Things To Look For In An Agent - Greater Phoenix Area Real Estate Agent - Duration: 2:52.

at RE/MAX Excalibur.

Thanks for taking the time to watch this quick video

on pitfalls and red flags to avoid

when hiring a realtor to get your property sold.

Probably the number one thing I see

when I talk to people who've tried to sell their home

and it hasn't worked out

is they hired a friend or a family member.

It's not always a bad idea

but you wanna make sure that the person you're hiring

is full-time and has a lot of experience.

87% of realtors in Maricopa County are either part-time,

new or less than five years in the business.

So when you hire an agent,

you wanna make sure they're selling

at least 100 homes a year or more

before you want them working for you.

Also, you wanna make sure the agent you're hiring

has a training and certification in contract negotiation.

I'm a certified negotiation expert.

Less than 1% of agents in the U.S. have that certification.

In fact, real estate school teaches agents

zero about negotiation.

They teach you how to fill out a contract,

they teach you how to fill out a counteroffer,

but not how to negotiate and defend your seller's equity.

That's extremely important.

In fact, our clients on average

are getting 2% more for their homes

than the average realtor in the MLS

because all of our contracts are negotiated

by certified negotiation experts.

Now, you also wanna make sure

that the agent you hire charges a minimum 6% commission.

Why am I saying that?

There are a lot of agents who charge less than 6%.

The problem is, in most cases,

those agents are doing what I call a list and leave.

They put the home on the MLS,

they put a sign out in the front yard

and they wait for a buyer to show up.

The problem is, the home takes a lot longer to sell

because there's no active marketing being done for the home.

The longer the home sits on the market,

the lower the offers come in.

Now, maybe the seller saves 1 or 2% on commission,

but on average are losing 3 to 5% on the sales price

because the home took too long to sell,

there was no active marketing being done

and the seller ends up leaving a lot of equity on the table.

how I am now you know I want to deviate from society I don't want to turn

towards people when I talk to them I want to you know be partially looking

forward to these videos first of all loved you I realize that some of you

guys might have questions there have been multiple conversations between our

members and myself regarding the type of content I made so recently I received a

comment on one of my videos here's how it goes you're good

thank you just watched your blackberry in 2018 video before this one I'm

subbing have my sub take it just bake it I don't know if that's how the guy meant

to say it but I mean when I read it that's how I picture it's funnier to me

if I read it like that now I know I'm a noob a-hole who knows nothing about

YouTube but I think your videos are too

random would like to see you focus on something

some topic I'll keep coming back for anyway if you know what you're doing

then of course even bathing in horse is better than my advice just know what

you're doing you have my best wishes for sweet

YouTube success might edit if you do decide to go with the first option you

might want to mix some water I don't know I'm lame yes my friend that

was pretty lame you might get judged but not by me because I'm pretty accepting

thanks for that comment man I needed it I needed to reevaluate what I was

working with and what I was making so I took a second I'm like okay yes I've

realized that a lot of my videos are random

in terms of what I'm talking about like you know you usually subscribe to a

channel for a particular reason like maybe one channel does technology

reviews one channel does like laptop reviews specifically like you know

there's one channel that does travel vlogs when you come to my channel you

probably are confused because of the content that you're getting I took a

second and think I'm like ah this person is right they are random so what I did

was I went to my video log you know all the videos are posted without the

exception of maybe one or two out of all the videos that I posted I've noticed

that my videos aren't random why because all of them reflect my life I don't know

how to say this but like my life my life is a joke so my life is like a joke you

know I mean I don't know how to say this without making it seem sadistic what

happens is all these stories that you guys heard from me are real stories I

don't I don't make stories up what I do is I take little bits and little truths

of my life I make a video out of it I find the humor and those things like

literally I could even be walking to the bus stop to head to school especially in

a lot of serious situations I could definitely find some some type of comedy

that could be made from that so my videos aren't random if you think about

it from that sense I've always been into stand-up comedy a lot of the times when

you do hear a comedian especially a stand-up comedian

you know they jump from topic to topic within the same performance this in a

sense is the same thing so please keep following me you know if you guys enjoy

these stories that I tell you and trust me I have a lot more coming thank you

for your comment I needed that and I hope this gave you some type of answer

but here's the thing though I'm always open for criticism you know like I'm

glad that this person commented on my video letting me know this that you know

he perceives my videos to be random and Who am I making the videos for for you

that being said this video was just to explain that I couldn't just comment my
