How I should behave and handle that?
As an ethical, matured human being - an ethical human being is a very immature human being.
I want you to know this.
You are holding on to your ethics because you have no consciousness.
Ethics you picked up from outside.
Whatever your society, your religion or your profession something they have put down some
rules.
Maybe they are the norms with which one can function when they don't know how to function.
Now for example, let's say you are a doctor.
There are the ethics of Hippocrates, you know?
That you must serve a person, it doesn't matter your convenience or inconvenience
when somebody is ill, when somebody's life is in danger, you must go and do it.
If you go by these ethics, yes you will go and do it but in the process you will become
sick.
Suppose you're a loving human being.
Yoga means fundamentally...
Today modern science has proved to you beyond any doubt that the whole existence is one
energy, isn't it?
Everything in the existence is one energy manifesting itself in millions of forms
or in other words this and this are same energy.
Now that you are sitting here, suppose for one moment
actually you experienced within yourself that all the people sitting in this hall are actually
a part of you.
Let us say you experienced something like this, not taught; actually you experience
like you experience the ten fingers of your hand; you experienced all these people for
a moment.
If you experience these people like this, after that do I have to teach you morality
and ethics?
Don't harm this person, don't kill this person, don't rob that person, would it
be needed?
Would it be needed?
No.
So yoga means just that, that you experience everything as one.
The word 'Yoga' comes from the word 'Union' where you see everything as one in your experience
because that is the reality.
Only because you have gotten enslaved to the limited dimension of your mind
everything is fragmented in the existence.
Only because you're right now you are basing all your experience through the sense perception
which perceives everything in comparison.
If you want to compare you have to divide.
If you want to compare you have to fragment the world into million pieces otherwise you
cannot experience.
This is the way of the sense perception
because your perception is limited to sense organs you have fragmented the world into
million pieces otherwise you cannot experience it.
So the whole process of yoga is to evolve beyond the sense perception so that you can
experience the existence as one.
Suppose you experienced all these people as a part of you, do I have to teach you ethics?
You will joyfully go and do what's needed and you will not become sick in the process.
Yes or no?
Yes?
So you are always trying to find poor substitutes for truth.
That's the biggest problem.
Now to study in one university you don't have to compete with anybody.
If you are truly interested in knowing what you want to study, you will study to the best
of your ability, isn't it?
Not because your friend is studying, you want to know that's why you study.
When you study like this; your study releases you.
When you study to get one mark more than your friend, you are getting entangled and sick
you are becoming.
You are actually becoming sick in the process, isn't it?
So to do what you want to do well, you don't have to compete with anybody.
What is it that you want to do?
Throw your life and do it.
What has to happen will happen according to your abilities and your capabilities.
Somebody is doing so much if you try to do that you will go mad
or if you compete with somebody, you also limit yourself; you never realize your full
potential.
If somebody is a monkey, you will become a little better monkey than him, that's all.
You will not realize your full potential, isn't it?
You look it into yourself.
What is that you want to do?
Offer your life to it and do it.
What has to happen will happen to the extent your capabilities, your intelligence and abilities
allow you, isn't it?
Why are you working against somebody?
It's not necessary.
And stop achieving things in this world.
There is nothing to achieve.
Do what you love to do with all your heart.
What has to happen will happen, isn't it?
Sadhguru: See, morality
morality has become an important thing in the society
because people have forsaken their humanity.
If your humanity was alive and active,
you would not need any morality.
People have put their humanity to sleep
and trying to behave like human beings with morality
and it's not working
because everybody will come up with his own morality.
And your kind of morality and another person's kind of morality is at war all the time.
What is right and wrong,
if you open this debate you will end up with a fight,
even within your family, believe me.
Yes or no?
No?
If you start a debate as to what is right and what is wrong,
whether it's in your
in the world
or in your neighborhood
or within the family,
fight is inevitable because no two people can agree on what is right and wrong
and it's never been settled ever
because no such thing exists.
Instead of trying to be right,
why don't people try to be sensible?
We need some sense in the planet.
These righteous people are always a trouble.
Once you have a strong set of morals,
you will see nobody in the world is all right.
If nobody in the world is okay,
you have a psychological problem.
The first sign of psychological imbalance is you start thinking,
'Nobody is okay.'
So morality is just that it's the first step towards insanity.
You just have to stretch it;
if you stretch it, you will go there.
Maybe you won't stretch it that far,
you are willing to bend it.
So you manage.
These are substitutes for humanity.
Why is it… our education systems,
our social mechanisms,
we are not doing enough to stir up humanity in a human being,
we are trying to fix it with morality and it's never worked.
All we will do is divide people into different kinds of moral sects
and they will always fight
because nobody can fit into your morality
because even you don't fit in actually.
Unless… you are smart enough to subvert it secretly (Laughs),
you understand?
Otherwise it doesn't work
because morality will not just stick to your profession,
it will enter every aspect of your life.
Once you start thinking what is the right thing to do in my profession,
you will also think what is the right thing to do on all levels of life, isn't it?
Once you start thinking this is the right thing
and somebody else think that is the right thing,
there is going to be a conflict
and a constant conflict.
If you stir up the humanity within you,
you will do the most sensible thing that's needed for that moment
and that's all that matters that
your actions are in context with the realities in which you exist.
And the context is always changing;
if you don't change according to that,
once
People who are moralistic are always looking archaic for the new generation of people,
isn't it?
They wonder why these guy is still alive.
(Laughs)
Yes.
If you're very moralistic,
even your children will wonder why are you still alive,
because you look like you are from somewhere else.
So what is the most sensible thing to do
what brings well-being to you and everybody around you;
this is all one needs to look at constantly.
Is there some way to fix it?
There is no way to fix it.
We have to be alive to it;
we have to be alive to it every moment
and as the context changes,
what we do has to change.
Morality and mortality are not very different.

And so, I am asked very often, what is the secret
behind our success, and today I want to share with you
three main reasons how I grew the company
from nothing to being number one.
None of these reasons are earth-shattering,
but they truly are the reasons why I am successful in spite
of the cutthroat competition that we have in our area.
I'm Victoria Lioznyansky, I'm a serial entrepreneur,
and I help introverted entrepreneurs overcome their fear
of public speaking and transform into confident,
compelling, and captivating speakers.
Number one: put systems in place.
This is very basic, but a lot of small businesses
postpone putting systems in place until later down the road
whereas I started working on that from day one.
Now, my business, Nutty Scientists of Houston,
is all about science, science for kids, it's all about
making kids fall in love with science.
It's very logistics heavy, as you can imagine,
and it's also a business where you have
a lot of part-time employees coming through the door,
and they all need to be trained.
Not only they need to be trained when they just start
with us, they need to be trained weekly.
Anybody who comes on board is able to train
very quickly and very efficiently because I have
a whole training system for every single class we teach.
We also have systems in place for how we pack materials
for classes, we have systems for how
we store materials for classes,
we have systems for how we do marketing and sales.
We have systems for everything, and this way,
not only I can take myself out of repeatedly doing
the same things over and over, but also I can be sure
that the things are done by other people just right.
And, here is something very important
to remember about your systems.
It's not just about putting systems in place, it's putting
the right, proven, and successful systems in place.
A lot of people forget that, they put the systems
in place and then systems don't work.
What we've done in my business is I've actually
walked that path of doing everything myself first.
I've taught classes, I've done shoes, I've done everything
you can only imagine myself, and I figured out
how to do it the best we can possibly do it.
Only then, I documented them, only then, I created
those systems, so it's very important to not just
put systems in place, but put the right systems in place.
Do not be afraid to hear 'no'.
You are going to hear 'no' many, many,
many times in your business, and it sucks,
there is just no other way to say it.
It's really, really, really demotivating, and depressing,
and upsetting, and what can you do, you know?
If you don't like hearing 'no',
you should not be an entrepreneur.
That's how I look at it.
So, from day one, I was out there doing sales and listening
to 'no' many times until yeses starting coming in, and then
there were more and more and more yeses, but I still hear
a 'no' all the time, I still do a lot of cold calling
when we're selling our new programs, I would call schools
myself, and I would talk to the schools,
and I would sometimes hear 'no', and it's okay.
Hearing 'no', it's okay, it's unpleasant,
but it's not about hearing 'no' and getting depressed
for the rest of the day and eating cookies and going home.
It is about hearing 'no', and just shaking it off,
and making the next call.
Commit to outstanding customer service.
You can't imagine how many small businesses go belly up
because they do not have exceptional customer service.
I've always been into customer service, forever,
even when I worked for corporate, I was always, always
focused on customer service, it's very much
an integral part of me, of how I think and how I do things,
and so for every one of the businesses that I've owned,
and I've owned several businesses over the last two decades,
I have been known to provide the best
customer service in the industry, period.
We do not take customer service for granted.
We really, really strive to be the best.
We really strive to bring the best to our clients,
and by saying the best, I mean we go above and beyond
what other service providers are doing,
so if you want to be successful,
if you want to be in business for a very long time,
you need to make customer service your number one priority.
And not just as a phrase, we are great at customer service,
this has to be a part of every single day procedures,
this has to be a part of your operation manual,
this has to be a part of how you run
your business every single day.

Happy Tuesday and welcome back to my channel.
My name is Ortal Levitan, aka The Workout Unicorn on all social media platforms.
So, I want to let you guys know before we start this video, it's going to be a little
bit different.
I did a poll on my Instagram account and I asked if people wanted more business-oriented
videos on my channel, and it was a resounding, yes.
So, I listen to the people and I give them what they want.
Today's video, I'm going to be talking about things that you need and things that you don't
need when you're launching your coaching business.
Now this is obviously applicable to people that have an online coaching business because
I know a lot of my followers and a lot of the content that I create is geared towards
people that have an online coaching business, whether it is fitness or any other type of
coaching or online service.
And so, this video is for all of you guys because I get asked this question so much.
Even though I made a gazillion post on Instagram, I keep having this question slide into my
DM, so I figured I would just make a YouTube video and I'd address it here so that I can
redirect people and they can watch my response instead of me having to type out seven different
paragraphs answering this.
So, before we get started do me a huge favor and subscribe to my channel and give this
video a thumbs up, it really, really helps me out, and obviously I appreciate the support.
Okay, so let's dive in.
What do you not need when you're launching a coaching business?
I know that there is going to be a bunch of business coaches out there and different coaches
that'll be like, "No, I disagree with this."
We all have our opinion.
I have been doing this for a while and these are things that I wish someone had told me
when I first launched my business, because I invested a bunch of time and money, and
frustration unnecessarily on things that I didn't really need until later on.
So, when you are first launching your coaching business, the main thing that you do not need,
listen to me, you do not need a website.
Can you hear me?
Did you hear me?
Good.
You don't need a website.
For the love of God, I see so many coaches that are just starting off, you have no clients,
no money.
You have a very small following.
Very few people even know who you are or the fact that you're launching a business, and
you're about to drop 5k on a website.
Why?
Nobody's going to visit this website.
No offense, nobody knows who you are.
They're not going to redirect to your website.
They don't care, so you don't need a website.
That is the first thing I want to say.
Now, again, the only caveat to this is if you actually have a product that you're selling,
like an actual tangible product, then you obviously do need a website.
You need to have a place where people can purchase from you and where they can go through
the whole funnel of purchasing the product, inputting that information on credit card,
et cetera.
Unless you have a product, you do not need a website.
Now, another little tip guys, if you're starting a coaching business, please don't start it
off with a $30 e-book, whatever, because in that case you will need a website.
Nobody's going to slide into your DM asking for your e-book.
If you're starting a coaching business, start it off with one on one high-ticket clients,
but that's for a totally other video.
So, the first thing that you do not need is a website.
Please, please, please, please, please, please, please do not drop 5k, 3k, 2k, any k or any
money on a website that you do not need.
Okay?
That's the first thing.
The second thing, and this is going to kind of go against what everybody thinks.
You don't need a very big following to have a successful online business.
I know, I know, coming from the person that has a huge following and literally built her
business on it, you don't need it.
Okay?
I'm going to be honest with you.
Does it help?
Heck yeah, of course it helps.
It helps when you have 250,000 eyeballs looking at every post versus 500 eyeballs.
With that being said, and I've talked about this in a different video, so feel free to
scroll through my videos, kind of learn more about my philosophy and how I approach social
media, but it's more important to have 500 targeted, loyal followers that support you
and care about you and love your content, than 250,000 followers who are not targeted
or not from your niche and are random dudes just looking at your page because they hope
you have a nice ass pic.
I said it, there, I said it.
So, you don't need a lot, a huge following.
You really, really don't.
You can be very, very successful with 500 followers.
I have clients that we start off and they make their first six figures off of less than
3,000 followers.
So, just going to say that there would.
With that being said, if you guys are looking to grow your following, especially if you
are an influencer or a blogger in those cases, yes, you do need a huge following.
The bigger the better, honestly.

It will solve all your problems when it comes to figuring out how to grow an Instagram,
what to post, what not to post, how to get the followers and the engagement that you
so desperately need to get those paid collaborations.
But, if you're an online coach, I said it, you don't need a huge following, you can do
just fine with 500 as long as you have the right strategy in place to attract clients
into your business and to have them see your content and engage with them.
A big part of that is figuring out your niche and figuring out who your ideal client is.
With that being said, another thing you don't need is a funnel.
Y'all, this is the buzzword for me.
I'm not even kidding, the word funnel, I can't even.
It gave me so much stress when I first heard it, because first of all, I didn't know what
the heck a funnel was.
People kept talking about this damn funnel and I was like, "What's a funnel?
What is ... Can someone define what a funnel is?"
I had no idea what a funnel was and it pissed me off.
So, that's a buzzword for me, but now that I know what a funnel is, it is such a hot
key word.
Everybody's like, "You need a sales funnel.
You need a funnel to attract the clients.
You need a marketing funnel.
You needed this ..." You don't need any damn funnels.
The only funnel you need is in your kitchen or for changing the oil on your car.
You don't need a funnel.
Okay?
Literally, if you're just starting your coaching business, please, please, please don't make
this mistake.
I had one of my clients make this mistake before they started working with me.
They went and they paid someone $10,000 to build a sales funnel for them.
They had 57 followers, I think.
They had no website.
They had no structure to their business in place, nothing, but they went and dropped
10k on a sales funnel because this person told them that this would solve all their
problems.
So, I'm here to tell you that it will not.
You do not need a sales funnel.
Okay?
You don't need any sort of funnel, focus on getting the authority that you need within
your niche.
You build yourself as the authority figure within your niche, within your market, so
that people find you to be the expert in your field.
Get one on one clients, get high-ticket one on one clients, and that will be the best
place to start for your coaching business.
Okay.
So, those are three things that you don't need and I hope that they save you some cash
because you really don't need them when you're just starting off.
With that being said, what do you actually need?
There are two things that you need.
One is a necessity, one is a recommendation.
So, the first thing that you need, and this is a necessity guys, you need to know how
to market yourself.
Now I'm not saying like market yourself in a sleazy way, or get paid for like some sort
of funnel or ads, or anything like that.
No.
I also don't believe that you need any ads, but I'm not going to get on that rant right
now.
So, I don't mean marketing yourself in that sense, I mean know how to show up online for
your audience.
So, figure out your ideal audience, figure out your ideal niche, and figure out how you
can show up authentically on their page, onto your page, and really share your content,
your knowledge, the value that you bring to them authentically.
That's what I mean by market yourself.
I'm not saying that you have to pay for ads or marketing in that sense, which is what
everybody thinks about.
No, no, I'm talking about marketing yourself in a way that your audience trusts you, and
you build that loyalty with them so that later on when you do want your products, they're
already ready to buy from you because they're like, "Yeah, this girl's been showing up on
my page so much, has given me so much value, I'm dying to work with her."
Okay?
So that's the first thing.
You need to know how to market yourself.
You need to know how to show up authentically on your page for your audience.
The second thing.
Now this is a recommendation, but based on my experience, it is a lifesaver.
Y'all need to hire a mentor.
If you're serious about your coaching business, if you're serious about making this a full-time
career and not just something that you tinker with on the side, I would strongly recommend
hiring a mentor.
I hired two mentors thus far and they have both been life changing.
Obviously my first mentor when I just started off, she helped me kind of figure out what
I want to do and my niche, and all that.
Then my second mentor, which I'm still working with now, has totally transformed my business
and my mindset around business, and also has given me actionable steps.
So, those are things that I really look for when I work with a mentor is first of all
the mindset.
Do we share a similar mindset and can they help my mindset kind of evolve to where theirs
is, so that basically like I'm going to become and I'm going to think like them, which is
very effective?
The second thing is actionable steps, because one without the other is just useless.
If you have a coach who's just really good with actionable steps, the mindset's not there,
you guys are not vibing, it's just not going to work.
I will say that mentors are pretty pricey.
My first mentor was 10k, my second mentor was 25k, and I had to take out loans for both
of them because like I said, I had just started my business at that point.
The first one was a short-term mentor and the second one was more of like a long-term
mentorship because that's what I needed.
I had already gone through the first phase of my business and I needed someone to help
guide me through the second one.
With that being said, could I have figured this out by myself?
Yeah, absolutely, I could have, but it would have cost me a lot more money.
It would have cost me a lot more time and frustration.
Honestly, a mentor is great because they are where you want to be in a couple of years,
and they're just going to guide you down the easiest path, the least frustrating paths,
and the cheapest path to the success that you're looking for.
So, technically you can figure out funnels, you can figure out ads, you can figure out
how to market yourself.
You can figure everything out by yourself.
You're not purchasing the knowledge, you're purchasing the guidance essentially.
You're working with them for the guidance and for them to make your life a lot easier.
I know some people might think it is insane to pay someone 10k or 20k or 60k to help them,
guide them down the path to success, but I can assure you it will make your life so much
easier and also cheaper.
I know for a fact that my mentors have saved me way, way more than I actually paid them,
and that alone made it worth it for me, let alone the fact that there is always someone
there to guide you and tell you what to do and what not to do, and what a good idea is,
and what a bad idea is.
Honestly, like they just saved me so, so much money and so much frustration.
So, I would highly recommend looking into a mentor if you have an online coaching business,
and if you're serious about it.
If you really just want to get from point a to point b successfully, easily, quickly,
a mentor will make your life a lot easier.

And in some, like the two Facebook videos that capture a white woman, identified by commenters on Facebook and by Latino Rebels radio as Jill Cronenberger, raging while in a Mexican restaurant in Parkersburg, West Virginia at the Spanish-speaking manager, that manager is calm and maintains his dignity in the face of her vitriol.
In scores and scores of comments on the posts, people praise Sergio Budar of Tampico Mexican Restaurant, who after being screamed at,cursed at, threatened and accused of being a rapist, calmly tells the woman in his restaurant that he will pay for her meal and would she please leave.
And while he'd previously tried to reason with her, he ends up saying that he is sorry for her.
Here's what you need to know:.
Cronenberger Tells the Manager of a Mexican Restaurant That he Must Speak English or 'Get the Fuck Out of My Country'.
"I lived in California for 20 years.
English is our first language, so you need to speak English.".
At that point, Budar says he is sorry.
"Well, I'm sorry about you too.
Get the fuck out of my country." Others in the restaurant are stunned and their reactions can be clearly heard: "what? What?" "Wow." "Oh my God.".
Budar tries to reason with Cronenberger who argues and speaks over him and at one point, the man she was seated with is trying to quiet her and she yells, "Will you shut the fuck up!".
In the videos, posted by Irma Dleon, she said that her daughter recorded the incident.
She was at work at the restaurant.
And the scene greatly upset her.
Dleon was, like Budar, calm and compassionate but wondered how things will get better.
"My poor baby was frightened but cannot believe this continues to happen.
We should be united as a country but there is much hate.
We are all human trying to help each other out.
I will pray for this woman to be a better person, but you can only educate the ignorant.
First they must listen.".
Budar Says He's an American Citizen, in English.
Another Restaurant Employee Tells Her She's Being Racist, Which She Denies.
Budar explains to Cronenberger that he's a U.S.
citizen, but she did not care.
She said that he must speak English or get out.
"What do you think I'm doing?" he said.
At this point, another person can be heard telling Cronenberger that if she's going to continue "being a racist" she will need to leave the restaurant.
To which she replies: "I am not racist.".
Patrons were not having it.
"This man takes care of me.
You're going to have to get out of her if you're gonna talk to him like that," he says.
She replies that she lived in California for 20 years.
He says, "I don't care where you live.
You don't talk to these people like that.
Not here you don't.
These are good people.".
The man with her, with silver hair, a beard, and glasses, who repeatedly tried to get her to shut up, told Budar that he was sorry and that Jill "was just a friend.
When Asked to Leave, Cronenberger Pushes Budar & Says 'I Got Raped by Illegal Aliens & You Want Me to be Nice to You?'.
Budar says he'll pay for everything they ordered and to please exit the restaurant.
Cronenberger repeats several times that she was "raped by illegal aliens," and then processed to accuse Budar of being a rapist.
"You're a rapist. You're rapists!".
In the comments on the Facebook post, there's no shortage of people who said that the 'rapist' comments made by Cronenberger are in line with what the now President of the United States said during the 2016 presidential campaign.
People were applauding Budar for the way he handled the attack.
"I would have been way angrier then that man.
He kept his cool and that's amazing!!!! I don't know that I could have…".
Cronenberger, 54, Has a Criminal Record & Was Sued For Workplace harassment in 2001.
Jill Elaine Cronenberger has an arrest record in Georgia.
According to online court records from DeKalb County, Georgia, Cronenberger was arrested and charged by the Dunwoody Police Department in 2010 with disorderly conduct.
And per jail records she was described as having strawberry blond hair, being 5′ 9′ and weighing 200 pounds.
According to records from Santa Clara Superior Court, Cronenberger was the defendant in a still-active case from 2001 where she was accused of workplace harassment.
A temporary retraining order was granted against Cronenberger by a judge as was requested by employer Draper's & Damon's, a clothing business for women over 50.
Few other details on the case are available.
Cronenberger, Listed as Currently Living in Atlanta, Was Outed by neighbors on Facebook.
According to court records, Cronenberg was married to a man named Redik Moldre.
The couple divorced in 2001 in Santa Clara County Superior Court.
Cronenberger has numerous other addresses from cities she has lived in over the years.
As she noted, she lived in California for 20 years.
Now she's listed as living in Atlanta.
Her address is Lakeview Estates, Georgia.
The restaurant she was thrown out of is in Parkersburg, West Virgina and online records show that being a location she has lived, along with Petroleum, West Virgina, Alpharetta, Georgia and San Jose and Sunnyvale, California.
People named Cronenberger.
And there were some other accusations against her, but those allegations are not confirmed.

seeing their success and how fast they've been able to achieve it. They
understand that creating a business is not a simple matter of hanging an "I'm
open for business" sign up on Facebook and hoping that people will notice. So to
help you get going with your best foot forward in today's episode of
Your Business Edge – AMPLiFY! Marketing for Small Business I'm going to share with
you six steps to help you get started in a way that will position you like a pro
right from the start, preventing you from wasting and making costly mistakes along
the way. So the first step is to have a firm understanding of your business
goals, your offerings and its objectives. Now this might seem like an obvious
first step but sometimes when we're starting out it isn't all that clear on
what our business plan should be. This is a time when you might want to consider
hiring a business coach or mentor who can help you with that clarification

process is understanding what your USP is, your unique selling proposition. What
will set you apart from your competitors? It's important to know that right from

questions so think about the kind of team, the kind of skill sets that you
need to have in place to help you with these kinds of questions. And so once you
have your marketing plan in place, your business plan in place, the next vital
component of what you need to do is to determine who it is that you want to
work with? Knowing who your ideal client is, is very important. You can't appeal to
everyone with your marketing message. The more clear you are on who you want to
work with the more targeted your marketing message can be towards that
specific group of people. You're speaking their language and addressing the needs
and challenges more specifically of what they are looking for and then this
insight will help you determine what your brand positioning will be. Which
leads us to step number three which is creating a compelling brand design.
Before setting up any kind of a website presence it's important to have your
brand design in place first. Start with a logo which will set the stage for all of
your brand imagery. Hire a professional graphic designer who understands brand
positioning. I can't emphasize this enough - when done by a pro the choice of
colours and fonts and brand imagery are done at a strategic
level that will attract the right people to your business. And so now that you
have your logo created and your brand assets and your brand imagery in place
now is the time to think about your website and the first thing I want to
caution you with is not to overthink what you need first. Set a reasonable
budget towards your website. Keep in mind that cheap will get you what you paid
for so anything under two thousand dollars is probably going to end up
being a bit of a waste of money but you shouldn't be paying tens of thousands of
dollars either unless you are planning on getting out there on a grand scale
right off the bat. So talk with a professional web developer about the
kind of website that you need. What functionality do you need to have in
place but make sure that you're talking to somebody who actually knows all of
the different options that you have available to you instead of somebody who
will only present to you the one option that they're familiar with and want to sell
you on. And hire a web developer who actually understands the web environment.
Despite what you see on social media and what your neighbour has told you, the web
environment is actually a very complex place and if your website is not done
properly it's going to cost you endless frustration, time and money. Website
development actually includes knowledge and skills in many different areas such
as back-end programming to be able to problem solve any issues that might come
up. Knowing how to install a pre-created WordPress theme does not make a
professional website developer if all they can do is use a drag-and-drop
WYSIWYG editor theme and install a dozen plugins to accommodate your needs. This
is not somebody who understands the web environment and
is not an ideal web person for your team. They should also have a true

have a fully SEO optimized website not just from a keywords perspective but how
it's been built and many other factors that go into play when building a
website that is SEO optimized. And of course having an SEO optimized website
will drive more organic traffic to your website which is what you want. And then
there's the branding and marketing. It's rare when a single person knows not only
the technical part of building a website but also the design the marketing and
the branding that comes into play as well. Hiring a marketing agency who has
website designers as well as copywriters and SEO specialists and website
developers and programmers on their team that specializes in each of these areas

So here is where your marketing plan needs to kick in into full gear. You need
to think about considering using marketing techniques such as SEM, which
is search engine marketing that's using Google Ads and Yahoo ads and Bing ads.
Those will drive direct traffic straight to your website from people who are
looking for your type of offering. It also includes social media marketing
both organic and paid. So Facebook Ads, LinkedIn ads, Twitter ads - wherever
your target market is going to be, there should be advertising going on. And then
your organic efforts can also be in place to help you build that know, like
and trust factor with your potential clients so that they will get to know
that you are an industry leader and that you are somebody that they can trust and
do business with. And then of course there's also the SEO component of your
website. SEO doesn't just end with adding in some keywords to your title tags.
There's an ongoing effort that can be in place to get your website out into the

How You Can Improve Your Investment Strategy by Exploring Markets First-Hand - Duration: 8:02.
- Let's talk about your personal
investment thesis in Charlotte.
Last time we talked about this you
were looking at Gastonia, you were looking at Charlotte
and you were thinking, well geez,
do I need to pick up property,
should I not pick up property,
you mentioned the four times lift.
Maybe give a little background on you, who you are,
Renters Warehouse and then of course, the lift areas,
the lift factors that you considered in Charlotte.
- Yeah sure, hey happy to be here.
So let me just jump into the Charlotte thing.
People know who I am or they don't
but what I say is more important than what my title is over
at Renters Warehouse so I'm in the process of executing
on an investment thesis in Charlotte.
I moved from New York to Charlotte five years ago.
Charlotte is one of the top five or six investment markets
in the country based upon the core fundamentals
of people moving from the colder climates
and the higher cost of living markets up north
and coming south and Charlotte is a mecca of finance jobs
and it's just, it's a phenomenal place
and so my whole philosophy about investing is that,
I know myself well enough to know that
I can't deal with heavy repairs.
I don't have time and I don't have the inclination to wanna
do that and so I don't try to find deals based upon houses
being in distress and I don't try
to find deals based upon people being
in distress because I just don't like living that way.
I focus on markets that have upside coming to them based
upon changes happening in the market, alright.
And so real quickly, Charlotte overall has lift because of
the migration coming down to the Carolinas, right,
and then within Charlotte I wanted to find
some human intelligence that I could bank on that would give
the properties that I bought and the neighborhoods
that I bought in, extra upward pressure
on demand because upward pressure on demand means prices
get higher and rents get higher over time
and all I'm trying to do is outperform the market, right,
so that's the way that I get, instead of just doing
a klutzy investment of buying a house in a good place
in good condition and paying market value, I buy houses
in good condition and I buy houses at market value
but I buy them in places that are popping right now
and so we talked and we went to detail last time
and so people can go back and hear that episode
but real briefly, there's a neighborhood just west
of Charlotte that is right next to a place where Amazon
is building a distribution center that's gonna
have 2,500 jobs and this little neighborhood is
a low-income neighborhood, the houses are between 75
and a hundred and fifty grand and it's gonna
see upward pressure on the values because of
the proximity straight, right in between
the new Amazon center and downtown Charlotte
so that was good enough for me.
You go another eight or 10 miles west of there,
there is a town called Belmont, North Carolina that had
a new train station that has not yet been approved
but I'm paying really close attention to it.
I believe it's going to be approved.
That's gonna be light rail for commuters to get to downtown.
Real estate values are already popping there as a result of
the potential of that and then another 10 miles further out
from there is Gastonia which is simply
a suburban town outside of Charlotte
that has appreciated more slowly than
the other suburban towns in the other directions
around Charlotte, like Huntersville to the north,
Concord to the east and Ballantyne to the south,
Gastonia hasn't caught up with those markets
and I think there's no good reason for that
and so I think it's gonna catch up and so based on
that I'm buying two houses in each place.
The update was that after we finished the segment last week,
me and Nathan, who is the man who videos this show in here
and creates video content around what we do
at Renters Warehouse, we decided to do something you
and I have been talking about for a year,
which is we jumped in the car and we took off
to go and eyeball these things,
to do the human intelligence that everybody should do.
If you can use the data the way that I teach you
and use reading and paying attention to people trends,
population migration, jobs, demographics,
people's sensibilities that are causing them to move
from one place to the other, if you get a good vibe
and a good feel for that, then it makes sense
to go and see it with your own two eyes.
Put your feet on the ground, make sure
that you're not missing something
and try to confirm your thesis, right.
And so we coined this new thing
called the Real Estate Road Trip.
We hopped in my car, I just got a Mustang GT,
I don't know if you're a car guy or not
but Mustang GT is the greatest little thing, man.
It's not expensive, it's fast as can be and it's loud and--

Instagram I think - lays rub--
- or something.
- Yeah. - Yeah.
It's just like, this is great. - Yeah, I'm going
through child.
I'm gonna have to have Renters Warehouse reimburse me
for my tires because I'm burning through them because part
of the show of Real Estate Road Trip is me saying, okay,
next stop, let's go to Belmont and then I tear out of there,
out of the parking lot and lay rubber like
the Dukes of Hazzard, like an idiot,
like a person who's 16 years old.
But it makes it fun for me and hopefully people who
are watching that show so we're putting
our first episode out in a couple of days
so I'm looking forward to seeing what you think.
So we went out and recorded that process of going to
the places, eyeballing and seeing them,
actually doing the research on the ground.
I came back the next morning, I had set up
some geographic alerts in Zillow to just let me know.
I drew some, you know, some circles around the areas
that I'm talking about and the next morning I got an alert
and the alert, there was one owner who
was selling two houses across the street from each other,
both of them occupied, both of
them exactly what I was looking for.
I found them at 6:00 a.m., I had accepted offers
by 7:00 a.m. via text message and now I'm in contracts
a week later and I'm doing inspections on Monday.
I'm gonna buy these two things and so I'm gonna be executing
on this thesis and what I want people to see is
that because I picked the where, I spent my time picking
the where and then the what was less important to me.
Like, these things better be in good condition
or I'm not gonna buy 'em because I don't have the time
or inclination, as I said, to deal with the repairs
but therefore I also don't have the renovation risk
of underestimating the renovation.
I don't have the risk of having it go longer than I expect.
I don't have downtime while the place is being fixed up
in order for me to be able to then get
it occupied and get it cash flowing.
These two things you get a cash flow
on day one and so I had the money that I
had prepared for this campaign.
It took me a couple of years to gather the resources
and during that period of time I was doing the research,
so two years ago I started this.
Two years ago I felt like I was engaged
with my strategy for Charlotte.
I didn't rush it, okay.
These houses all became more expensive over
the last two years but I wasn't worried about that because I
was stockpiling, I'm paying cash for these things, alright.
I don't even like using debt, alright,
I'm a very conservative investor when it comes
to these things 'cause I'm super happy to park this stuff,
get a seven or 8% yield on my money
and then I think I'm gonna see appreciation, five, 6%, 7%
a year over the next bunch of years.
Even if the greater Charlotte area
only appreciates 3%, I am gonna double up on that.
- That's right. - And the reason is
because of that Amazon facility
and the things I told you about.
- So we gotta go to break in a second.
What about those investors that, say,
can't buy all cash but they can put down 20 or 30%?
Do you still
recommend they buy? - Yeah, that's a good one.
Sure, yeah, 30%, I like 30%.
I don't like 20.
The reason I don't like 20 is that
it's just too close, you know.
You're gonna wind up having, you make a mistake
on what you think you can rent it for
and you could actually wind up making no money on
a month-to-month basis so I would rather see
you wait another year and put down 30 or 40%, alright,
and that's why I make the point that I started
this investment strategy two years ago, doing my research.
I was relatively new to Charlotte.
I was really reading and getting a feel for it.
I wasn't impatient about it, now I'm pulling the trigger.

The Secret Caribbean Island You Need To Visit Now! - Duration: 2:56.
Hello, I'm JetSetSarah and I'm on Bequia.
Beq-where?
Well, Bequia is part of the country
called Saint Vincent and the Grenadines.
And it's really tiny, just about 7 square miles
and only 5,000 people live here.
And guess what?
I have never been here before,
so I'm really excited to explore it.
And you know what makes me even more excited?
Is showing you it too.
So let's have a look around.
Bequia's main town, Port Elizabeth
is small in size, but big on charm.
And if you're here, you really shouldn't leave without seeing it.
Especially since nowhere on island
is more than 20 minutes drive away.
You can catch a dollar van into town
and go to Front Street,
where you'll see the fruit and vegetable market,
a lot of small store and sidewalk restaurants,
including the world's prettiest Pizza Hut.
From Front Street,
you can take one of the Caribbean's most scenic walks.
It's a 15-minute stroll along the waterfront Belmont Walkway
to Princess Margaret Beach.
There are only a handful of hotels on Bequia.
And most of them are small
and located on the Caribbean or western side of the island.
The largest hotel here however is Bequia Beach Hotel, where I stayed.
You'll find a clutch of pastel-painted, fretwork-trimmed cottages
and villas in a beachfront garden setting.
The 57-room hotel is only 10 years old,
but it really feels like it's been here forever.
There are faux vintage travel posters decorating the lobby,
a string of palapas line its brown-sugar sands
and the room decor is really tropical,
A mash-up of influences from all over the world,
with pineapple and palm print and other botanical motifs galore.
Of course no trip to the Grenadines
is complete without at least one cruise
to the windex blue waters and sandy islets
that have made this region one of the Caribbean's sailing capitals.
The 100-foot-long, luxury motor-yacht Star of the Sea
runs daily charter routes to the Tobago Cays Marine Park,
where each palm-studded island is more beautiful than the next.
You won't need much more than shorts,
a swimsuit, and lots of sunscreen
to enjoy all this island has to offer,
So leave your suits and your sequins at home.
Bequia is one of the last places
that you'll find that true old Caribbean spirit.
And it's just as casual and beachy as you'd imagine.
