Hello, Ruby's pretty tired out. She's been around five houses with me today but if

you carry on watching, I'll show you, how to do my two-minute check to find out if

you live in a north Wales property hotspot.

We're going to use this iPad to simply go on to on the market.com or Rightmove.

Go to the area in which you live.

Check how many properties are up for sale and sale agreed at the same time

and compare that total number of properties with how many properties

actually are sale agreed, so that you get a percentage of properties that are sale

agreed in your locality. You then go on to do this with other areas to see how

they compare and it's really surprising how much difference there is.

In this example here I've gone on to LL41 which is Blaenau and Traws area and you can see

that it's brought out 63 results. If you go on to filters and then when you get

the drop down filter, click the include sold subject to contract button.

That then brings up to a total of 95 results. From those two figures you can take 63

away 63 away from 95 which leaves you 32 so you can see that 32 of

the ninety-five properties are sale agreed and the overall ratio is about 33

percent of sale agreeds, which is actually quite high. We can do the same thing by

going into Dyffryn Ardudwy area LL44. You see there's 12 results there and

then click to include sold subject to contract and then that takes it up to 15.

So out of that, you've only got 3 out of the 15 that are sale agreed and that's

much lower success rate of sales.

Now I said that there would be some interesting results here We're just

going to have a look at Porthmadog next. You can see in Porthmadog a

much bigger area again. Forty results here. We then untick subject to contract and

sale agreeds and brings it down to thirty seven, so only three properties out of a

total of forty in Porthmadog are sale agreed which is only a seven-and-a-half

percent success rate.

Now another thing you can do is go on to Rightmove on to the estate agents there

and do the same sort of thing by looking

at the success rate of individual agents and how many properties they've got sale

agreed out of their entire register, but haven't got time to go into that at the

Maddox Ritch, 6, was found dead on September 27.

He had been missing since September 22 in Gastonia, North Carolina, just outside of Charlotte.

Maddox was found at around 1 p.m.

off of Marrietta Street and the Old Dallas Highway in Gastonia.

His parents have been notified.

He had been described as having autism and as being "nonverbal." The FBI was offering up to $10,000 for information that led to finding Maddox.

Maddox was with his father, Ian Ritch, in Rankin Lake Park when he was reported missing.

Ritch says his son ran ahead of him.

Ritch said his son was chasing after a jogger.

At the time he was last seen, Maddox was wearing an orange t-shirt with the words, "I am the man," printed on it.

In addition to black shorts with a white stripe.

In a press conference on September 26, Ian Ritch told the media, "I just want my son home.

It's torture." A press release from the Gastonia Police Department says that Ritch, Maddox's mother, Carrie Ritch, and Ritch's girlfriend, who was also present in the park, are all co-operating with the investigation.

Around 330 law enforcement officer from local police to the FBI have been searching the park.

The Gastonia Police Department has implored more people who were at the park on September 22 to come forward.

The FBI is looking to speak to the jogger as well as a man who was loading a kayak into a truck nearby and professional photographer who was in the area at the time.

Officials are worried that impending weather might hamper the search efforts.

The Person Who Made the 911 Call Isn't Sure Maddox Was Ever in the Park.

Police in North Carolina released the Maddox Ritch 911 call on the morning of September 27.

The call was made by Rick Foxx, who works at Rankin Lake Park.

Foxx told CBS News, "It didn't look as though they were that concerned.

I've worked there almost three years and we see everybody come in and out of that park pretty much.

I didn't see that kid one time." The 911 call didn't come until an hour after Ritch says he lost sight of his son.

Ritch said of the delay, "My initial thought is that I had park staff searching.

I thought we would have found him and there was no reason to call police until that time period.

Then it got scary.".

Foxx can be heard saying in the 911 call, "We've got a missing kid.

He's been missing for the last 30-40 minutes.

Hour maybe… We searched everywhere." In a separate interview with WSOC-TV, Foxx said, "The dad approached me and said he lost his kid.

I said, "When is the last time you seen him? He said that the kids, they were coming around the track, and the kid got away from him." Foxx added that Carrie Ritch eventually showed up to help in the search, "The mother was really frantic.

She was hysterical.

She got out of the car, and one of the sheriff's deputies had to calm her." Foxx said that her reaction was completely different to Ritch's.

Foxx said, "He didn't act like a concerned parent, like I would act, or any concerned parent would not… I pray and hope they find that kid alive, I really do.

I really hope so.".

Ritch Said: 'I Know I'm the No.1 Suspect'.

In an interview with CBS News' David Begnaud, on September 26, Ritch said, "I mean, I know I'm the number one suspect when it starts.

That's plain and simple." Ritch said that investigators have asked and been supplied with his phone records as well as getting access to his car and home.

Ritch has told CBS News that he has taken two polygraph tests but the FBI has not released the results.

Speaking to Fox46, FBI supervisory special agent Jason Kaplan said of Ritch, "We've worked very hard with him and Maddox's mom.

We feel confident that the information is accurate and has helped.".

Ian Ritch Said that He 'Couldn't Catch Up' With His Son.

Ritch told Good Morning America that he has difficulty running because of diabetes and neuropathy in his feet.

Ritch also said in that interview that his son only talks at home and doesn't communicate with strangers.

Maddox Ritch attended school in Concord, North Carolina.

When asked about the moment he lost track of his son, Ritch told Begnaud:.

All of us was together.

Everything was great.

And then a jogger passed by and as he was jogging past us, that's when Maddox started to jog out behind him.

So I usually just give him a little space and let him do his thing and once we got so far, he took off from me running and I tried to catch him.

And I just never could catch up with him.

He had too much of a head start on me.

Ritch added that his son "had too many options" and could have gone into either a parking lot or on to a running track.

Begnaud later reported that Ritch had not disclosed his diabetes or his neuropathy to him.

Speaking to People Magazine, Ritch said, "These past few days have been hell for me.

I'm so broken. I'm heartbroken.

Every time it gets dark at night I burst into tears because i'm thinking, "My little boy is out there alone." Ritch added, "I was terrified.

I didn't know which direction he went, so I looked as hard as I could.

I went difficult ways and everything.

I tried to find him.

I don't know where he went.

Usually, when he takes off running, he'll slow down and stop for me to catch up with him.

This time he never stopped.".

Ritch Works as a Manager at a Grocery Store.

According to his Facebook page, Ritch works as a manager at a Harris Teeter grocery store.

He has previously worked at a variety of grocery stores in the Concord-area.

Ritch says he's from Kings Mountain, North Carolina, and now lives in Concord.

Ritch attended Kings Mountain High and Cleveland Community College.

Since the news of Maddox's disappearance, many Facebook users have been bombarding Ritch's Facebook page with negative comments, accusing him of hiding something.

In a Facebook post, Ritch said that he has not received any money for any interviews he has done.

A Candlelight Vigil Has Been Held for Maddox in Gastonia.

The City of Gastonia held a candlelight vigil for Maddox on the night of September 26.

Maddox's mother, Carrie Ritch, has told the media, "I just want my baby home, please, whatever you can do.

Maddox is my whole world and my reason.

He's mama's boy.

His smile is so contagious, and his laughter is so precious.".

Godly Communication: Listening First Speaks Volumes - Duration: 3:26.

You have two ears and one mouth.

That ought to tell you something.

I like that phrase.

It's teaching us the best way to communicate

is to listen, to listen well.

God says this in Proverbs 18. He says,

The reason why God gives us the encouragement is

how we argue.

So often we argue by supporting argument,

supporting argument, supporting argument.

"This

"is why I'm mad."

But if you answer

before listening, you never get to the real reason

why the person's upset.

And you can major

on a minor, on a supporting

argument why the person's mad.

So let's say there's a man and a woman.

And she's upset that he hasn't taken out the trash.

So, she says,

"You didn't fix the towel rack."

Supporting argument.

"You leave your towel on the floor."

Supporting argument.

"You let the grass grow over the summer until it's way too long and then you finally mow it."

Supporting argument.

And he answers before she's done talking,

and says, "Why do you bring it up? The grass? It's

"winter now! Leave that alone!"

And she says, "You never do what you're supposed to do!"

And they start fighting about the grass.

They have a big blowout argument.

He says things he shouldn't.

She says she shouldn't.

And they blow up and run away from each other.

Eventually, they reconcile, kiss and make up.

She thinks the argument's about the trash.

He thinks the argument's about the grass.

So, two weeks later, the trash isn't out again.

She yells at him, "We talked about this!"

And he goes, "No we didn't!"

And they fight about whether or not they fought about this before.

Does this sound familiar?

It's because we answer

before the other person's done talking.

God says leave your past

in the past.

When you're talking to someone,

don't do supporting argument, supporting argument,

supporting argument.

Instead, just go right to the cause,

right to the problem that's there.

And if someone comes to you and they're

bringing up the past,

listen.

Because you love them, listen.

And then ask them why.

Why are you bringing this up?

What are you really upset about?

And then you can major on what the

actual error, the actual mistake is,

and you will avoid so many fights.

Forgive others.

Leave it in the past.

Just as Jesus forgives you

and leaves everything in the past.

Don't bring that up.

Focus on what's most important

and you'll avoid big blowup fights

and arguments.

Chris Coons told CNN's Jake Tapper that he believes the FBI should thoroughly investigate the allegations of sexual assault made against Supreme Court nominee Brett Kavanaugh.

Coons is a Democratic Senator of Delaware, won a special election in 2010 to succeed Ted Kaufman, who had been appointed to the seat when Joe Biden resigned to become vice president.

Coons is testifying on September 27 at Kavanaugh's hearing.

Here's what you need to know about Coons and his thoughts on Kavanaugh:.

Coons Believes That It Should Be Left Up To Kavanaugh To Prove His Innocence.

According to the Washington Times, Coon insisted on Monday that the burden of proof lies with Supreme Court nominee Judge Brett M.

Kavanaugh to prove his innocence.

Coons said that Christine Blasey Ford and Deborah Ramirez "have nothing to gain" and have put themselves "at legal risk" by accusing Kavanaugh of sexual misconduct during his high school and college years.

"It is Judge Kavanaugh who is seeking a lifetime appointment to the Supreme Court and who I think now bears the burden of disproving these allegations," said Mr Coons in a Monday interview on MSNBC, "rather than Dr.

Ford and Deborah Ramirez who should be dismissed with slanderous accusations.".

Coons Met With Kavanaugh on Thursday Despite Many Senate Democrats Refusing to Meet The Nominee.

Coons was split with other Democrats on the Senate Judiciary Committee who refused to meet with Kavanaugh prior to his hearing on Thursday, saying it was a "key part" of their jobs to meet with the Supreme Court nominee.

"I think a key part of doing our job as members of the Judiciary Committee is to go ahead and interview the nominee and go ahead and bring the strongest arguments we can to help the American people see what concerns we have about Judge Kavanaugh," Coons told MSNBC on Friday.

Coons met with Kavanaugh for a one-on-one meeting Thursday, according to the Washington Examiner.

Several other Democrats on the panel, including ranking member Dianne Feinstein, have sat down with Trump's Supreme Court nominee despite their vocal opposition to Kavanaugh.

Coons Strongly Believes The Women Accusing Kavanaugh of Sexual Assault & Thinks They Deserve to Be Heard By All Members of the Senate.

Coons told Jake Tapper of CNN that he absolutely believes the women accusing Kavanaugh of sexual assault, and thinks the FBI needs to thoroughly investigate the allegations.

"I believe them both and I think it's important for other Senators, in order to assess their truthfulness, to have them testify in front of us, and to have an FBI investigation that would put in front of us more facts," Coons told Tapper.

Tapper then tells Coons that Mitch McConnell claims the accusations are nothing but a smear campaign against Kavanaugh, to which Coons replied: "I disagree, and I disagree fervently.

I think what we have here is the opportunity for the Judiciary committee to show that we can give a respectful hearing to the allegations of victims of sexual abuse.".

According to his biography, Coons has worked "tirelessly" to find bipartisan solutions to issues Delaware residents face since taking office.

In March 2017, the Bipartisan Policy Center recognized Coons for his "commitment to working across the aisle" and awarded him its Legislative Action Award.
