now one of the most popular app on the planet and a great platform to promote

your business in this short video you will learn how to create an Instagram

business account how to connect it with your Facebook business page and most

importantly how to measure the effectiveness of what you are publishing

hi everybody and welcome to this tutorial where I'm going to show you

how to switch your existing Instagram account into a business

account it's super simple and it will only take you five minutes switching to

a business account will give you access to additional features which do not

exist on a personal account and will allow you to promote your business and

your services with those features the first thing you need to do is to log in

to your Instagram account and verify whether or not you are able to switch

from your personal account to a business account so let's just do that and log in

to our accounts once your into your account

tap the little man symbol at the bottom right of the screen which will take you

to your profile the next thing you need to do is simply tap on the will setting

icon on a top right-hand side and now will take you to the list of options

available within your account scroll all the way down until you see an option

called switch to business profile tap the switch to business profile option

this will take you through the process of setting up a business account on

Instagram click on continue you will go through a

series of screen that will give you more details about the advantages of

switching to a business profile continue until you get to the very last screen

where you will be asked to connect to your facebook business page if you have

one of course as I have a facebook business page I'm simply gonna tap on

the choose page option that will bring up the various business page available

within my Facebook account I'm gonna choose ranking Academy and

click on next this will confirm my details including my email address my

phone number and the address of my business once you've verified that all

the information is correct click on done and that's it your Instagram business

account has been created and also linked to your facebook business page as

specified within the popup message tap the go to profile button which will take

you to your newly created business profile from here you can either start

promoting your business by clicking on the promote button or view insights but

what we want to see right now is what your business profile looks like so

click on the little man icon at the bottom right of the screen which will

take you to the homepage of your newly created business accounts from here you

can now see a new range of options and information being displayed on your page

and if you look carefully right under your logo and the name of your business

there is now a category of business indicated

this is also the website address along with the location of your business

there are three main additional options under that the very first one is a call

button which allows anyone coming across your page to call you directly as it

will trigger your phone number the next option is the email option tapping on

this will open up your email client where people will be able to email

directly the other option is a direction option and then when you tap on the

direction option it will open a map where your business is located the next

two options which are interesting is the promote button next to your logo so if

you tap your promote button it will trigger the pain promotional scheme that

Instagram has put in place so if you willing to pay to promote your business

this is where you need to go you can edit your profile obviously as always

next to that nothing changes there you can add a bio if you want to but the

last piece that I wanted to draw your attention to is that little graph icon

next to your name right at the top and if you click on that it will open a new

screen giving you access to all the data around your account such as number of

additional followers the reach the actions that were taken over a certain

period of time you can also see the number of people who have visited your

profile the number of people who have clicked on your website and many other

data if you aren't familiar with all of these terminology you can scroll all the

way down and tap only what do these mean and here you will have the definition of

every single data point you can also do this at a post level so let's go back to

our profile tap one of the posts tap on the view insights there will be a

summary of the actions that were taken right at the bottom and if you slide up

you have the full details of that very particular post

data is very important because it helps you understand what works and what

doesn't pay a lot of attention to these as it will help you improve your profile

okay we're all done I told you it was easy now it's your turn to create your

own Instagram business account and make the most of it remember Instagram will

work better for some businesses especially the ones that rely on imagery

get how I say on this episode I'll talk to you about I want to talk to you about

finding your cash buyers okay it's a question that came up I want my

channels and it was about finding your cash buyers how do you find your cash

buyers so while we're looking for cash buyers let's first of all talk about

wholesaling okay the wholesaling business essentially is two sides to it

you're dealing with two types of clients or two types of individual one is you

got to find the distressed property you gotta find a distress owner you gotta

find a motivated seller who's willing to sell the house for a lot less seventy

percent of what the house is actually worth or less okay actually sixty-five

percent or less okay because you have to factor in repair and things like that

rest properties I just got the wind is blowing a little bit here alright so

that's the idea but you turn around and you put the house on the contract where

you turn around you said that I couldn't put interesting that problem in that

contract you sell it for a profit to an end buyer some people call it a cash

buyer we're gonna call it cash buyer for the sake of terminologies but

essentially it could be any type of buyer as long as the money turns to cash

in the bank and as long as it's legal to do it then obviously then it doesn't

matter it's all cash all right so you're dealing with the seller you're dealing

with the buyer as a wholesaler okay and your job as a who seller is really

marketing it's really finding this deals it's really finding the deals but it's

also about finding the cash buyer it's about finding the people the end buyer

okay the people that are gonna pick up this contract from you and come up to

the table with all the cash and all you do is just make money in between the

money in between can be anywhere from five hundred dollars to a hundred

thousand dollars and I've heard stories of people making two hundred thousand

dollars before okay and the highest I've made in that is eighty two thousand

dollars spread in between so is it doable

absolutely doable and there are people doing it every day and that's what

wholesaling in real estate is all about all right so now that way the previous

video I talked about finding distressed properties and finding distressed

sellers so you should go ahead and check that or the video out all right in this

video I want to talk to you about finding the end buyers finding make cash

quote unquote cash buyers the first thing I will tell you is that it's not

you know a lot of time the so-called cash buyers like I buy houses for cash

most of them you're gonna find out here they're not cash buyers okay they're not

gonna buy your property they're gonna waste your time because they're gonna go

look for an end buyer and if you know that upfront there's nothing wrong with

that you can partner with people to get a deal done it's absolutely nothing

wrong with them okay however you should try to know upfront

and that's what I'm telling you most most of them are not the cash buyer and

a lot of them don't know what they're doing they will waste your time so just

be mindful of that so the I want first of all tell you

about the traditional I want to share with you the traditional ways of of

finding this class buyers how did I find this cash buyer what are called cash

buyers when I was getting to the business back in 2004 and five right

the way I found the cash buyers was very simple I it's a matter of fact I want to

tell you a quick story the first course that I bought into real estate was

probably was a three thousand dollar course anyway ultimately I spent about

three thousand dollars on the seminar and the one thing that I got out of that

seminar is only one thing that I got out of it I mean it's a bunch of information

bunch of training a bunch of stuff about grand government grants how to a bunch

of stuff that I honestly find useless and you better find that journey but

somehow you have to go through it to find what's useful for you right so the

key thing that I want you to pay attention to here is that one presenting

that that won't matter to you the one percent for me in that divorce was to

join a local real estate association okay to join a local VA a so-called

local real estate investment Network Association on meetup whatever you want

to call it that was the first step why I and frankly it's still a viable way of

doing business but it's something I want to have to and I'm has everything to do

with when I told you it's about the reps okay it's about the reps like Gary Vee

said in that clip that I had in there it's really about consistency and

anywhere where you can apply consistency in your business where you can create

for CDR functionalities and operation in your business any way you can had that

that's always a plus that's always a plus thing to do are you doing yeah all

right so in this regards right here when you go to a real estate Association and

network you want to be consistent about it okay you're not gonna just do it one

time and people you want people to kind of start to know you that you're always

showing up I don't care if it costs $25 $30

maybe at the time a lot of them are $10 $5 but you're essentially number one

your networking number two these are the people that are gonna make

up okay so you gotta build a list so again we're talking about this ability

automatically alright but the second lesson in there right after attraction

marketing was list building and how this building is was the only grille of your

business ok it's about the reps ok how do you create works how do you automate

repetition and consistency into your business we're gonna keep saying that

over and over and over and over what does that have to do with finding cash

buyers again you wanna join a local real estate investment Association we call it

the REA REI a or network or meetup whatever you wanna call it you don't

want to join a few of them and you want to start networking and you want to see

what you want to start seeing the same face from time to time and those are the

people that are gonna make up your network your team your virtual team many

of them are not gonna be officially your team but if you have a good deal that

comes to the table they will snatch it up all right before you put out there

and that's really creating your network and building your team ultimately all

wrapped into one and that was the traditional way of doing it and it still

works and it if it works better when you had today's technology and that's all I

want to share with you next

all right so as far as having today's technology to building your list of

finding cash buyers obviously we're in the world right now we're in a global

world okay everything is around you you can access the grid right I'm talking to

you right now it's gonna be into the future it's gonna be maybe in the first

day it's gonna be 15 people I'm talking to right now maybe over the future is

going to be at 1,500 because this video is gonna live forever on YouTube right

that's the power of technology okay so I shot this video long ago but you still

get to watch it over and over and take the value that you're gonna take away

from this and that's what technology does so what do I mean by that what does

that help you will build in the cash bar you want to pretty much find a way to

put some value out there for people that can potentially become an buyer in your

business okay what are these people looking for these

this kind of people have a certain type of questions and or maybe something that

poses to be a problem write a question or a problem those are the two things

that you want to be attention to what kind of questions are potential and

buyers asking on google.com right now or searching for YouTube videos today what

kind of question are those about those things right you kind of like want to

note that okay and you want to answer them okay you want to put out content

into the universe what I mean by universe the internet okay just right

here okay and you want to put that out and you want to do it again it's all

about the reps consistently over time I just think it's about the wraps brother

it's about the reps and not people do well and then once they're done just

like I do in this video you want to give them something

you want to give them some access to something valuable that probably doesn't

cost you anything in the long run what means a lot to that end bar to those end

bias and you want to build a list you want to build a list of Empires on the

internet like that how do you do that you collect email addresses okay you

collect phone numbers if you can what you're already doing that by the way at

the local real estate investment associations what happens that most

people go there to give away cards you're going there to actually collect

cards and that's what people want because honesty is all about it's all

about collecting it's really about serving always you know attraction

marketing is about giving and serving a day work for some whoever gives more has

the leverage and this is what people wish if iris worked for me for free

she'd be ripping me off just so you guys know giving us everything as much as you

can that's what I traction marking is always about right but when you go to

such a network or a meet-up right what is the difference everybody who

wants to give a card they want to give their card away why don't you be the

person on the other end and collecting those cards and building your list with

those parts because again those before potential end buyers or potential

referral of end buyers for your business when you get home with something with

coverage then externally on the inside so you can just download the book that

would take you on the inside you set up our website a very simple website you

collect information of these people and you want to continue to serve them over

time by with information about commonly asked questions frequently asked

questions and infrequent problems like you know common problems that potential

end buyers or real estate investors want to be

the potential questions they will have or problems the way you want to be the

problems all of that and when you do that you automatically you will build a

brand forget brand you'll Butte Trust in the marketplace because honestly the

value there is trust things the value is the trust and the knowledge and the

feeling and how do you do that you earn that over time by showing up

consistently it's about the reps by showing up every day that's how you drop

some value that's how you become a powerhouse in your network in your area

you become the expert not because you're calling yourself an expert like a clown

but because you're truly usually a chance because you're truly serving

people so everything I just share with you traditional way you join local real

estate investor but now let's hat on the technology you go there to collect

business cards okay everybody want to give business cards you don't have to

worry about giving business cards that's not just your own thing is that you

don't want to give you give a business card most people drop in the garbage can

and things like that there's nothing wrong with having a business card I do

have mine let me show you - I'm out of fat but I don't I don't offer it

voluntarily I don't just offer it to people if you ask for it I do have one

okay and again it comes from a standpoint often people ask for it if

you're asking for it that means it means something to you and I want to give you

that body I want it to be available so I can give you that value this is my card

right here right so I have it available in case somebody asked for it why don't

just offer it okay it's not something I I just offer okay but most people want

to offer it be the person to serve that need in that point in time and then they

start knowing you start liking you and eventually you're building trust and

that takes time and that's all wrapped up little list building

by the source here I didn't just share with you how to find buyers but also

share with you how to maintain a tribe how to maintain trust in the marketplace

how to get them to like you right how to get them to know you like you and trust

you the KLT skill you're gonna improve on that in this scenario as well and

this concept I just share with you is a

business but also remember it's about the reps the trust is actually the value

there it's no lie can trust what we get to the trust have to know you got to

like you and then over time you earn trust so if you're just gonna go to an

event one time and you meet people and you never meet them again and then you

never took the time to take their card so they can't consent to hear from you

how do you build trust because trust remember takes time the only way you can

buy trust it's with time you cannot buy trust with money okay

and time is something that you can put in your favor because we're all in the

midst of time anyway we're all in that sandwich missed off time does that make

sense so that's what we're talking about today hopefully you got something out of

So what do you do when you feel like you just don't want to be married anymore?

And I'm not talking about when you're really, you know, debating whether or not

you should leave a relationship-- that's a little different. I'm talking about this

place that we all get into in relationships where it's like, I don't

think I can be with this person anymore, they're driving me crazy.

I'm Brenda Florida, life coach and lifestyle advisor, and we're gonna talk

about this today. You know, I've done a lot of posts and videos lately about

being single and so I thought I'd address the most common, probably,

dynamic that comes up with married folks. Because I have been married. I know very

well what this is like, where it's just like, ahhh, you know, I can't stand this

anymore. I can't stand being married to this person. And it's usually because

you've got some needs or wants that you want your spouse to do that they're

not doing, you know, and they kind of stack up, so it's like more than one

thing and it starts getting irritating after a while because, you know, we're not,

you know, doing a project that I wanted to do, I wanted to go on vacation and

we're not scheduling that, we're not having enough sex, like whatever it is--

and it's usually the compounding of several of those things. So my little

Live Lavishly tip for you today is twofold, actually. What I would do, I would

get really clear about what it is that you're frustrated with your spouse about, okay.

So don't let yourself off the hook, so to speak, by just thinking about this

real generally, like make yourself get real with it and say okay like what am I

really irritated at and list of whatever it is, you know, two, three, five, ten things

that it is-- and sometimes even in making the list you realize that some of it's

kind of bullshit, that that doesn't really matter to you, you're just, you

know, using it as an excuse to be irritated at your spouse. And that's okay

too, but so, the list will help, So make your list of several things and then I

want you to look at that list and I want you to do two things with it. I want you

to pick one thing, just one that you really do want to go

to your spouse about, okay, and say, hey, I've been trying to be really flexible

about this and wait until you're ready or, you know, whatever the deal may be,

but I just need you to know that I need us to take some action on this now or I

need us to talk about this or I need to bring this, you know, to the forefront so

it's not something that keeps getting swept under the rug or it keeps getting

delayed or, you know, whatever your truth is about that. And take time with

yourself to really know what your truth is, right. Part of the benefit of doing an

exercise like this is really getting beneath the surface-- because always in

relationships, especially in marriages, but this happens at work and with

friendships and all kinds of things-- what we're upset about is usually the--

whatever is on the surface is not usually what the real issue is, so it's

like, you know, looking at the band-aid and saying that's the problem instead of

realizing there's a gaping wound underneath, right. And so it will help you

get clear on what's really important to you and and what's not and why, so then

you can go communicate that. So pick one thing that you want to go to your spouse

about to hopefully get some movement on. And now I want you to pick one thing

that you want your spouse to do, but you're just gonna do it for yourself and

as much as that may feel like a disappointment, allow yourself to feel

how empowering it is actually to take care of that yourself, to meet your own

need in that way, because if you didn't have a spouse, you would take care of it

a different way, you know. Maybe you'd call a friend to help, that's okay too,

but whatever it is, take care of it yourself or give it to yourself in one

way or another because the more that we take responsibility for our own needs,

the more lavish our life is because other people don't really have as much

power then to disappoint us because I'm not dependent on that person for it, so

that doesn't mean there's not an appropriate balance of things that we,

you know, expect from our spouse or want from our spouse and all of that, but you

can deal with that a different day, right? Now we're just talking about getting out,

freeing ourselves from just this sort of "I am so sick of being married"

thing and get past that and get to a place where you're feeling more grounded

and more centered. So I hope you'll do this. I'd love to hear how it goes for

something like this we could do. So if you're single, same thing, I said this a

few weeks ago in one of the videos, think of something you wish a person you were

dating or you know would do for you and go give it to yourself.

Because when we take care of ourselves, we live lavishly.
