Waching daily Feb 18 2019

Hey there welcome back to my channel we are continuing our series of ABCs of

Young Living in 1 2 3, where we are quickly highlighting the almost 200 oil

and oil blends that Young Living offers, alphabetically, so that you can discover

for yourself some of the oils that you may not have known Young Living had and

we are in the F oils right now This is episode F1, and we are talking about

Fennel, Fennel vitality, and Forgiveness oil

it's Natalie with Living The Oil Life. Welcome to my channel. If it's your first

time here I would love for you to subscribe to my channel and click on the

bell button so that you get notifications of future videos. And if

you have missed any of the past episodes of this series you can find that

playlist up there or the link will be in the description box. Like I said we are

talking about Fennel, Fennel Vitality, and Forgiveness oil. So the benefits of

fennel have been dated to ancient Rome and Egypt who used it for spiritual and

emotional support. The warriors believed that it gave them courage and strength

during the battles. And today we get the oil from the crushed seeds and it has a

sweet, spicy aroma that to me it smells like black licorice. Now if you saw our

DiGize episode, you know that Fennel is in DiGize, and that is why it smells a lot like licorice

but I really like the scent it took me a while to get used to the black licorice but I

really like it and I read that because of its rich aroma it is used in soaps

candles and even in perfumes. I had no idea. I didn't know that. Aromatically it

promotes courage and is balancing and grounding. And a fennel may also help to

benefit your spirit especially with those that struggle with self-love,

feeling unloved, or feeling like a victim. And it's actually one of the oils that

is in our Dragon Time Massage Oil which you know is wonderful for women, for

those time of the month and it's also in the Pronolone Plus Body Cream, which I

did not know we have so I'm gonna have to look that one up. But topically you

can use Fennel to support a healthy circulatory, respiratory, and digestive

system. And you can apply it neat, and it is also good for the skin and may help to

reduce the appearance of pores - didn't know that either. So you can apply just

one or two drops of a Fennel straight on your face neat but if you've never used

oils on your face I would definitely put it in a face cream or a lotion or a

serum until you know how you're going to react to fennel. They say to put a

drop or two of Fennel on your face after you have washed it.

Now Fennel also comes in the Fennel Vitality, and we know that the little

white bottle is labeled for dietary supplement use. It is the same oil

nothing added nothing taken away it is just how we have to label it. And the

cool thing if you did not know that our vitality oils are now labeled as non-gmo

certified yay, I love that. And like its aroma, it has a distinct licorice type

taste. And it is a perfect addition to soups dips and sauces and it is great in

a post meal tea or drink if you happen to indulge a little too much or just

need a little digestive support. It may also be taken as a dietary supplement to

support a normal healthy outlook during PMS, hat's why it's in the Dragon

Time massage oil. And if you don't like the taste, you can put it in a capsule

with a couple of drops of coconut or olive oil and you can add other oils

that you would like to help support your digestive system. Now, it is also found

in DiGize, Aroma Ease, Comfort Tone, Dexozyme, and JuvaFlex. And the

aromatic/topical use Fennel is in a 15 ml bottle and the Fennel

vitality is in a 5 milliliter bottle. So that is a Fennel. And then up next of

course is Forgiveness oil and Forgiveness is a powerful little blend

which has an aroma that supports the ability to forgive yourself and forgive

others while helping you to let go of negative emotions. It actually contains

15 essential oils yes 15. They are sesame, Melissa, Geranium, Frankincense, Royal

Hawaiian Sandalwood, Coriander, Angelica, Lavender, Bergamot, Lemon,

Ylang Ylang, Jasmine, Helichrysum, Roman Chamomile, Palmarosa, and Rose oil.

Those are little powerhouses for your emotions. The frequency of Forgiveness

oil is said to be 192 megahertz, which is very high

for an essential oil. Rose, which is said to be the highest of

the frequencies is at 320. And why is that important? Because our brain

frequency is typically between 72 and 90 megahertz ,so by inhaling and using the

oil that is higher in frequency it can help us emotionally release things

quicker. It may help to release negative emotions of past hurts, past abuse, past

self-denial, anything that has happened in your past that you're having a hard

time letting it go of. And it helps us to release those thing, so that

we can begin to forgive and start to let go of the past and start to move forward

in healing. Topically you can use it neat because it does have a little bit of a

sesame oil in it. And try applying it to your shoulders, your ears, your throat

your spine, your neck your wrists, or your feet, You can also inhale it straight

directly from the bottle when you can feel those negative emotions starting to

creep in. And, sometimes what I will do is like if I can really feel it, I'll take

the bottle and I'll just take a minute for myself and I'll inhale it straight

from the bottle and kind of pray over myself, pray for those people, pray for

the situation that I may have been dealing with, and just take a few

minutes and just help release it so it doesn't get buried in there and I don't

hold on to it because I have a tendency to hold on to a things. It is also a good

oil to use when you're journaling and I have heard that people have used it with

animals who have come from abusive backgrounds. Now forgiveness Oil may not

be one of those that you use every single day but it is definitely one to

have on hand. Because you never know what kind of thing you may go through or what

kind of thing may trigger a past emotion, and you can have Forgiveness right there

on hand, or you may have a friend or loved one who may be going through

something and Forgiveness oil may help them. So and that is it for today's

episode of young Living in 1, 2, 3. We

talked about Fennel, Fennel Vitality, and Forgiveness oil. And if you have used any

of those please comment below and share with us how you have used it and the

benefits you have used it. Or if you're going to try it, comment below and let us

know you're gonna try the oils. So if you like this video, please give it a thumbs

up by clicking on the thumb below. Share it with other people. And, until next time,

as always keep Living The Oil Life, and I'll see you later. Bye guys.

How To Upload Channel Art On YouTube - Easy! - Duration: 4:42.

G'day its Doug from Doug Hewson YouTube here,

and today is episode three in the series

called YouTube for newbs.

In the previous episode,

we took that verfiying your channel.

That video went gangbusters so thank you very much for all

of you who searched or found the channel through that video.

Here's the next one,

how do you upload your channel art to your brand new channel?

Well today we're gonna talk about that so let's

get straight on over to the computer discuss

that and we'll see you back at the end.

Welcome back for another tutorial

in the YouTubers for Newbs series.

In the last video we talked all about verifying your

channel and that video went gangbusters

because it's a question a lot of people have and people

just start getting about YouTube,

they don't even think about verifying their channel

and then they don't get the all the menus across

the top here for the custom channel layout and so forth.

But today,

we've still got a blank channel.

The thing we want to look at today is how will we put

a channel banner onto the channel?

At the moment I've just got my profile pic,

I got my my DHYT Test Channel channel name on there.

I've got no content and I've got no channel banner.

So we're gonna show you how to upload a channel banner

very simply to your channel.

Now,

it's a whole nother video on how to create a channel banner.

And I've talked about that in a couple

of different ways on videos that I'm going to link up

in the card right now in the top of the screen

and the link also be in the description

of this video.

But that being said,

I've got some pre-made ones I'm going to upload one of my

random channel banners that are already

optimized for YouTube and show how to upload it.

We're going to click on Customised Channel.

Takes us to the old layout of course.

Click on channel art and you get this dialogue where we can

select a photo from our computer.

So I'm just gonna navigate and grab one of my

channel art layouts.

Okay,

this is from a really old tutorial —

channel art I've grabbed from a really old

version of my my channel.

You can see uh I think it was the original one

where I did it in GIMP.

It looks like the GIMP one.

So it's a little bit all over the shop,

but it will do for the purposes of my testing.

And of course for the tutorials.

So now we've loaded that up you can see that it's loaded

in the image and then all you have to do is click select

and you can see it is saving up here so save and there it is.

Yeah,

that's a really old one there but we're just gonna use

that for demonstration purposes.

Update that one with a little bit more of a snazzy test

channel one a little bit later.

There it is.

We've uploaded the channel so let's get back

to the other view.

Get that to kick back on over to the new layout.

So there it is,

in all it's black and white goodness.

Now we have a channel banner,

we have our profile picture.

We don't have any content.

So in the next video we can actually look at how

to upload a video to YouTube.

Yep,

we're getting into the nuts and bolts now.

So that will be in the next episode of YouTube for Newbs,

and I'll see you then.

There you go.

You should now be able to upload your channel art

if you haven't done so already if you didn't

walk through with me,

then you can go ahead and do that when you're ready.

Feel free to go back and go step by step through it.

If you missed any of the steps.

Make sure to stick around for episode four,

where we're going to talk about all things uploading

your YouTube videos to YouTube.

Well,

make sure if you haven't caught the early

episodes from the playlist,

the link to the playlist is in the description

below and you also should be able to find

it on the end screen of this video.

So I hope you join us then.

Make sure if you like this video to give it a like or thumbs up.

And if you really loved it and you want to subscribe

to the series and everything else we do on this channel

all based around content creation and we have

a particular focus on YouTube of course,

then make sure to subscribe right now.

Well this is Doug from Doug Hewson YouTube

and we'll catch you later.

The Update I've Promised You At Last! - Duration: 11:21.

hi everybody and welcome to my Unruly Housewife Channel it's been a

while hasn't it? I keep promising to do an update for you all thank you so much

to everybody who's cared about me and sent me messages and left comments

saying "where are you?" and everything from "I'm really worried about you

how are you?" to "where are you woman?" I've had lots of messages I'm really sorry it's taken me

this long to get around to making a video I did post one kind of around

Halloween time with a rubber cat mask in it but that disappeared that did explain

a bit of what I've been doing but anyway I'm gonna catch you up to date if you

are new to my channel this is not probably going to be very interesting to

you if you don't like too much information you might want to go and

watch TV and if you have a nervous stomach irritable bowel syndrome something like

that this could trigger you I'm a little bit

worried that it'll give people psychological problems if they've

already got a bad stomach so think on... ok I'm gonna have quick drink of this see

look now Brandon doesn't live at home anymore I use his cup because then I

don't miss him as much... okay so what's been going on with me? I'm

gonna tell the whole story so get comfy get your own drink. Back in September I

started going to college I originally applied to do a one-year metal jewelry

course... that course was cancelled but I had the interview anyway and I was

accepted on to a two-year three dimensional contemporary design and

jewelry course and you could do a third year and top it up to a degree and

I thought to myself "you know I'd love to have done a degree" I didn't go to

university after I left school and yeah so I decided to do that sign up for

the two year course and I started doing it. Unfortunately for me I do suffer from

a form of... we'll call IBS I'm not sure it's actually that, a nervous stomach

especially related to travel so it's that concept of "there isn't a loo..."

makes me want to go to the loo desperately so I started college and

Dave was dropping me off it was three days a week

Dave was dropping me off at college before he went to work and the plan was

I was going to get public transport home unfortunately for me my stomach was so

bad going to college that (and with any transport) my nerves are

so bad that I felt terribly ill like had food poisoning

(well, down one end) in the car going in the morning and then coming home at

night I was too scared to go on public transport so I was having to get a taxi

which meant I was spending 45 pounds a week on taxis and I was suffering every

day of college with my stomach both during the travel and during classes as

well if the teacher said or tutor said something like Oh gather round I'm gonna

you know solder this you need to see how to do it I'd be like "Oh, my stomach, I have to leave the room"

It was ridiculous anyway so week one I'm like oh my

stomach is so bad in the car but you know nothing really bad's gonna happen

right? it's just all in my head I just need to keep cool gradually I'll get

used to going to college nothing bad's gonna happen week two I think it was the

second time I went in I was like that in the car I thought I'm gonna have to

urgently visit "the restroom" as they euphemistically call it in America

I'm gonna have to visit the restroom quite urgently but you know keep cool

it's all in your head it's not it's nothing real I got to college

and ran to the building from the car and then I came up against the door to go in

which was a really slow revolving door, you can't speed up at all. I was just like

oh no no this can't be happening and I went round the very slow revolving

door walking with stiff legs, like this and that increased my adrenaline and I

made a dash for the restroom and about a yard before I reached the door I started

to have a "rest" ah I actually started "resting" so luckily I had a change of

clothes and stuff with me and I mean this is when I've been taking Immodium

not having any breakfast doing all these things to try and make sure that I'd be

okay - but it wasn't okay I mean I had everything to sort it out but it

made me a hundred times worse... this bad

stomach IBS type scenario wasn't just a concept in my head anymore something

that I was worrying about unnecessarily it was something that happened actually

happened so in order to continue going to college I was taking Immodium

three days a week which was making me ill all the week because I wasn't

functioning properly I went to the doctor and got some anti-anxiety

medication which I don't really want to be on but I kind of thought I should

and still am and I've found peppermint tea which is fantastic if you get

anything like this it really settles your stomach

I was having to have only that for breakfast and then hold the warm bottle

of peppermint tea on my stomach on the journey there and get taxis home and not

eat properly at lunchtime oh it was it was an

absolutely nightmare and to top it all off the course spent a lot of time doing

things I didn't really want to do I just I didn't feel great about it

so at Christmas I quit so I'm not going to college anymore and I decided, cuz

I watched some tutorials on YouTube, I decided you know what I'm going to spend

the money I save on tools and equipment and supplies and I'm gonna teach myself to

make metal jewelry at home and so that's what I've been doing more recently so it's

been keeping me really busy and it's not you know I haven't been coming up with

new polymer clay ideas and things and so you know I just felt a bit weird about

coming onto YouTube and making a video sadly I dunno if that makes any sense but

yeah so that's what I've been doing and making things that are metal is insane!

it's so insane people get a bit worried about polymer clay "oh is it leaving a

residue in my oven?" (which I don't think t is) "oh you know is it okay to

eat off?" (which isn't) um but metal is insane you have to use like horrible

things that release poisonous gas, deadly acids, fire lots and lots of fire I got a little

fire thing that I could solder with then I had to buy a massive Mapp Gas thing

it's insane I've been using ferric chloride to etch

copper so these are copper bangles that I've etched and I would put them close

to the camera but it just won't focus I tried earlier they're better off being

near my face um so yeah I've been doing that... this is a cheaper

one don't buy cheaper blanks they're not as good

I've made a bracelet which has got a bit tarnished and which actually looks

really good until it got tarnished and now you can see my soldering because it

shows up silver but it's not too bad I've been making earrings which I etched I

actually did these by screen printing some what's it called

acrylic paint onto these and then you have to put them in ferric chloride and

I was taught at college to suspend it on a piece of tape but actually what

I do with it because the ferric chloride etches upwards but what I do

now is I am using a construction of double sided tape and what-have-you I

stick it to the bottom of a piece of polystyrene and float that in

the ferric chloride... What I will do I might make some videos I can't make tutorials

about metal work cuz I dunno how to do it but I can show you what I've been

doing, what I've bought and stuff like that so I might do that if you want me to

tell me down below please yeah so that's what I've been doing I've been teaching

myself to make metal jewelry and I've been dropping out of art school

and I've been yeah "resting" I think I've kind of caught you up to date

really if you want to see the things I've been making better and have

a better picture of them and you could follow me on Instagram I'm unruly

underscore housewife and yeah tell me down below and (if you're

interested in seeing some metalwork tools and things) and maybe I'll make

another video if this one uploads properly and if it doesn't disappear

thank you so much for watching thank you for all the love you've been sending

me I hope you're all okay yeah give me an update if you've got any news and

well I think I've finished my tea now... I'm kind of scared to upload this

but I'm gonna do it anyway I love you all. Byeee!

Writing Motivation: Before You Start - Duration: 3:33.

Hey, you!

Yes, you!

Isn't there something you're supposed to be doing right now?

I knew it!

You're avoiding writing something.

Well, put away the vacuum, turn off the television and consider what I have to say.

Hi, I'm Mason from the OWL.

Today, we discuss an important problem that even the best writers face: writing when they

don't want to write.

This video will focus specifically on tips to help motivate you before you even start

writing.

First, you should first consider the environment that you are trying to write in.

Is it too loud?

Are there people there that might distract you?

Is it windy?

Consider going somewhere else.

You want to give yourself the fewest possible distractions and fewest possible excuses not

to write.

Personally, I write best in my apartment while wearing my lucky slippers.

There, I can focus on my work and have access to all my sources that I might need.

However, you're not just limited to changing location.

For example, you might want to think about the technology you are using.

If you always watch movies and browse social media on your tablet, try switching to your

laptop or vice versa.

You can also consider cutting out unproductive activities by turning off your Wi-Fi or using

an app to block access to distracting websites or applications.

I always do this because, for me, even an innocent trip to YouTube can turn into an

hour-long music video binge.

It's important to remember, of course, that everyone works best under different circumstances.

Be willing to experiment to find the setup that works best for you.

Now, let's focus on ways we can change our perception of the assignment itself.

First, ask yourself honestly: does my topic seem boring?

A boring topic can make a difficult writing task much, much harder.

Consider writing about a different topic if you can, or try to approach the same topic

from a new angle that piques your interest.

To illustrate, once I was asked to write an essay on Korean pop culture in America—specifically,

K-Pop music.

Not being a fan of pop music, I didn't initially care for this assignment much.

So, I procrastinated by binging my favorite anime series, when I was suddenly struck by

inspiration.

I asked my instructor if it was okay to write my essay on Japanese pop culture, rather than Korean pop

culture, and she agreed.

Suddenly, my research for that assignment involved watching tons of anime episodes,

which was awesome.

Teachers are often more flexible on assignment topics than you might realize, especially

if your topic is closely related and you are passionate about it.

It's also possible that a lack of understanding about the prompt itself is blocking you from

starting.

Consider reviewing your assignment sheet, examining some examples, or even contacting

someone like your instructor or a colleague to clarify what you are supposed to be writing

about.

As a graduate student, the papers that I write are regularly over 20 pages long.

Because of this, I almost always visit my professors during office hours, or at least

pitch my essay idea to them informally after class.

Even a short discussion can help me understand what I need to do better and make me more

confident that I'm heading in the right direction.

We're out of time for today.

In the next video, we will discuss ways to motivate yourself to write after you have

sorted out your environment, tools, and assignment.

In the meantime: what are you waiting for!?

You've probably got some writing that you need to do.

Good luck with your assignment, and thanks for watching.

this beautiful image if you want this image just check the link in the

description I'll put it you can download it from here now first I'm going to

apply the color to change the eye color to do that let's go to adjustment layer

and take hue/saturation and and apply the hue any kind of color there you go

you can change it and later they it's doesn't matter now you can see it's

applying the color in tour all over the image but we don't want the color into

our all over the image we want the color into a particular area in this case the

particular area is our eye to do that just we need to invert the color to do

it just good image adjustment and inverse now we just invert it now take

the brush make sure the 4-game color is white and apply the color into our I

just make sure the book brush set is that if you want to slide the brush on

shortcut key just space alter upfront then press your mouse right button and

size it and apply the color where you want to edge and this is great

now we can just apply on side of the color we are going to apply the same

thing on the other side they go now this is great for me I just apply the color

into our I now change the color into any kind of color oil which color you like

to use on your eye in this case I like to use blue and this is great now

increase the saturation a little bit just not just too much because if you

visitor this is not going to look good this is a little bit too saturation and

that is good now this is the before one is the after one and I am not satisfied

with one color I am going to apply and not a color into our eye to do that just

put your again a decimal there in the his saturation inward stage there you

just invert it maybe take the brush make sure the volume color is white then

apply the color but you can see there is a reflect the light is falling to the

eye on this area and we are going to apply take this color into this area so

that remember it carefully and apply the color

there we go just did it now change the color into any kind of color which color

you'd like to add in your eye in this case I'm going to apply yellow and this

is great with the saturation if you want to increase and I think this is perfect

and this is great and I can see the before on is the after one and that's

was and it's just look perfectly proper for me I'm happy with that color now I'm

going to apply sharp to our image to do that first only to make emerge therefrom

this down trailer to do that with ctrl alt shift eat too much they are refusing

neck twist command option shift e to make our March clear then this is the

this is okay now I'm going to apply the sharpen to our image to do that we go to

filter sharpen and this time tick unsharp mask this is great now apply the

shrub around 7 to 9 if you increase the radius you can see it just not going to

look good if you decrease eating not apply the sharpen to do that a plotter

sharpen around 7 to 9 in this case I'm happy with that and now a amount is as

you want how much open you want this is great for

me now hit OK there we can see this is the

before one and this is the after one I just love this and it's look more

realistic to the eye than before and this is it for today I hope you liked

this tutorial if you liked it give a big thumbs up and you have any kind of

question any kind of suggestion you can that on the comment section below I will

definitely display your comment on that after the tutorial and just if you are

new please make sure to subscribe my channel I don't suppose the billikin

because I'm going to come up more exciting and learning teacher for you so

that he can learn something from this channel so see you in our next idiom

children by and the most important guys keep learning

Liverpool News - Roberto Firmino misses training with virus day before Liverpool v Bayern Munich - Duration: 2:00.

Liverpool could be without their Brazilian forward Roberto Firmino for Tuesday's crunch Champions League clash against Bayern Munich

The Brazilian forward missed training on Monday with a virus, it has been confirmed

Dejan Lovren also missed the Reds' latest training session.  The news of Firmino's virus comes as a blow to Liverpool, who are already without the suspended Virgil van Dijk

Firmino, who has scored 11 goals in 31 games this season, has faced Bayern Munich in eight competitive matches during his career and has established his status as one of the Reds' most important players under Jurgen Klopp

James Pearce broke the news about Firmino's virus on Twitter on Monday afternoon

However, Merseyside football reporter Richard Buxton understands Liverpool are still hopeful both Firmino and Lovren will be involved against Bayern on Tuesday

If Firmino is ruled out of the match, Klopp could turn to either Daniel Sturridge or Divock Origi

Alternatively, he could find space for former Bayern Munich midfielder Xherdan Shaqiri and play Mohamed Salah upfront through the middle

Liverpool fans on social media are now wondering what Klopp will do if Firmino fails to recover in time

Liverpool, who currently sit joint-top of the Premier League table alongside Manchester City, go into their last-16 first leg against Bayern as the narrow favourites

European nights at Anfield are always incredible occasions and Bayern goalkeeper Manuel Neuer is expecting a special atmosphere

"Everyone who watches a lot football knows it's a special atmosphere," Neuer told ESPN FC

"Does it matter? Of course. I like it when fans are cheering a lot, close to the goal

But if you want to speak to your colleagues on the pitch it's not that easy when it's loud, they can't hear you

"You have to speak in a different way. When you see each other and you have good body language, you know what's going on

"  Will Liverpool beat Bayern Munich without Roberto Firmino? Have your say below

Should You Use an Interest Only Mortgage? - Duration: 5:53.

Hi I'm Sunil and in this episode

of Systematic Property we'll be answering

the question should you use an

interest only mortgage?

Let's go find out.

Never heard about an interest only mortgage?

Well, it's exactly what it sounds

like - it's a mortgage where each

month you just pay the interest,

you don't pay back

any of the capital,

the capital is due at the

end of the term.

So, on a traditional mortgage if

you take out a 25 year term

then over those 25 years at the end

of that time you don't owe the

bank anything each month.

You'll be paying an interest

and a little bit of the capital,

that ratio of interest to capital

changes over the life of that mortgage

at the start, you're paying a very small

fraction of the capital and at the end

your last payment is actually 90%

or 99% capital

and of course,

over that time period you pay back

the entire loan,

but an interest only mortgage

basically means that each month you're just paying

the interest.

So, if you take out $100,000 loan

over 25 years,

in 25 years you owe

the bank $100,000.

So, the question is,

is that a good thing to do?

Now, these aren't available in

all jurisdictions around the world

and they're usually available

from banks when they're confident

of the market.

When the markets kind of like bullish

you'll see banks offering interest only

mortgages and I love them!

Why?

Because, if you think about it,

each month you're paying less

money from your property

income to the bank.

So, let's take an example let's say

you're making a $1,000 in

rental income

and each month your,

let's take the example of a repayment mortgage,

might be $800 a month

so your profits only $200

and $800

is going to pay back the capital

and the interest, that's a normal mortgage.

Now, the interest only mortgage

you're not paying back any of the capital so your payments

are lower, so rather than paying $800

a month you might be only paying $550

and so

you're left with a bigger

or a larger amount of money

or profits at the end of

each month in terms of cash flow,

of course,

at the end of 25 years you've got to pay

back the bank their money

but the good thing is

that a $100,000 today

is not the same value that $100,000

will have 25 years

from now,

maybe in 25 years because money devalues

that $100,000 might be a cup of coffee

or it might be a meal for two

or it might be just one

month's rental income from that

property.

So, the question is should you go for an

interest only mortgage?

And the answer is: if

you can make more money

by, from the money that you save,

rather than paying the bank back their money.

So, every month when you pay back

the bank you're effectively

reducing the amount of money you owe,

it's like an investment.

So, in our example

we're basically saving $250

a month extra by

not paying back to the bank.

So, the question is can we use

that $250 in an investment

each month that's gonna be worth more

than the $100,000 that I owe

the bank in 25 years?

And if I can do that,

if I can invest that money more effectively

than paying off my loan then I should

do that every single time?

And the answer, if you work it out,

how much of an ROI do you need

on that $250 over

a year, it's only 3,4

or 5%

so as long as you can make 5%

or, if we take the example of the interest

rates, so long as you can make more than

the interest rate on your mortgage

then it's a good idea to go

for the interest only mortgage.

Now, that sounds a little bit complicated

and it's always beneficial to analyze

these kind of numbers in Excel.

Of course in Excel it's very easy to

calculate interest because

it's a simple function.

If I were to say what's 10% interest

on a $1000?

Well that's 10% x $1000

which gives us $100 but if

you have to calculate your monthly repayments

over 25 years on a 7% mortgage

still starting at $100,000 going down to 0

that's a little bit more complicated

and this is where a great

function in Excel, it's called the PMT

function,

look it up,

analyze it, because it's a very simple formula

to work out your monthly payments.

So, you can build a function

or a sheet

and excel that's going to analyze

'Hey, from my mortgage

with this mortgage it's a repayment mortgage vs.

this payment that's interest only mortgage,

which one should I take?'

You can actually work out what kind of

ROI do you need to make

in order to go for the

interest only mortgage.

That's a little bit complicated a little

bit advanced but it's important because

number 1: if you're making more

cash, excess cash,

on a monthly basis your investments

are safer, you can hold that

investment longer and of course make

more money, so,

this is very very critical to understand

the difference.

So, my encouragement for you: open

Excel

or even Google Sheets,

most spreadsheet programs have this function

called PMT,

if you don't know how to do it/use it,

look it up on Google,

it's an amazing function for property investors.

So, there you have it, interest only

every single day of the week for me

because I know I can make my

money make a lot more money

when it's in my pocket rather than

the banks.

Thanks for watching, I'm Sunil.

TTU Whitacre College of Engineering - Beibei 'Helen' Ren - Duration: 2:40.

It had been my goal to establish my career in energy

and sustainability. When I was interviewed here several

years ago, I was very impressed by the vision, the

support and the potential of Texas Tech, so I decided to

come here immediately after I got the job offer.

Students under my guidence would expect to be

equipped with critical thinking, problem solving and

hands-on skills.

As an educator, I realize there exists a gap between

classroom and the real world, so I always encourage all

of my students, including undergraduate and graduate

students, to actively think how they can apply what they

learn from textbook and classroom to solve real

problems. I also provide some project opportunity for

them to work in my lab so that they can get some

hands-on experience. In this way, it's going to help them

to fill the gap and be ready for taking challenges and

make an impact to the society.

We are addressing global challenges with promising

technology. We are educating future leaders in energy

and sustainability. We do need an investment to

accelerate this.

My long term goal is to build community residence and

energy independence using renewable energy and

microgrid. We plan to start from building a net zero

energy lab, which utilizes solar, wind, battery, smart

inverters to produce sustainable electrical energy

needed for the lab. Then we will further apply the

technology to build smart homes, smart buildings,

smart communities, even smart cities. We have a lot of

great ideas but securing funding to pursue these ideas

is always a great challenge. Another challenge is how to

attract talented students. The College of Engineering

set a priority to endow fellowships to graduate students.

This investment is going to help address this challenge.

We are doing great things here. With the vision and the

strong leadership of the dean, with the joint effort of

faculty, staff, students, and our alumni, I believe we will

become a global leader in engineering education

research. I am very proud to be a part of this.

HOW TO SETUP A HOME RECORDING STUDIO ON A BUDGET (WITHOUT BREAKINg THE BANK!) - Duration: 3:10.

You are considering to setup your Home - Recording Studio but you know that it can get very expensive,

very fast!

I am Giorgio from DIY Recording Hacks and in this video I will show you how to setup

your home recording studio on a budget without breaking your bank!

In the previous video I showed you every essential component for your home recording studio and

now let's discover how to get everything on a budget!

Before I start I will assume that you will be using the computer you are watching this

video from, but anyway if you need a computer just make sure to have at least 8GB of RAM

and a decent processor, it doesn't need to be the most powerful but try to get it

as powerful as you can!

Anyway if your computer is five to six years old or more recent, most probably it can handle

the process of producing your own music.

Now let's get started!

If I had to start back from zero most probably I would buy one of the Focusrite Studio Packs

with the CM25 microphone.

In my opinion it's the cheapest bundle that gets you almost ready to go.

This bundle includes: One Focusrite 2i2 as an Interface that it

gives you two microphone inputs that can be switched to hi z inputs so that you can record

guitars, basses and instruments directly, both inputs have phantom power so that you

can use condenser microphones.

This interface also has a stereo left and right output so that you can hook up studio

monitors and it also has a headphones output so you can have two monitoring perspectives

and this is a USB interface.

With this bundle you will also have a pair of headphones to monitor your recordings and

a condenser microphone which is good enough to bang out great recordings!

On top of all this this bundle includes a pop shield to reduce the plosive sounds when

you are recording vocals, a microphone stand and cables to hook up everything toghether!

The last missing piece to get you started is a DAW, lucky enough there is a free version

of ProTools, called ProTools First, it has various limitations on track counts but i

think that even with this limitation you can achieve great sounding recordings.

It comes with all the protools stock plugins (EQ, Compressors, Reverbs Etc.) and it has

a lot of virtual instruments, this means that you can choose a lot of sounds for your own

home studio productions!

In alternative you could pickup a low cost DAW like Reaper, you can get it fully functional

for 60$, all the links for all this gear are in the description!

Now you have everything you need to start recording, editing, mixing, mastering your

songs but I want to help you further, in the description I have a link where you can download

my home studio production checklist where I will guide you to each step you need to

take to transform your idea into a radio worthy song!

I have a question for you: "What challenges are you facing in building up your home recording

studio?"

Let me know in the comments!

That's all for today!

Please subscribe to this channel for more videos, leave a like if you enjoyed the video

and I will see you the next time!
