Home Inspection Checklist | What Do Home Inspectors Look For? - Duration: 3:20.

Today I'm giving you a home inspection checklist and we are starting right now.

Welcome back to my channel. I'm Karin Carr, a Realtor® in Savannah, Georgia with

Keller Williams. If this is your first time here and you are interested in all

things real estate related in the Savannah area be sure to hit the

subscribe button. I post new videos every Monday and you don't want to miss

anything. Today we're talking about the home inspection checklist. If you're

buying a property and you've never had a home inspection done before, what exactly

is it and what is it for? Let's talk about that right now.

You should always hire a professional home inspector to do an inspection of

the property that you are purchasing. In some states they do this prior to

writing an offer, so they do their home inspection first, make sure they're happy

with what they're getting, and then they write an offer on the property. Here in

Georgia we typically do the home inspection after we're already in

contract. So you've made an offer on a house, found the right one, negotiated

back and forth, you're now in contract, you then hire a home inspector who's

going to go to the property and look at everything. They look at the plumbing, the

electrical, the appliances, if there's a crawlspace they'll crawl down in there.

They can either visually inspect the roof or even get up on the roof

(depending on which home inspector you choose.) They will look at everything and

put together this huge report. It can be 30, 40, 50 pages long, and send it to you with

lots of pictures telling you exactly what it is that they found - the good, the

bad, and the ugly. The purpose of this is so that you know exactly what you're

getting and then you can decide, do I still want this house or does it need

too much work and I'm not sure I'm ready to take on this project yet? Or can you

go back to the seller and say, "I want you to fix these things prior to closing." Or

perhaps you say, "Why don't you just reduce the price at the house or you can

give me a credit and I'll fix these things after the closing?" So what should

be on the checklist? What sort of things is the home inspector looking for? They

will look at if the appliances in the kitchen, they'll check out the dishwasher,

the stove, check out the plumbing. If they see

cracks in the wall they'll try to determine if that's just normal settling

or is that something to be concerned about? They'll see if there are leaks

under the sink, if there are leaks in the roof, if

there's condensation in the windows between those two panes what's causing

that? So now you know what goes on at the home inspection but do you have your own

She's our new puppy!

So why did we get a puppy?

That's a good question.

Um, I'm obsessed with dogs, uh, especially, um, shelter dogs- ooh, she wants more treats.

Okay, but you gotta show me a trick, come here.

Sit down.

Good girl!

So I'm obsessed with dogs, I'm obsessed with uh, dog shelters, local dog shelters, and

I follow them on social media and I share adoptable dogs all the time and in my mind

I really wanted, for a long time, a dog that was like 2-5 years old, that already knew

a couple of commands, um, cuz I know how hard it is to take care of a puppy.

Taking care of a puppy is really hard.

Um...

And I actually was gonna put a 2-5 year old dog on my vision board but my mom and my sister,

they were obsessed with the idea of a baby, like they just wanted a baby in the house

and so I adjusted my desires, I said, "Fine.

I'm gonna add a couple puppies to my vision board" and that vision came true incredibly

quickly.

Um... yes.

My stepdad found an ad of a family that had a litter that they weren't expecting uh, and

they needed to find homes uh, for them right away, cuz they weren't able to take care of

them, um, and um-- ooh!

Eee!

There we go.

She's going through her little puppy/nippy phase.

Nyeh nyeh nyeh.

No fingers, toy.

Toy.

Good girl.

Um...

And so... she came home with us.

So this is Bailey.

Yay, you're so cute.

So I'm the one that spends the most time at home and typically alone, uh, Emi has too

much anxiety to take on a lot of responsibilities-- no biting.

Ah ah ah ah ah ah...

No.

Toy.

Good girl.

[whispers] Toy, toy.

Good girl.

So since Emi and I are home a lot, um, and it's typically just the two of us, and she's

pretty anxious about helping out, a lot of the work ends up falling on me, so...

It's hard having EDS and POTS and also chasing a puppy around to make sure that they don't

get into trouble or eat anything they're not supposed to, um, chasing after her when she

has accidents and bending over to clean them up, which is my equivalent of the Tilt-A-Whirl

every time, um...

You know, managing her when she's going through this bitey phase and my skin is really sensitive

and I get cut easily so it's been tough.

There's a lot of aspects to it, also...

Like a baby-- stop.

She-- she spent the first couple of weeks uh, crying me awake every couple of hours

so I ended up in this like, delirious, exhausted, oh my god, new mom phase.

So she's a puppy and she's really high energy...

Ha!

Uh, which has completely exhausted me, um, so this is a warning to folks who are thinking

about getting a puppy, they are adorable but they're a bundle of energy, they're gonna

get a bitey phase because they're teething.

Um, and ya gotta chase them around, they're really fast, you-- they wanna play, so be

cautious of that.

It exhausted me, um, it flared up my POTS which makes me like, faint and like, have

chronic fatigue where I can't wake up, um, it uh, triggered my myalgia pain which is

my muscle pains and so my muscles all basically feel like lava inside my body.

Um...

[short raspberry noises]

Toy.

Toy.

Good girl.

Ah ah, not the clothes.

Toy.

Good girl!

Okay...

Yes!

Good girl!

Haha!

Um, but even though it's been hard work and it's triggered some of my symptoms, uh, literally

made me sick, um, it's worth it, I think, to create this bond right now.

Um...

And for me, personally, it's not gonna be the same for everyone, for me, personally,

I did actually have a goal to um, increase my limits.

Um, to push harder, uh, a-and see what I'm really capable of, not that I wasn't doing

that before but like, really set the intention to like...

Um...

Stretch out my limits, give myself a little more leash, so to speak, from my illnesses,

cuz I have a really short leash.

My standing limits are like a minute, um, and uh... before I get sick. And you know,

I've been pushing my limits and getting sick.

Um...

But I don't know.

I'd love to be able to like, do some physical therapy and increase those limits, maybe instead

of 1 minute to 5 minutes, I could get 20 minutes back.

I'm not thinking about... a cure for EDS or being absolutely better again but at least,

I'd like to be able to take my dog on like a 20-minute walk.

Ha!

Uh...

On legs.

And like run around with her.

That'd be nice. Ha!

So I was saying, even though it's a lot of hard work, it is important to me to build

a good trusting uh, foundation and bond with her, um, and hopefully that'll make the training

process easier.

Toy.

Good girl!

You know what?

Treat!

Good girl.

But since the day she's gotten home, she has been pretty impressive besides the current...

terrible twos, she's about 2 months old now, um, biting phase that she's going through--

come on.

Toy.

Toy.

Um... but like the first day she came she was ready to do "Sit." uh, she was ready t--

um, and this is without you know, um, ever being trained at all but she-she got "Sit"

right away, then she started immediately doing, "sit and paw" and she got really excited about

um, being about to show us that she can do that.

She's also really communicative, she like, um, she-- from the first day, without anyone

teaching her this, she instinctively would alert us when she had to use the potty.

Um...

You can't have all of them but I'll give you one of them.

Good girl.

That's for being calm and being a good girl.

She's biting because she wants to play, that's the only way she knows how to play and so

we have to teach her that that's not how WE play.

You can bite this but you cannot bite this.

[squeak, squeak, squeak]

Good girl.

[squeak]

And so she would either nudge us, uh, like, if we were holding her she would nudge us

on the shoulder or whine [whines] like "Put me down".

She would typically push off of us or cry, um, and we would set her down,

she does her business right on the mat-- most of the time.

She does have her accidents, she's a puppy, that's expected, um... but that was really

impressive to me; how communicative she is, how excited she is to learn, and excited to

show us what she's learned, it's really, actually, amazing.

She's also a fan of Disney music, it seems to really calm her down, uh, she also has

her own stuffed pet Dug that she likes to cuddle with and she's such a cuddler!

Oh my god!

I love how much she loves to cuddle and to be touched, she loves to be held,

she loves to like, sleep with all of us...

Mm-mm mm, toy.

Toy.

Good girl.

So one question I've been asked is if she will be a service dog; um, well, she's definitely

not currently a service dog, um, but I think that that would be great.

We-we'd have to see if she qualifies, if she's trainable as a service dog for my needs and

maybe my sister's needs, um but that would be great-- if I put in all this hard work

when she's a puppy and then when she's a grown dog, um, that she'll be around to help me.

And honestly, if she wants to be helpful, ha, we basically have kind of a Spoonie House,

most of us in the house have some disability, and um, ha, if she wants to be helpful, there's

plenty of opportunity to do so here. Ha!

Alright, she's getting really really antsy, I think this is my cue to go, yeah, I think

she's done, uh, hahaha!

Just out on site doing another, we're doing pot holes today.

Just locating where all the cables are and then digging down

and exposing them all.

It's a bit windy so I'll try and speak up.

Hopefully you can hear me alright.

I was just about to start backfilling some of these holes

and I thought I'd just grab the camera out and show you what I found.

So

this is where we are out at Drysdale.

Working away.

And in here we've got.

3 conduits.

Telstra.

So the bottom two are both 100mm and the top one's a bit smaller as you can see.

Over here we've got a 600mm water main.

This is the main water main that goes down to St Leonards.

So you can only see half of it.

The other half is covered in but all we're after is just the depth of it.

So the idea, what we're doing

is we're digging down trying to find how deep exactly they are.

Trying to find out exactly how deep they are.

And then we can, when they design their new road through here

they can then work out exactly how they need to tee into these pipes

and where they need to move them to.

So we've got, so we've found Telstra.

We've found Telstra.

Water.

And, over here, is your domestic water.

So that is what feeds all the houses along here.

Let me show you.

Ah, that wind.

Sorry guys about the wind.

So again, there's the water.

There is the big water main.

It's 600mm and you're not going to see there now.

It's collapsed a bit.

So yeah, so we've got a 150 water main that feeds the local area.

Domestic houses.

We've got a 600mm water main that's a transfer main.

It goes between basins, from town to town.

And then we've got the optic fibres, Telstra cables.

So have a look in this one here.

There's your 600 again.

And there's your Telstra cables, Telstra conduits.

The boys are just digging down at the end so we can line it up.

So we'll expose them down there and then we can get a better idea

on where they all are and give it to the designers.

So yeah, I thought I'd just get the camera and show you what we're up to.

so that, make them safe and put the area back to the way it was.

Tutorial: Cut and Edit Music in Premiere Pro Accurately - Duration: 5:25.

Hello this is Mathias Möhl for mamoworld.com and in this tutorial I show you how you can

edit music in Premiere Pro very easily to match your needs.

Typically each song consists of different sections that are more or less intense or

have other variations and I show you how to separate those sections accurately such that

you can change their order, remove or duplicate sections and so on, such that at each point

in time the mood of the music fits to your video perfectly.

In order to place the cuts accurately, we use our extension BeatEdit for Premiere Pro.

You find it under the Window->Extensions menu once BeatEdit is installed.

In BeatEdit we load our music track and the beat detection starts automatically.

We make sure that clip markers are selected and click on "create markers".

Now we have the audio file in our project and can drag it into our timeline and you

can see all those markers here

and each of them represents one beat in our music.

Now let's find the places or the beats where we can effectively cut our music or where

transitions are from one section to the next one.

At this point...

BAM!

It looks like a new section starts.

At this marker here.

Now the point is we want to cut at this marker and we want to accurately cut at this marker.

If we zoom in very closely we can see that this marker is not located

accurately at a frame.

Here is one frame and here is the next frame and the marker is somewhere inbetween.

In order to cut exactly at some marker what you need to do is to right click on the settings

of the sequence and enable "Show Audio Time Units".

And now we can place our cursor here freely and can also snap it on the markers,

when you make sure that you have "snapping" enabled and press the shift key.

So if I press the shift key, it will snap here to the marker.

Now with cmd-k I can cut exactly at this point.

Let's listen a bit further in the song to see where the next part ends.

Here it looks like again the next part starts.

So we go to this marker and press cmd-k.

And now you can continue like this.

And now you have those parts that you can easily modify or change.

By the way if you have issues hearing where a new part starts it is like where a part

of the melody repeats or something like this.

Usually it is a multiple of 4, because 4 beats are usually a bar

so if you are not sure at which beats you might cut it is probably one every 4, every

8 or every 16 markers so to speak.

And in this case it is every 16, for example.

Let's say we want this entire song to be shorter, or in other words instead of having this here...

... we directly want to have this a bit more intense version here.

So now you can simply select this part, delete it, move this one here over and let's listen

how this transition sounds.

And you can see it sounds perfectly smooth,

it is a highly accurate cut.

And this is really the power of BeatEdit

that you have those BeatMarkers that are so accurate that when you cut at those locations

you won't hear that this transition happens.

This is the general approach: Let BeatEdit detect the markers, find out where one section

of the music ends and the next one starts and then cut exactly at those markers.

Then you get these building blocks that you can remove, change in their order,

or also duplicate.

So instead of cutting this here - let's undo this - you can also say "I want it to be longer".

So instead of removing this section I can also say I want to have the section twice.

So we move this over, take this, copy (cmd-c), paste (cmd-v) and listen to this!

So you are really flexible in rearranging your music such that it

perfectly fits to your video.

So, that's it for today.

You need to start investing.

Time is on your side, and the earlier you start,

the better off you'll be.

But how do you actually begin investing?

With so many options, tools, blogs, and books

about investing, where do you start?

here to share a quick guide for millennials

who want to cut through the noise and get started

investing with a few simple steps.

For most millennials, the first step is focusing

on what investing options are available

through your employer.

Most employers offer a 401K or a 403B retirement plan.

These are company sponsored plans,

which means you contribute and your company typically

makes a matching contribution.

I highly recommend that you always contribute

up to the matching contribution.

If you don't, you're essentially leaving free money

on the table and giving yourself a pay cut.

If you're comfortable with contributing up to

your employer's match, my next challenge would be

to contribute the maximum allowed each year.

As of 2018, that amount is $18,500 for people under age 50.

Next, look at opening an individual retirement account,

or IRA.

There are two main types, a traditional IRA

and Roth IRA.

The benefit of these accounts is that the money

inside the account grows tax free until retirement.

The downside is that there are limitations

on withdrawing the money before retirement.

If you're saving for the long run,

these accounts make sense,

but don't leverage them if you want to take the money out

in just a couple of years.

The traditional IRA uses pretax money to save

for retirement, meaning you get a tax deduction today,

while a Roth IRA uses after tax money.

In retirement, you'll pay taxes on your traditional IRA

withdrawals, but you can withdraw from the Roth IRA

in retirement tax free.

In 2018, the contribution limit for IRAs is $5,500.

You should focus on contributing the maximum every year.

When it comes to where to open these accounts

and start investing beyond your employer sponsored plan,

look for the following.

First, low costs.

Costs include account fees, commissions, et cetera.

Second, selection of investments.

Look for an account that offers commission free ETFs.

Third, website fees of use and a great mobile app.

Fourth, availability of branches.

It's still nice to go in and talk to someone if you need to.

And finally, technology.

You'll want to make sure whatever company you invest with

is at the forefront of the industry technologically

and not lagging behind.
