How's it going everyone Sutton The Magician here in this video i'm going to teach you

how to do the Magnetic Silverware tick so i'm going to take two pieces of silverware

they do not half to be but in this case i'm using tow spoons so watch i'm going to make

them two magnetizes check that out they both stick together it's pretty awesome trick you

can just take two spoons anything and it will fall off cuz i'm about to teach you the trick

what your going to need is thumb tip it's a magnetic thumb tip by Vernet Magic so all

your doing with the thumb tip well before I say anything about how to do the trick i'm

going to teach you tell you where where to get it i'm going to leave a link in the description

where you can get one of these or you can probably get one of these at your local magic

shop now how to do it what your going to do is take a spoon and fork or spoon and spoon

don't do a knife or knife but what you want do do you want to hold it this one is a heaver

one than this one that's why i'm putting this one on the top you want to hold it right in

the middle so it like magnetizes down here then you want to take your spoon well your

other piece of silverware and put it right there like kind of go slow because it's not

going to stick if you like hurry up and put it on there and it cant it has to be right

there or lower like right there so you can actually even turn it sometimes maybe even

something like that but you can't have it up here or else it's going to fall see weight

maybe not yeah but the only reason it's stuck it because I started down here because watch

if I start up here it wont stay see it will not stay well maybe sometimes maybe for just

like a second see right there but you want to keep it right here for it to actually work

just keep it right down in the middle so i actually works you can move it now this is

ruffly three dollars to five dollars and it is really strong see check this out it's like

Welcome to the end-of-year analysis of the Sebastopol real estate market for my NextDoor.com

neighbors, and my clients and and my friends.

Before we get into home stats, let's review what's happened to interest rates in 2016.

As you can see, the average US interests rate for a 30 year fixed rate mortgage started

at 4 % and hit a low of 3.41 % before rising sharply to 4.32% by the end of the year. A

quick reminder, a ¼% rise in interest rates translates roughly into $15 more for every

$100,000 you borrow. So, a $500,000 loan taken out today would cost $125 more than if you

had taken it out at the beginning of the year.

As you can see, historically, the interest rates are still very low although we are expecting

to see the interest rates rise again in 2017. Economic projections released by the central

bank are showing an expectation that the Federal Reserve will increase rates three times in

2017, so we'll just have to wait and see how that pans out.

So, speaking of 2017, economists are projecting a very robust market next year based on 2

major trends. First many baby boomers are downsizing into smaller homes to enjoy their

golden years and two, waves of millennials will be entering the real estate market in

2017 as first time buyers.

Ok, on to home stats in Sebastopol:

Here's an interesting factoid: In 2016, 247 homes were either sold or in contract

to be sold by the end of the year.

In this graph, we are looking at "homes for sale", sold or "newly listed" over

the last 12 months. You will notice the ebb and flow of the market waning and waxing with

the seasons. Stronger in the spring and summer peaking in July and August and "cooling

off" in the winter bottoming out in December and January. "Homes for sale" and "new

listings" are down year-over-year and "homes sold" up slightly year-over-year.

The overall mood of the market regardless of season can be summed up as, "A very strong

sellers market due to strong buyer demand, historically low interest rates, an improving

economy as well as a strong upward price pressure due to a chronic lack of inventory."

2016 is the year California state and local governments, including our own city counsel,

have really started to take note of the housing shortage crisis and resulting home affordability

issues. It's about time!

Here we are seeing the average sales price as well as the median price of homes sold

this year. Since we are looking at a small sample of data, you can see large price movements

from month-to-month so keep that in mind. Regardless, we are seeing an upward price

pressure year-over-year. Get this, according to Zillow, the 95472 zip code 1-year change

in home values rose an astonishing 16% increase in Sebastopol.

The "original list price" and "days on the market" also tell an interesting

story. It is normal to see homes sit on the market longer in the winter time. Even though

homes are sitting longer we are still seeing the sellers getting (on average) the full

asking price. So, this speaks volumes as to who has the upper hand at the negotiating

table. And this ties into the next data point.

Here we are looking at the months of inventory, that is, homes for sale, on the market in

Sebastopol. We are at 1.5 months which is way down year-over-year hence the hyper-sellers

market we are all experiencing today.

Palak Paratha II पालक का परांठा II Spinach Paratha Recipe By Chef Garima Gupta II - Duration: 4:19.

Hello, This time Garima has brought Green (Palak) Paratha on GG's Platter for you.

Very easy recipe as usual very minimum ingredients.

Since its Palak Paratha then Spinach is must.

But it can't go like this into the wheat flour, so we'll make its puree.

Puree making is very-very easy. We have taken around 150 gm Spinach

Removed its stems & now we'll steam it

The easiest method to steam is, just put all the washed spinach leaves into a pan.

For the flavour, we'll put 1 whole green chilli in it

1-2 Garlic Cloves & we'll cover it and cook it

No water from the top, it will get cooked within 5-7 mins in its own juices

And the base of Palak Puree will be ready.

We'll use the mixer to make its puree.

Lovely green colour of Spinach Puree

We'll not knead the wheat flour with water rather with this Palak Puree.

So for that we'll take wheat flour in a bowl

I am kneading the wheat flour for 2 Parathas only.

You can knead this wheat flour last night and next morning can pack in your kids Lunch box.

Little bit of Carom Seeds & Salt

Now we'll add Spinach Puree

We'll knead this flour & it will turn out in a lovely green colour.

Now this dough is ready

Now we just have to flatten it and before that we'll heat up the pan.

We'll take little more dough as compare to what we usually take for chapati.

Because we want it to be little thicker than the chapati as its quite thin than paratha.

We'll take some wheat flour in a plate for dusting.

So that we can roll the dough in it, we'll flatten it like chapati and that too without oil inside.

Pan is heat up & now we shall put this paratha into the pan

till the time we'll start preparing for another paratha.

We have to roast it on low flame so that it get cooked from inside as well.

And to make it crispy we'll roast it on high flame as well

So its cooked from one side, now we'll flip it up.

In almost 1-2 mins it will get cooked from one side.

We'll also give the same time to get it cooked from another side.

Now when its cooked from both the ides, we'll put some oil and will rub it.

If you want you can make it in clarified butter, its going to turn out very rich.

And as you can see, its cooked from another side as well.

Now we'll rub in some oil on the another side.

We'll increase the flame to make it crispy

And yes its now ready to serve.

So here the one and quickly another paratha on the pan.

Normally you eat paratha by putting butter on it

But what I'm going to do is, I'll cut it into 4 pieces till the time another is cooking.

I'm sure this way your kids will eat spinach without knowing Spinach in it

And they'll demand for Green Paratha

And a great combination to go with it is white butter, white butter or

What you can see on GG's Platter may be you'll get it i.e Gulabi Raita.

This is also done, as i said that it taste delicious with Gulabi Raita so I've prepared it for you.
