaire level, less than 15 million American

households in 130 million across the country.

Unless this was all handed to you at birth, you're going to have to work for it like

the rest of us.

Now we're getting into what most of you are probably waiting for, those three strategies

you can use to become a millionaire.

These are tried and true businesses and I'm going to walk you through all three.

But the secret really is in the traits we covered and those tactics we'll talk about

later.

You can copy down these strategies and check all the boxes but it's not going to help

if you can't deliver on that execution so make sure you stick around for those tactics

at the end of the video.

One thing I do want to say is not a millionaire strategy is investing.

You see just as many of these videos masquerading as get rich videos on YouTube, right?

Look, I love investing my money and it will help you grow wealth but it's not going

to make you rich.

Anyone trying to teach you how to get rich investing by trading stocks or reaching for

those huge returns is just going to lose your money and waste your time.

Real investing is about those diversified gains of about 7% on a portfolio of stocks,

bonds and real estate.

Putting $200 a month into an account, it's going to take over 50 years to become a millionaire

at that rate.

Sure you'll get there , but who wants to be an old millionaire?

The real path to millionaire status before you're spending it on adult undergarments

and denture cream is in creating a business, building wealth around these three strategies.

I'll be talking about three different types of businesses and detailing specific strategies

within each.

First is going to be starting a traditional business but not just any business, it has

to be scalable.

This means you have to be able to grow it to the point that it can generate that six-figure

income otherwise you'll always be fighting the clock.

Let's look at an extreme example.

Everyone had a lemonade stand when they were young, right?

Whether it was lemonade or whatever, you sat on the corner and sold single servings for

less than a dollar.

Maybe you made $20 a day if you were lucky.

So that's not a scalable business model.

Selling twenty bucks a day, even if your parents paid for all the costs, it would take you

50,000 days or 137 years to reach that million dollars.

A more realistic example, and this is one of the most popular online strategies right

now, is consulting or freelancing.

I'm not saying you can't make good money consulting and I have friends that get over

$100 an hour but even at that rate and a generous profit margin of 50%, it would still take

you 20,000 billable hours of work to hit that million.

You're trading time for money and you're always going to be limited.

So any business you start, one of the first questions needs to be, how scalable is this

and how do I automate the process.

I'm going to talk about one of my favorite business ideas you can scale with huge potential

for six- and even seven-figure annual income.

Fulfillment by Amazon or Amazon FBA is easily my favorite new business idea and really an

amazing concept when you think about it.

This is a special program the company has that basically turns you into your own consumer

brand.

In the past, if you wanted to start say a clothing line or an exercise equipment company,

you'd need hundreds of thousands of dollars or even millions to buy all the manufacturing,

set up the marketing and the logistics.

With Amazon FBA, you can now get started with less than $5,000.

You can have your own brand of jeans, sell it to a global market and compete against

Tommy Hilfiger for probably less than you spend a year in clothes.

Amazon is the future of shopping.

Online shopping is still just a fraction of total shopping but growing every year and

it's a huge opportunity for entrepreneurs . With Amazon FBA, you don't need your own

warehouses or manufacturing, you don't need your own fleet of trucks or dozens of staff

to manage all this.

So I want to go over the idea here and some tips on getting started so you can see how

scalable this business is.

First is finding your product.

Start by looking through the Amazon best-seller list to see what types of products are trending

. Products between $15 and $60 work best.

Higher value products will be more competitive but lower price stuff might not leave much

room for profit.

Smaller products, less than a few pounds each will also make it cheaper to ship in bulk.

Then you click through to each of the top ranked pages in a few product categories.

You're looking for product categories where a lot of the top-ranked pages aren't very

professional, maybe images are weak and descriptions kind of lame.

You want to see lots of pages where the product is ranked 1,000 or higher in its category,

which means you might be able to beat it.

Sourcing your product is actually very easy.

Alibaba, which is like the Chinese Amazon, connects manufacturers with people looking

to sell on Amazon FBA and this site has it down.

You can easily compare different manufacturers, quality ratings, prices and all kinds of factors.

Once you've narrowed it down to a few, you can get them to send you a sample to test

the quality.

You pick one and put in your first order.

They'll package your products and even slap your branded stickers on them before shipping

them off to the Amazon warehouses.

Through your Amazon FBA account, you'll be able to track all the inventory you have

at the warehouses and can use this to reorder from the manufacturers . This means you can

get it down so that you don't have a lot of inventory sitting around.

I've seen people have the most success with Amazon FBA when they have their own blog around

the product topic and links to their product pages on Amazon.

You can do all your marketing directly on Amazon through Amazon Marketing Services but

this is going to cost money.

The idea with having your own blog is that all you need is a handful of organic sales

from the blog each month to help you keep your products ranked highly in their categories.

This is the same strategy I use to sell more than 600 copies of books a month.

Getting a handful of sales from my blogs plus maybe a hundred sales from Amazon ads to keep

them ranked within the top ten in the category.

Now there are obviously thousands of different business ideas out there but remember you

have to take it back to that one question first, is this business scalable.

Ask yourself how you're going to grow the business to a point where you're making

at least six-figures a year and not trading time for money.

Our next business strategy is around passive income.

Now this is one of the most popular and abused subjects here on YouTube . Everyone loves

the idea of passive income, getting paid to do nothing, but I have to tell you that kind

of income just doesn't exist.

There might be some businesses that produce passive income once you get started and I'll

detail one right now but you are always going to be putting in some time or money into getting

the business started.

Anyone that tells you they have a business idea that is completely passive from the start

and requires no investment is either a scammer or an idiot, honestly.

But you can't avoid passive income ideas as a part of your wealth building strategy.

You can create an amazing, scalable business but what's the use of making all that money

if you're always busy making money?

While a lot of passive income ideas like blogging or affiliate marketing are barely passive

or won't get you closer to becoming a millionaire, there are a few that are easy to set up and

as passive as you're going to find.

I'll share my favorite passive income strategy here but I want you to ask yourself these

three questions whenever you're deciding on a passive income source.

First, how much does it cost to get started and how much can I expect to make?

I've seen a lot of investment ideas masquerading as passive income . Again, investing is great.

I love making money off my money but it's not a business idea.

Second is you need to find out how long until you can expect to be making money.

Everyone talks about blogging as passive income.

I've had my five blogs since 2013.

I started making money within six months and make more than I ever thought I would but

I still wouldn't consider it passive income.

Last here is how much maintenance work, how many hours do you need to put in on the business

every month to keep the income stable?

This is really the defining question of passive income ideas, right?

The answer doesn't have to be zero but if the business isn't creating income without

much work then it's not passive.

For our example passive income business, I want to highlight self-publishing.

For those in the community, you know I'm a big believer in self-publishing not only

for full length books but also shorter printables you can sell on a blog or through social media.

Self-publishing is one of those things that seems complicated but is actually extremely

easy and it's by far the most passive of the seven income streams I use.

I spend $20 a month per book in advertising and do nothing else for marketing, no promotions

or book tours, my advertising is set on auto-pilot on Amazon and helps keep my books ranked for

consistent sales.

In fact, the ten books I've published average just under $2000 a month and give me the freedom

to build some of my other businesses that don't cash flow yet.

Let's run through those three questions for passive income ideas and then I'll show

you a process that makes self-publishing easy.

First, it costs absolutely nothing to get started self-publishing.

You can write your books, do all the graphic design work and publish them on no budget.

I spend a total of $300 to outsource some of the steps because I'm just not that good

at cover design and it's worth my time to have someone else format it for me.

How much you make self-publishing varies depending on whether you have a distribution channel

like a blog or a big social media following.

I promote my books through the blogs but don't really do much other than the $20 spent on

Amazon marketing each month.

That means I net about $170 per book every month but I know several authors that make

upwards of five hundred per book because they have bigger audiences.

Even someone with none of this can make $100 a month easily, that's over a grand a year

and you're going to see in a minute how easy and fast it is.

That final question of how much work does it take to keep making money we've already

answered.

I love blogging and the channel here on YouTube but there's a constant need to keep producing

content.

You don't have that with self-publishing.

If you can stay ranked on Amazon in your book category, you're going to keep getting sales

every single month.

I'm going to give you my 5-step process for developing your book idea and a way to

stay on schedule to publish.

So many people start with a book idea or just dream of publishing but then get side-tracked.

Having a process like this is going to keep you on track and get your book published.

First is to start with the transformation, this is the change you want in your readers

after finishing the book.

It's important because people don't buy books for the information, they read for the

transformation or they read for entertainment.

Show people how your book is going to improve their lives and build your idea around that.

Developing what will go in your book means starting with that transformation and working

backwards through the steps a reader needs to get there.

Each of these major steps is going to be a chapter in the book.

You can also do a little research by looking at books in the topic on Amazon, look at what

other authors are talking about and what's missing.

One great little hack is to look through the reader reviews to find what people liked seeing

and what they wanted more of in the book.

Once your research is done and you have eight to twelve chapter ideas, you start outlining

each, just writing out the basic ideas for each chapter . Then you're going to take

it a chapter at a time.

Don't try to sit down and write a book, just focus on writing out a chapter.

This makes publishing a natural fit with blogging because you can post each chapter on the blog.

That's going to help keep you on schedule and make it more manageable.

By the time the books written and published, those individual chapters are getting Google

traffic.

You can go back through and add a link to your book and they become instant marketing.

Once you're done writing the chapters, all you need to do is read through to format for

publishing and make sure they fit together . Formatting takes less than a few hours and

you can design your book cover in any graphics software.

Our last business strategy to become a millionaire is going to be a mix of that business idea

and passive income in real estate investing.

I've been in several real estate businesses and an investor since my early 20s.

In fact, it was my first professional job as a commercial property analyst after getting

out of the Marine Corps that really sparked my love of investing.

No other asset class has created as much family wealth as real estate and it's one of the

few investments that every millionaire owns.

So there are several different ways you can invest in real estate.

I've got an entire video detailing seven ways to invest with no money and I'll link

that in the video description.

Some of these are going to require more work while others will be more passive so it's

a great way to supplement your income from a business or as a part-time side hustle.

My favorite property investing strategy and the one I recommend to all new investors is

called house hacking.

I've heard this one called training wheels for real estate investing because it's going

to give you that initial experience without a lot of the risks.

House hacking means buying a duplex or triplex property, living in one of the units and then

renting out the others . Since you're living on the property, you can get a low-rate FHA

loan for as little as 3.5% down and even bad credit borrowers can qualify for a loan.

This is one of the first strategies I tried when I got into residential real estate except

I used a VA loan from the Veterans Administration instead.

House hacking means you cut out all the travel time and a lot of other headaches when managing

your properties so it's a way to get started without all the stress that usually comes

with rentals.

You also have less to worry about for repairs because while you have two or three units,

you only have one roof and fewer other systems to worry about.

So try house hacking for a year or two before buying any other properties and you'll get

an idea of what it takes to manage real estate.

I guarantee you'll be hooked on the cash flow and that pride of owning a real asset.

Now you've got the three strategies I've used to build wealth.

I wish I could tell you that was enough.

I wish it was good enough to embrace those four characteristics of the rich and use one

of these strategies to make millions but it's not.

You see, I've seen people be extremely successful and still not reach that seven-figure payday.

I've also seen people get rich, actually get there, but then lose it all.

And it's all because they didn't execute on these last four tactics.

It's these last four action steps that are going to help you not only grow the wealth

you've created but also avoid losing it.

I know it's a long video but give me just five more minutes of your time and I'll

guarantee all that hard work you did will pay off.

First here is to understand the difference between buying an asset and spending money.

The fake rich buy stuff, they spend money but it's short-term rich.

I know.

When I first made my money in real estate in my early 20s, the first thing I did was

buy a new shiny-red Porsche Boxster convertible.

It was fun but that car almost drove me to the poorhouse.

It cost thousands to repair, hundreds in insurance and attracted all the wrong kind of people.

Compare that to an asset, things that create wealth rather than destroy it.

These are things like rental real estate, reinvesting in your business and other investments.

Use your wealth to buy things that will create more, not destroy it.

Next is to live within your means.

OK, I imagine you're watching a video titled how to become a millionaire because you don't

want to live within your means, right?

You see what it's like to be rich, to have the cars and the houses, and you want that.

All those phony millionaires you see on YouTube, the ones posing in front of Ferraris and huge

houses, this is something they haven't learned and it's going to bankrupt them . I'm

not saying you can spend your money and enjoy it but if that lifestyle depends on you constantly

making six-figures or more, how rich is that really?

Sure, you make a lot of money but you're a slave to it.

Slip just a little and you're broke.

The way you have both, the way you enjoy your money while not worrying about running out

is a little trick I use.

You take your last five years' income, the average annual income you've made over that

time, and that's how much you can spend minus 15% for saving and investing.

This way, your spending isn't going to jump that first year or two you start making money.

Your lifestyle is going to gradually build so you're not living outside your ability.

Even better though is that if your income does start to drop, it forces your spending

to come down as well without destroying your wealth.

The third tactic, and this is one of the most important is to plan for multiple streams

of income including passive income . I love the four millionaire strategies we talked

about but you cannot depend on either for your sole source of income.

Each one can be a great source of cash flow but they're unpredictable, you might earn

five-figures one month and barely break a few grand the next.

Besides that uncertainty in income, some of these are a lot of work.

Put together a portfolio of real estate and you've got a full-time job managing rentals.

I love Amazon FBA but you need to keep up with inventory, marketing and ranking your

pages.

So you need to balance your sources of income.

That means some sources that pay off when others don't.

It means mixing sources that are more passive with others that take monthly management.

Next is you need to invest in yourself.

Besides just that trait of constantly improving your skills, reading and learning from others,

understand how to reinvest in your business.

Part of this is going to come from learning how to run your business, what you can outsource.

It's also going to be reinvesting in the software and technology that will make your

job easier.

Invest in your business and yourself, not just to keep it growing but to keep it competitive.

There are tens of thousands going to be trying to do what you're doing and some will have

all the drive and motivation you have.

Being better isn't just about growing but about staying on top once you're there.

WORST Real Estate Marketing Trends for 2019! - Duration: 7:10.

How's it going everyone Matt Leighton and welcome back to another real estate video.

Today we're going to talk about the worst real estate marketing trends for online listings

that I'm seeing right now in the marketplace.

These are things that real estate agents and sellers are doing or not doing to their online

listings that are totally not working, they're not helping the buyer, the consumer, in fact

these things are actually hurting their property for sale.

Now the reason that I wanted to make this video is to help you the buyer.

Because wherever there is someone making a mistake or not doing something to the best

of their ability, I think there is room for opportunity.

And that opportunity in this scenario is for you as the buyer to have leverage in potentially

getting a good deal.

Because if the listing agent is not good at these things that we're about to cover,

there's two strong possibilities.

One, there will be less buyers that are motivated to see the property giving you less competition

if you write an offer and two, if the agent can't publish an online listing correctly,

maybe they're not good at negotiating as well.

Just a thought.

Okay with that being said, let's look at the five worst trends in online real estate

listings.

Number one is virtual staging.

This is a huge pet peeve of mine because virtual staging has the exact opposite effect that

the seller is looking for.

Virtual staging is exactly what it sounds like.

it is photoshopped images of the vacant property with furniture placed virtually in each room.

Now when done right, virtual staging looks good.

Very good sometimes.

And the goal is to get people to visit the property.

But what happens when the buyer goes and visits the property?

The property is empty!

There's no furniture, there's no warm ambiance and there's no sense of where the

furniture will go.

Yes, you can refer back to the online listing photos, but the whole point of staging a property

is to have furniture in the actual property and to understand how much space the furniture

occupies.

The goal as a seller when staging the property is to show how someone would live in the property.

But for virtual staging, it's always a let down and it's always disappointing when

you see these amazing pictures online and when you walk into the home, it's just completely

empty.

Number two is no floor plans.

It astonishes me that properties are on the market for sale with no floor plans.

You are selling an item that has dimensions and those dimensions are very important.

Think about if you're buying an electronic item, or a piece of furniture or a dress shirt,

or literally any other consumer product, there's information on how large the item is, the

dimensions, maybe the weight…but for a house, there's no floor plan?

The property might half a million dollars but nobody knows the size of the bedroom?

Buyers want to see the dimensions of the room and floor plans help to further understand

the layout of the property.

Number three is blurry photos.

So in my listing presentations, I have to tell sellers that I hire a professional photographer.

And I'm almost embarrassed that the bar is set that low.

But I say that because a lot of agents don't hire photographers

and you can tell, almost immediately.

Blurry photos, photos with people in them, upside down photos, there was a million dollar

house that hit the market last month and the photo was upside down, are you kidding me?

Who are you hiring as your agent?

Step your game up and hire a professional photographer.

Number four is no pictures of the garage.

For those lucky enough to have a garage in my market of Arlington, Virginia, it's natural

to want to see what is inside the garage.

But many listings just don't have a photo of the inside.

Many males usually, but also females want to know what kind of space is included in

the garage.

It would be like saying there's a basement but not including pictures of the basement.

A garage is a pretty important aspect to a lot of purchaser's home buying decision.

And finally number five is those listings that are in ALL CAPS LIKE THE AGENT IS YELLING

AT YOU.

Guys, we're not in middle school anymore.

Writing in all caps is/and has never been an effective way to communicate with people

on the internet.

It doesn't attract attention.

In fact, people are so numb to all caps that it just becomes distracting.

I think the only people that still write in all caps are old agents that think the only

way to stand out to the younger crowd is write in ALL CAPS.

Could you imagine trying to read an article on the internet, like on Wall Street Journal

or The Washington Post that was in ALL CAPS?

You'd think it would have very little credibility and was written by a 5th grader.

And that's exactly how I feel when i see a listing in all caps.

So those are my five worst trends I'm seeing in online listings.

Again, so if you see these in listings in your area.

It's OK to roll your eyes at the listing, but also, there could be an opportunity to

get the property at a lower price.

Product Stock - 6 Things You Should Know - Duration: 5:14.

Hey there, it's Wes from Printful!

Today I'll be answering questions about how we stock inventory at Printful and I'm going

to shed some light on how your orders are stocked and fulfilled!

First up, let's talk about our stock, it's important to remember that we don't keep stock

of all our inventory.

We keep most of our products stocked at our suppliers, and we order from them on-demand.

That means that in most cases, when you order a product from us, we order it from our suppliers,

and then we fulfill it.

This is a common practice for all print-on-demand services across the entire industry.

Restocking from our suppliers is a very quick process– it's actually already included

in our estimated fulfillment time.

We do keep inventory of our most popular models in their best-selling colors and sizes.

We know we get a ton of orders for these products every day, so it's more efficient to just

keep that specific inventory on-hand.

So with that in mind, here are some of our top questions about product stock:

Number 1.

Why don't we offer all the same products in the US and Europe?

There aren't many suppliers that operate globally.

So we stock our products from different suppliers in Europe and the US.

It's up to our suppliers to decide what they stock, and not all of them offer the same

products.

That's why we don't carry exactly the same models and variants at all of our locations.

But when we add new products, we try to look for models that are available at all suppliers.

Sometimes we launch a new product that's only stocked in one location and then after launch,

we look for suppliers for the other location.

We think it's better to get our products out there for our customers faster, even if we

can't stock them in all locations yet.

And remember that everything ships worldwide, so you can still order anything that's on

our products & pricing catalog, it just might not ship from a location that's closer to

you.

Number 2.

Where can you follow a product's stock status?

When you're logged in to your Printful account, you'll see an availability tab on each product

in the products & pricing page.

Here you can check the stock levels of each product's size and color at each of our locations.

"In stock" means that it's a variant we keep in stock at our fulfillment centers.

"Stocked on demand" means we order this variant on-demand from our suppliers.

"Supplier out of stock" means that the variant is out of stock at our suppliers.

"Discontinued" means that it's not available at Printful anymore.

If you click on an order in your dashboard, you might also see tags about the product's

stock.

If you see that it's restocking, that means that stock is enroute from our suppliers.

When the supplier's out of stock, that means exactly what it says – our suppliers are

out of stock.

So it'll take longer to fulfill and I'll talk about this more in a second.

When a product is discontinued, that means it's no longer offered at Printful.

Number 3 Why do products go out of stock?

When a product is out of stock at Printful, it's because it's out of stock at our suppliers.

We have a team of stock specialists that maintains close contact with all of our suppliers, but

we can't always predict their stock levels.

And when suppliers are out of stock of something, they don't always know when it will be back.

Our stock specialists follow up daily for updates and forecasts.

When we know something, we let you know ASAP.

If something will be out of stock for a long time, we sometimes discontinue it temporarily.

Number 4.

Why do we discontinue products?

There are 3 reasons why we discontinue products:

One: Our suppliers discontinued it.

If they don't have it, we can't order it.

Two: We can't guarantee quality prints.

Some product fabrics and colors just don't yield quality results.

If we can't fix it, we discontinue the product.

Three: Low demand.

We sometimes discontinue products that aren't as popular as others.

This helps us focus our energy on products that are in-demand and makes us more efficient

in the long run.

Number 5.

What should you do if a product is discontinued or out of stock?

We let you know as soon as we can when something is out of stock or discontinued.

When a product is out of stock from our suppliers, it's difficult to predict when we'll get it

back.

It can take anywhere from a couple of days, to several weeks.

We usually recommend either temporarily removing the product from your store, or replacing

it with an alternative.

If you have an order with an out of stock product, you can either

Switch to an alternative, Cancel the order,

Or if your customer is OK with it, you can wait for more stock to come in.

When a product is discontinued, you should remove it from your store and replace it with

a different product.

Number 6.

How can you avoid out of stock issues?

We highly recommend using our alternatives tool.

This lets you set up alternatives for your products.

So in case one model goes out of stock, we can immediately use your alternative as a

backup.

It takes some time to set up, but it's totally worth it to avoid potential headaches in the

future.

Anybody who does things like that,

So what is this one core basic skil,l

which breaks into three essential skills,

that you need to grow your business?

if you wander around the web - you know - you

Google, you will find many, many articles

and videos about "essential skills to

grow your business", with differing

opinions as to what is important, but

note that I am saying "grow your business".

I'm not talking about what you offer.

I'm

assuming you know your offers and

services.

You know how you help your

clients and how you solve their problems.

I'm talking about the basic core skill

you need to grow your business, which can

be broken into three parts, the Trinity,

if you wish the Three-In-One, and sadly,

most of us want to avoid at least one of

these three essential skills, because all

of these skills are associated with

big-time fear, with having to move away

and out of your comfort zone.

So what is

the core basic skill that will grow your

business?

Well quite simply, it is your

ability to communicate, and as I said

that sounds simple, doesn't it?

It sounds

basic, because it is, but as so often with

something so very simple and very basic,

we tend to see it as a given, you know

it's a "Duh" factor -

"Well I knew that already", something you

don't have to work on.

And what is the

Trinity of Communication?

Well, it is #1,

closing sales, #2, speaking and #3, video.

Your business growth depends on your

ability to communicate your message by

closing sales, by speaking in front of an

audience and via video.

To quote Peter

Diamandis,

"If you want to make a billion dollars,

help a billion people" but to help a

billion people, first you have to

communicate your message and close them

on your offer, and if I quote Dan Lok,

"Your income is directly related to how

many strangers you talk to", so how many

strangers a day are you talking to?

Now,

if you embrace and you're comfortable

with each of these communication skills,

you will be successful, but the chances

are you are fearful of at least one of

these skills.

I am as guilty as anyone.

I

love public speaking.

I love creating

video, but I tell you closing sales over

the phone or face-to-face - well,

I've avoided this like the plague.

I was

afraid of the closing process.

I was

afraid to be all salesy, pushy, slimy.

You know all those kinds of things and

judging by the number of articles and

videos that there are on this subject, I

know I'm not the only one.

So for a long

time, I have been aware that I needed to

tackle my fear of closing sales, because

there was a constant kind of niggling

right here, in my brain all the time.

Then

a friend of mine suggested I check out

Dan Lok's, High Ticket Closing program.

Well, I was quite determined I was not

going to enrol in any programs, but I

enrolled anyway and I went into total

immersion, which is why I haven't

uploaded a video for the past few weeks.

So after my immersion how do I feel

about closing sales today?

Well I'll be honest,

I'm transformed.

Gone are my

fears are picking up a phone and

talking to a stranger, and indeed, I

actually now enjoy discovering people's

stories, their struggles and dreams and

helping them make their

decision about their next move.

Am I surprised?

You bet!

Am I the best

closer in the world?

Not by a long shot,

but I have the confidence now, in just

these few months to go ahead and improve

on a daily basis by practicing role

playing in a safe environment within the

program, and I know I'm improving daily,

and in fact, I've already closed high

ticket programs of $5,000 or more on a

purely commission basis.

Are You Too Nice - Really?? - Duration: 6:21.

If you're serious about learning to stand up for yourself, you need to start

telling the truth about exactly why it's so difficult for you. And I can promise

the reason is not because you're too nice. You may be a nice person, you may be

a kind-hearted, generous, loving person. I'm not denying that you have those

qualities, but that's a completely separate issue to the ability to stand

up for yourself. That's a survival skill and animals in

the wild will do whatever they need to do to protect themselves if they feel

they are under threat. Even a friendly dog will snarl and bare its teeth if it

feels it's possibly in danger and that's how we know the dog is healthy. If you've

ever seen a dog that can't do that you know there's something wrong. Either it's

physically ill or its spirit has been broken as a result of abuse, and that's a

very sad thing to see in an animal. And it's a sad thing to see in a human as

well. So give up on the idea that the reason you're a doormat is because

you're too nice, that's not the reason. It's fear and it's fear that stops you

every time. Now that fear could come from a number of different sources. I think

the most common one in my experience. Is that people have learnt from an early

age, in some families or wherever you grew up, maybe at school, whatever. It

doesn't matter where it was, but you were very, very young. And you learnt that if

you attempted to stand up for yourself and speak up when something wasn't right,

or something was unfair, or you know there was injustice taking place - you

would be punished. And you very quickly learned that it just wasn't worth it,

because the punishment was something you wanted to avoid. And that even if you did

speak up nothing changed anyway, so why bother?

You know, the injustice was going to continue. And that creates a feeling of

hopelessness in us, a feeling of helplessness. It's like, "Well nothing

I do changes anything, so what's the point? I'll just give up." That's a

very sad way to be, but you can turn it around. You are now living in an age of

information where you can learn about these things and look at the world

in new and different ways, and and see that there are many options available to

you that you wouldn't have considered years ago, or maybe even last week. You

know, things are changing all the time and that's why it's exciting. So give up

on the idea that you're too nice to stand up for yourself.

That's nonsense and it just keeps you weak. If you tell yourself that, it's

keeping you stuck in a delusion and it's weakening you. One thing I can promise is

that if you start telling the truth to yourself, even if you just say it

silently in your own mind. You don't have to tell anybody else, this is about you

and the person that you look at in the mirror every day. Telling the truth to

that person. When you start doing it you develop internal strength and that

internal strength grows and grows and you become a strong person. And it begins

with telling the truth and then action will follow from that. I'm going to do

videos later about the action you need to take, but it begins with that small

that small acknowledgement of the truth. "The reason I struggle so hard to stand

up for myself is because .... " and then admit to yourself what the fear is. There could

be more than one and maybe some of those fears are valid and real. And maybe some

of them are just an old belief from years ago that really

you can just afford to let go of now. But it's the beginning of developing a

relationship with yourself that will allow you

to live in this world as an empowered, strong person who is also loving and

kind-hearted and caring. It's not one or the other - you have all those qualities.

That's what being a whole person is, that's what being balanced is. If you're

not able to stand up for yourself you are out of balance. And that will

begin to show itself in your life as you go forward in many different ways. So

it's a complex subject, there's a lot to go into. But today I just wanted to

really address that one sort of cliche that I think some people probably do

believe. Is that, well it's impossible for me to stand up for myself or to speak my

truth because I'm too nice. No. No that's not true.

And the sooner you start telling the truth to yourself, the easier life is

going to become. It might be more difficult to begin with but I guarantee

you it will be easier in the long run. You won't be so vulnerable to human

predators and there's plenty of them in this world. Financial predators, sexual

predators, predators for your time, your attention, whatever it is. When you

develop the ability to stand up for yourself

they'll go and find someone else to prey upon. Someone who's an easier target for

them. So I hope this has been helpful. I've got a lot to say on this subject as
