Waching daily Mar 13 2017

I started riding motorcycles when I was 19.

I felt like I discovered something wonderful.

I'm usually working in the shop during the day, but at night I like to go out with friends.

We ride to places like Gate Bridge and Yokohama, going through tunnels.

That is really fun.

Of course I like the style of the old bikes and I like to imagine the time back then,

but the bikes' speed is also important because it's a playful speed that I can enjoy.

So for me it's both, style and speed.

American English Lesson On How To Use "Taste" "Tasty" and "Tasteful" Correctly - Duration: 3:27.

Hi Guys!

This is a mini lesson about different words involving "taste" It can be used in different

ways and they mean different things and it can be a mistake that's made in English.

"Taste" "tasty" and "tasteful".

"Taste" means two things: it means to put something in your mouth and like the flavor

of it or taste can mean that someone has a sophisticated understanding of something.

For example, in art you can have good taste in art or someone has good taste in clothes

(not me because I always wear the same thing because I'm boring), but these words can get

confused sometimes.

Then "tasty" describes how somethings tastes.

If something is "tasty" we could say it is "delicious" or my favorite word "yummy".

And then we could take the original word "taste" and add "-ful" at the end.

There are a number of these (words) where you add "-ful" at the end of the noun - it

modifies the noun to make it an adjective.

So, "taste" can become "tasteful" meaning someone is full of taste, they have good judgement

on how to dress or how to decorate something or the way they behave.

Color can become colorful, so some people's clothes are colorful or you could describe

a peacock, the bird with all the feathers in the back that have many different colors

- that would be colorful.

Someone can have success or they can be described as successufl - "He's a successful businessman"

- "She's a successful designer.

or, care can become careful.

So someone who is careful shows caution or they pay attention to details.

Where the mistake gets made is someone might say "Ah, this food is taste" and that is not

exactly correct.

Food can be "tasty" or the design of the food on the plate can be "tasteful" or the way

the restaurant is decorated can be tasteful but you wouldn't say "That the food is tasteful

meaning full of taste.

That is where it gets confusing, we would use tasty to describe instead.

I hope that clears that up because I've heard that mistakes a few times about saying something

was "taste" or "tasteful" when someone meant it tasted good - it was "tasty", or my favorite

word "yummy" Please subscribe to these videos.

These are corrections that will help you go from that excellent level of English to becoming

truly fluent.

Mix the dry ingredients

Mix the liquid ingredients

Add liquid to the dry mixture

Split the dough into two halves

Add cocoa to one half

Make the "cuts"

Bake at 180 degrees Celsius for ~45 minutes (until crispy)

How To Double Your Income On Every Deal You Do - Duration: 6:25.

Hey, it's Joe Crump.

We just explained, I did a whole bunch of videos on the different zero down structures.

Hopefully, you've listened to those.

It'll help you understand this next series of eight or ten videos that I'm getting ready

to do here that are going to go into specific deals.

And these are hypothetical deals, but they're deals that are similar to things that we've

done in the past and things that I've worked with my students on in places all over the

country, in different price ranges and different markets and up markets and down markets, all

over the place.

So, I'm going to give you the information that we get from the seller, or the things

that we ask the seller about, and then we're going to talk about different ways we might

structure that deal that'll solve their problem and be profitable for us.

So, this first deal, the asking price on this property is $125K.

The value of the property is $135K so there's not much equity here.

They tried to sell it with a realtor but the realtor says, well, it's going to cost you,

you know, 10% to sell it, so we're really looking at about, you know, $13,000 to get

it sold and carrying costs and closing costs and realtor fees and negotiation fees and,

you know, repair costs when they do the inspection, carrying costs, you know, the months that

it takes them to get it sold, it's going to take them 3 or 4 months to get it sold.

And they just don't have enough money.

They'd have to come to closing with $5,000 or $10,000 in order to make this happen, even

though they've got a little bit of equity in the property.

So, they're asking $125K. You know, actually, they've got a mortgage

on here that's only $100K, so with a mortgage of $100K they do have the equity.

They could sell it, but they're not going to, they're going to have to give away all

that equity.

It's not going to actually cost them money at closing, they're actually going to be able

to sell it and get out of it and they could do that if they wanted to.

But it's going to profit them a lot more if they hold onto this property and don't pay

a realtor for it.

So they're principal, interest, taxes and insurance payment is $850 a month on that

$100K.

The rent that's possible on a property like this is $1,100 a month.

It's in good condition.

And they want to know what you can do for them?

So, you start looking at the structures again, look at the zero down hierarchy and decide

is this a property that I'd like to keep?

If you keep this property, you could have cash flow on it.

You know, you've got $850, that's about $250 a month in cash flow if it rents for $1,100

a month.

That wouldn't be bad.

If you had to pay a property manager then that's reduced by another $100, but still

it's positive cash flow and you can build this value over time and if you got it for

$100K that might not be so bad because you're walking into $35K worth of equity right off

the get go.

So you made $35K, you're going to turn around and sell it for maybe $145K on a lease option.

They pay you, you know, the buyer pays you $5,000 for the down payment.

They'll still owe you $140K. You only have $100K mortgage on it.

If they exercise the option you make another $40K.

If they don't, you sell it to somebody else and get another lease option fee.

Also, while they're holding it, you're going to be making money on that monthly payment.

It's a beautiful to own property and it can serve you for the long term.

You just need to make sure that you put aside some of that $5,000 as a reserve for when

the property goes vacant.

Because a lot of people don't exercise their option.

It's less than 30% of the people who'll exercise their option on this.

So, that's something you can do.

Now, a lot of people, when they're just getting started with investing, they don't think that

it's, they want to be able to spend all the money that they're getting on their deals.

So, what you could do instead is do a lease option.

You could do the for rent method on this.

And you could just have sign a lease option memo, you have control of the property now,

and you go out and put an advertisement in Craigslist on Zillow, you put a sign in the

yard, put a lockbox on the door, you get people into the property, find somebody who's willing

to rent it for $1,100 a month plus put a down payment on it and buy it on a lease option.

You raise the price up to $140K, you promise them $135K. Let's say you raise, they're asking

for, they're only asking $125K on this, so let's raise it to $135K because that's the

real value.

We ask for $10,000 down, but let's say the buyer doesn't have $10,000 down, they've got

$5,000 down.

We could take $5,000 and then we could take $5,000 as a promissory note that the buyer's

going to pay us over the next year or two years, get a couple hundred dollars a month

payments from them over the next few years to pay off that promissory note.

So that way, instead of getting $5,000, getting what they have right now, you're going to

get twice that for each deal.

And this is something that a lot of my students are doing once they get good at this process.

And, it means you've got regular cash flow coming in.

You've got notes that you're collecting on and it's a wonderful, wonderful thing.

And, if the person moves out, and you keep a good relationship with that seller, they'll

probably come back to you and ask you to fill it again.

And I've had students who've filled properties for the same seller over and over and over

again, and they always come back and they stay on good terms with them and it's not

a problem.

Nobody gets upset with them because these properties go vacant.

They'd like them to stay solid, but the understand that it's possible that your tenants might

stop paying or you might need to get rid of them and start over with something else.

Especially if you explain it to them, and explain to them and be honest with them about

the likelihood of whether or not they're going to buy that property.

Just because people don't buy that property, or don't plan on buying that property in the

long run, doesn't mean that the seller won't work with them.

Because the seller, it's usually the best option for the seller and the most profitable

for the seller, depending on whether they're in a situation of need or they just want to

make more money in a greed situation.

It's always a situation of either need or greed that'll help you sell you these deals

to the sellers.

So that's the deal.

You know, you can either put this one in your portfolio, or you can, you know, make a quick

chunk of cash on it and some money over the long term.

All right.

Signs and Symptoms of Prostate Cancer that You Must Know

Prostate cancer is the second most common type of cancer found in American men, after

non-melanoma skin cancer.

It is one of the leading causes of cancer deaths among men of all races and Hispanic

origin populations, according to the Centers for Disease Control and Prevention (CDC).

Prostate cancer starts in the prostate gland, a walnut-sized gland in men located at the

base of the bladder in front of the rectum and surrounds the upper part of the urethra.

The prostate helps regulate bladder control and produces the seminal fluid that nourishes

and transports sperm.

According to the CDC, some 176,450 men in the United States were diagnosed with prostate

cancer and 27,681 men in the U.S. died from it in 2013.

It is not yet known what specifically causes prostate cancer.

However, there are several factors that increase the risk of prostate cancer.

Some of the risk factors are:

Age: Prostate cancer mainly affects men over the age of 50 and your risk increases with

age.

Family history: Men are more likely to get prostate cancer if their father or brother

has been diagnosed with it, as compared to people who have no relatives with this cancer.

Ethnicity: Black men are more likely to get prostate cancer than men belonging to other

ethnic backgrounds.

Lack of exercise: Lack of physical activity makes you more vulnerable to prostate cancer.

High testosterone levels: Men who use testosterone therapy are more likely to suffer from prostate

cancer.

Poor diet: As with most cancers, a poor diet puts you at a higher risk of prostate cancer.

Excess dairy products, a high-calcium diet, intake of processed and red meat, saturated

fat, high alcohol intake and high doses of vitamin E supplements are linked to a higher

risk of prostate cancer.

Changes in Bladder Habits

Due to the proximity of the prostate gland in relation to the bladder and urethra, prostate

cancer leads to a variety of urinary symptoms.

Depending on the size and location, a tumor may press on and constrict the urethra, leading

to changes in bladder habits.

Blood in the Urine

Noticing blood in the urine, though most commonly caused by a bladder infection, is another

possible indication of advanced prostate cancer.

Unfortunately, you may not have signs or symptoms in the early stages.

3.

Sexual Dysfunction

The prostate gland plays a key role in the male reproductive system.

Hence, any kind of problem in this gland can cause sexual dysfunction.

4.

Frequent Pain

Once prostate cancer spreads and reaches the bones, it can cause frequent pain.

Pain is also likely to occur in multiple areas.

The intensity of the pain depends upon the growth of the tumor and how much it has spread

into the surrounding areas.

5.

Weakness or Numbness in Legs

Along with pain, you may experience swelling in the legs and pelvic area.

Plus, there may be numbness in the hips, legs and feet.

It may also cause stiffness in the hips, thighs or back.

Unexplained Weight Loss

Unexplained weight loss is often one of the first noticeable signs of different types

of cancer, including prostate cancer.

7.

Fatigue

Moreover, constant weakness and fatigue can be a sign of a variety of cancers, including

cancer of the prostate.

Important Note:

The American Cancer Society recommends that men above 50 years of age with one or more

risk factors for prostate cancer get routine screenings.

Prostate cancer screenings make it possible to detect the cancer in its early stages,

before symptoms are present.

People on Marine Corps Air Station Iwakuni attended the Japanese American Society Culture Festival - Duration: 2:01.

People came together and bonded over snacks, Origami, Kaugra Dance performances and more

at the annual Japanese American Society Culture Festival at Marine Corps Air Station Iwakuni.

"It was good to get dressed in a Kimono and also to help to do with the tea ceremony.

Not everyone goes out in town and take part in cultural events.

So this is a good way to show to people that stay on base a lot, just a little bit of what

there is to enjoy about Japan culturally."

The J-A-S is a nonprofit organization that aims to bring the base and the Japanese community

together by raising money through volunteer work for different cultural events.

"There's probably about a half dozen events, if not more going on in there, and so.

It's a great opportunity for the Americans in Iwakuni and particularly on Marine Corps

Air Station Iwakuni, to get to know some Japanese cultural traditions and to meet other Japanese

people.

There's even students from Hiroshima university down here today.

So it's a great opportunity to continue to build the great relationship that we have

with the Japanese people."

The event gives Japanese and American attendees an opportunity to better understand each other's

culture through different festivities.

"We have a special type of event for the base community.

We bring the Japanese culture here on the base, so that the Americans as well as the

dependents and family members can actually enjoy the culture here on base.

But we wanna at least let them be aware that these are the cultures that has been offered

off base."

The Japanese American Society hosts cultural events throughout the year to strengthen the

U.S.-Japan bond.
