Renting vs Buying a Home | Should I rent or buy a house as an investor? - Duration: 6:39.So today I'm answering the question, should you rent or should you
buy if you're in landlord? Quick answer, yes! That's my answer, yes to both.
But if we're gonna go dive in and share why I think you should rent or why I
think you should buy. It depends on where you live. So what do I mean by that?
There are places we're buying a property doesn't make sense to pay the mortgage
that takes in the insurance and it's just too expensive for you to buy. So you
could save a lot of money by renting. I remember listening to Grant Cardone
for some of you who know him, he says that he never buys he owns multiple
thousands and thousands of properties and he says he never buys his property
he rents because he likes to live in executive places and in exclusive places
and nice places like New York, LA or Vancouver. In my situation let's just
say you live in a place like LA, Vancouver or... I don't think Johannesburg
is that expensive but Paris or London. It does not make sense for you to
buy a property for two million dollars and spend two million dollars and your
mortgage will be like maybe fifteen thousand dollars yet you could rent
something for cheaper. Because usually those properties don't cash flow, so it
just, it just doesn't make sense for you to rent an expensive property and to buy
sorry, but it doesn't make sense for you to buy a property which has two million
and you can take that two million and invest it into ten properties in a
cheaper area and just rent for cheaper and painless. Does it make sense? I hope
it makes sense when I'm saying that. So if you live in a place like Vancouver
for example or London or LA or New York, it just doesn't make sense to buy but if
that's your passion to just buy and own a property for 40 million, I know
somebody who bought a property for 40 million in New York and it's just an
a pent house, a condo. If it makes sense for you then it's okay but
it just doesn't make sense for me to take 8 million which is 20% of 4 million
and buy a property which I'm gonna live in. I'd rather take that 8 million invest
in multiple properties in places where the rate is lower use that money I am
getting from my rent and try and and pay, use the cash from getting for my rent
and pay for my rent wherever I am or whether its New York or wherever I am and
pay for rent. However, if you live in a place let's just say like Edmonton or
Johannesburg or a cheaper place Michigan, Chicago you know something cheaper, it
makes sense because really your mortgage is probably going to be equivalent to
your rent or even less. I'll give you an example like the place I used to own the
one I just moved from, my mortgage in that place was only about $2,100 but I
could have rented my house, if I had thought of renting my house I could have
rented it for $3,000 maybe $3,500 so it would not have made sense for me to rent
a house for $3,500 when I could pay a mortgage for $2,100 does it make
sense? Yeah, so sometimes it just doesn't make sense for you to be a renter but
there are cases where it just makes total sense, you don't have to buy your own
property even if you're a real estate investor and I'm saying this because
some people just feel like they have to buy a property and live in it. Just look
at the expenses you going to spend by renting. I remember my first property
actually I ever bought. I never moved into it, I was renting somewhere and I was paying
$1,200 a condo and my mortgage for that property which I'd put was 1,600 dollars
that didn't include taxes it didn't include condo fees because it was
a townhouse, it just didn't make sense for me to leave my
$1200 beautiful comfortable condo and move into a $2,000
place and spend $800 extra. At that time I was new in my investing and $800 was a
lot of money and I needed that extra money to invest more. I
used to buy properties and just keep renting them out and keep renting them
out, that's kind of how I got ahead and people always ask me how did you get
ahead so fast? It's because I never moved into a mansion, I always bought
properties and rented them out and continued to stay in a condo until I
got to a stage where I was comfortable and I was able to quit my job that's
when I finally managed to buy a bigger place which I realized I
didn't even like living in. Having said that, so look at your situation
does it make sense for you to go pay a mortgage for $3,000 when you can
go and pay rent for $1,000 and I know there's this argument that oh, but
there's mortgage pay down. Let me just be honest with you right there. If your
expenses in terms of owning a property are double or three times what you'll pay
in rent, your mortgage pay down won't make a difference. Because a mortgage
paid out depending on your interest rate is not a lot of money. In a $500,000
property in Canada a mortgage pay down per year is eleven thousand. So if I am
thinking, okay, so but I'm paying down mortgage for eleven thousand yet you are
spending twenty five thousand a year
just by owning that property, it doesn't
make sense. If you are in a state where they allow you to write off taxes
because you own a property then it makes sense. But you have to look at that
difference to think, does it really make sense for me to rent or does it really
make sense for me to buy? You always have to have an investment property, I
always encourage you to do that just because I said it doesn't make sense to
rent doesn't mean you shouldn't have an investment property. That's a very
important thing to always have because that's your retirement right there and
there is also as I said mortgage pay down, there is interest, of course you have
to pay interest rates but there's also appreciation. But you never buy for
appreciation, never buy for capital gains. Because if it doesn't go up if that
property does not go up, you're gonna be stuck with it forever. That is my
opinion on if you should rent or you should buy. Thank you very much for your

Paul has been waiting for a phone call for two weeks.
One of his best friends from University is returning home after 10 years working at sea.
His friend, Jason, works as an oceanographer and has been studying the great mysteries of the deep all his life.
Having met at University, Paul and Jason became immediate friends,
though their studies were quite opposite, with Paul being obsessed with the stars and Jason,
the complexities of marine life and ecosystems.
Five years after University, Jason was offered a job working aboard a ship destined for Antarctica.
His job was to collect samples and data from the sea and analyse them.
Of course, Jason jumped at the opportunity and so he set sail for the continent.
Paul and Jason kept in touch and both being keen chess players, continued their games by post and phone calls.
However, Paul hasn't heard from Jason since May and it was now July.
Worried that his friend was in trouble, Paul rang Jason's office who assured him that all was well.
The expedition was a great success but they have been having problems with radio communication,
making it very difficult for the crew to reach their friends and loved ones.
The ship will land back home in two weeks time and they would happily pass on a message to Jason.
Two weeks had passed and Paul has found himself lingering around the phone for the last 2 days.
Finally it rang.

Jason and Paul meet up and retreat to a quiet bar to catch up.
Jason is still very excited about the expedition and tells Paul everything he has been doing for 10 years.
Well it was the usual stuff initially, taking samples, cataloguing, nothing too exciting for ages.
Then we found some Ice Fish, they were amazing. I had only ever seen pictures of them before.
Their blood has no hemoglobin, so they have four times the blood volume of other fish and a much bigger heart
but they have to use twice as much energy than other fish in order to get enough oxygen to function.
Their evolution is really unusual, it was a real pleasure to study these fascinating creatures.
Well it sounds like you had a fantastic time. Did you see the Aurora Australis?
Oh yes! Many times. They were mesmerizing.
I took some pictures and videos for you. It's great to be back on solid ground though.
After 10 years away, I'm happy to just relax behind a desk for a while.

Instagram/Guilford County JailVictoria Waldrip, known on Instagram and social media as Woah Vicky and Icky Vicky, was arrested after a disturbance at the Four Seasons Mall in Greensboro, North Carolina.
A 17-year-old "Instagram star" was arrested on trespassing and assault on a police officer charges after a disturbance at a North Carolina mall that sparked panic and fears of shots fired by an active shooter, authorities say.
Victoria Waldrip, who goes by Woah Vicky and Icky Vicky social media and is known for posting photos and for videos on the social media platform, and for making controversial claims about her race, was taken into custody Saturday by the Greensboro Police Department at the Four Seasons Town Centre Mall.
Waldrip is accused of kicking an officer during the incident, The Blast reports.
Waldrip was the only person arrested, WGHP-TV reports. The incident occurred about 7:30 p.m.
Saturday.
She was charged with first-degree trespassing and assault on a government official, according to records on the police department's website. She was later booked into the Guilford Jail.
Police determined no shots were fired, according to WFMY-TV.
One person was treated for a panic attack, police told the news station.
Waldrip hasn't commented about her arrest.

'Woah Vicky,' Who Has More Than 1.4 Million Instagram Followers, Posted a Video Showing Her Being Pushed to the Ground & Handcuffed During the Incident.
Victoria "Woah Vicky" Waldrip posted two videos of the incident at Four Seasons Town Centre Mall on her Instagram page on Sunday.
The videos both show her Saturday evening arrest.
In the first video, which you can watch below, Waldrip can be seen struggling with two Greensboro Police Department officers, who are trying to handcuff her as someone asks "why are you doing that to her?" and saying "get off of her." Waldrip is then seen being pushed to the ground by the two officers.
They then handcuff her.
Others in the crowd can be seen yelling at the officers and telling them to let her go.
Someone tells her "Vicky it's OK," as the officers get her to her knees and then pull her to her feet.
The second video shows Waldrip with her hands cuffed behind her back as one of the officers tells the person filming the incident to leave.
That video also shows a male, apparently Waldrip's boyfriend, being taken down to the ground by police, but there are no records of a second arrest.
He posted on Instagram, under the name @virgin.child, that his nose was broken during the incident.
"Just went to the hospital and they said my nose was fractured almost broken and they gave me a concussion.
Thanks for everything guys it means a lot I'm suing all of them ! They attacked me for no reason man it's crazy how racist cops are bro , but I'm so glad I'm home , love you guys," he wrote.

When he arrived he saw his girlfriend Vicky getting tackled to the ground.
then he was arguing with one cop and the cop kept putting his hands on him then some security guards tackled him to the ground for no reason.
