Hi! I'm Amy Hook with Coldwell Banker and

I wanted to talk to you a little bit

about why you need a buyer's agent in a

seller's market. There's been a lot of

talk about how there's not much

inventory in our market right now and

how that is a seller's market. So how

does that impact buyers?

Well buyers need somebody in their court.

They need somebody who's going to look

out for their best interests not just

trying to find them a house but the

house that's right for them; help them

look out for things that could cost them

a lot of money later on in the house; let

them know about resale on the house; let

them know if this is not just a cute

house but doesn't actually meet your

needs? Rather than just trying to make

that sale. Because when you talk to the

person whose name is on the sign out in

front of the house their job is to sell

the house to you, not whether or not it's

the best house for you. So what I do when

I represent a buyer is I build a

relationship I find out what you want,

what you need, what you like, what you

dislike. Your dislikes can be just as

important as what you do like, that helps

me find a better house. Then because I'm

full-time, I am constantly talking to

people and I find out from other agents

and just people who are like "you know I

wonder what my house would be worth?"

I'm thinking about my clients all the

time and I say "you know what I might

have somebody who would want to buy your

house" and there are times where I can

get people into homes before they

actually hit the MLS. That is great

that gives you a little bit of an

advantage instead of there being three

multiple offers in two hours and I know

some of you have been there and it's

frustrating and you end up paying a lot

more money than you would have if you've

gotten in there before it hit the MLS. So

who pays? The buyer's agents are paid by

the seller most of the time. If I don't

feel like the seller is paying enough I

can negotiate a higher rate of pay from

them or if it's a for sale by owner I

can negotiate my salary with them too.

And if it wasn't enough I could come to

the buyer but I don't do that I feel

like my negotiation skills will get me

what

I'm Bill White, otherwise known as the Cookieman.

I have the Rose Lake Restaurant and that's where I started my

cookies.

And I service other stores and such with my cookies.

I enjoy making the cookies.

It's actually relaxing to me.

They're large cookies.

Everything's big in Texas, well they're bigger in Idaho.

And, they're homemade.

Snickerdoodles take me a little extra time because I have to

roll them like this in the cinnamon sugar.

It's not like I do a plop, plop, you know.

I hand make all those cookies and a lot of them are unique

recipes that I've drummed up myself and so it's pretty fun

doing different things with cookies.

I like them.

Everybody else seems to like them.

I have 15 varieties of cookies.

I make Chocolate Chip, I make Snickerdoodles, M&Ms, Peanut

Butter, Peanut Butter Chocolate Chip, Oatmeal Chocolate Chip,

Oatmeal Raisin.

My favorite is the Patriot which is white and blue with

blueberries, craisins, and white chips.

I make frosted cookies and No Bakes.

And No Bakes are just on the stovetop.

I didn't get into those until about a year after I was making

cookies, but they caught up with the Chocolate Chip as the best

sellers.

I usually do Tuesday, Wednesday and Thursday for my baking days

and I get up at 2:30 in the morning and start at 3.

I have to get out about 2000 cookies a week, so in those 3

days you break it down to almost 700 cookies a day.

It makes a long day for me.

To make good cookies you have to be consistent on the texture,

the amount of baking time, and I take good care of my cookies and

I make sure they all are pretty much uniform, but they still

have that homemade look to them.

That's looking like a pretty good consistency now.

When I do blend my cookies up I can tell the consistency that I

need.

They're still soft in the center and still get a crispy outer

edge.

I have a convection oven and I don't trust it to cook evenly,

so I check it halfway through my cooking process and I spin the

trays to make sure it cooks evenly.

A lot of bakeries have to use a little extra butter than I use

and that's because they need them to flatten out.

Well, I have enough consistency that it works where I can just

flatten them with my hand and put them in the oven and they'll

spread evenly.

I have a lot of people say, "how do you do this?"

and I go, "I guess it's just inherent in how I do it.

I grew up on a farm, you know, not a whole lot to do once we

got our chores done.

My mom and dad both worked, so we made our own food, so cookies

was a staple for me.

I loved making my cookies.

Well, I really can't give you a recipe because I just take a

basic recipe and tweak it a little bit and I couldn't tell

you exactly the measurements because I don't do measurements

I just go yep, that looks good, that's enough butter, that looks

like enough sugar.

That's my recipe in my mind.

I might write it down one day when I get out of the cookie

business.

I'm 64 now and so I may retire, I may not, but when I do I might

write a recipe book.

I started this business just to work on my own and enjoy making

cookies and such and I just like to keep it small.

You know, I think I have a better quality cookie when I do

it myself, they're more consistent, more uniform.

And when you get one of these large cookies, it's made by me,

the Cookieman.

Being the Cookieman, it's kind of fun, you know.

I like the fame, pretty much, you know.

People just know me as the Cookieman.

I do enjoy people enjoying the cookies.

Not everything that we�re used to thinking of as a healthy morning habit is quite so.

We at Bright Side consider it important for you to know a few things about breakfast.

Your breakfast is what gives you energy for the whole day. If it�s really healthy, that

is. Skipping your morning meal is a grave mistake as it can result in various diseases.

1. Granola is incredibly healthy, right?

Certainly. In theory. However, ready-made granola contains sugar and saturated fats,

which are not what you�d expect from it. Still, it�s nothing to worry about because

you can easily make granola at home. Just mix cereal, nuts, coconut flakes, cinnamon,

and honey, and bake it all until golden. 2. Fat free is better

This is a myth. Low-fat dairy foods compensate for their lack of fats with additives to retain

the taste and flavor of full-fat products. In addition, low-fat dairy negatively affects

metabolic processes. Opt for full-fat and low-sugar foods � they will not only do

no harm to your body but also help keep you satiated for longer.

3. Neglecting proteins

If you�re still hungry after breakfast, better throw some protein-rich foods into

your morning meal. Eggs, for one, which can be cooked in many different ways. If eggs

are not for you, opt for whole-grain carbs as they�ll satiate you better for longer.

Adding some Greek yogurt to them won�t hurt either: it�s a source of protein as well.

4. Egg whites instead of whole eggs

Quite a typical case: egg whites have little fat and thus little calories, while all the

healthy things are contained in the yolks, such as iron, vitamin B, and vitamin D. However,

fat in the yolk gave birth to the myth that it affects blood cholesterol levels, which

it doesn�t according to recent studies. Feel free to have a full-egg omelet for breakfast.

5. Orange juice

A glass of orange juice sounds pretty healthy until you find out how many oranges it takes

to make it. Juices tend to be full of sugar, so it�s better to eat an actual fruit instead.

It�ll give you a boost of vitamins and fiber. You can also try making juice yourself. Green

apple, carrot, celery, and ginger is a good combination.

6. Breakfast bar

Most breakfast bars are packed with sugar and saturated fats, while not containing any

protein to speak of. If you don�t have time to prepare your breakfast in the morning,

think of it the night before. Making a cereal with nuts and berries won�t take long, and

your body will thank you for it in the morning.

7. Breakfast on the go

Time is of the essence when we talk about a healthy diet. Having snacks on the go deprives

you of necessary substances, leaving you still hungry. If you had a small breakfast or none

whatsoever, be sure to take some healthy snacks with you: nuts, natural yogurt, or some fruit.

And then don�t miss a good protein-rich meal. Only this way can you keep away that

nagging hunger eating you from inside the whole day.

How to Create The Outline For Your Online Course - Duration: 5:45.

I bet you have probably been sitting at your computer thinking I'm going to do this, I'm

going to create a course.

I've kind of got it outlined in my head or you probably have it scattered across like

15 different ever notes and you still haven't got your outline together.

You're thinking, oh it's just not coming together.

Well in this video I'm going to show you how to create an online course in six steps.

The first thing that you need to do is to define the ideal client for the program.

What I mean by that is, who is this person, who is this program or this course going to.

Step one, you want to define the ideal client for this course.

I mean, who are they?

Who's the person that's going to be buying it and what do they want?

What do they want out of life?

Get really clear on who that person is.

You know, are they 30 to 45, are they 45 plus, where are they at in their life right now?

Get really clear on who your ideal client is for this program because it will help when

it comes to sell it because you'll be speaking straight to that person.

Once you've done that, you want to define where they are right now.

Where are they at in their life right now?

What problem are they coming up against that they need your solution to their problem?

Really write a list of all of the things showing up for them in their lives right now, what

problems they're coming up against, what struggles, what concerns, what things are making them

absolutely crazy.

Then, which brings me nicely onto step three, which is define the outcome.

Get clear, like think about the outcome of the program, like what is the transformation,

where are they going to be, what are they going to be able to do, feel, experience at

the end of your course to be able to help them?

Really in step two you're looking at their problem and then really in step three you're

looking at solution, which is the outcome of the overall course.

Within that step as well, which is a little mini step, I couldn't help but put it in there,

you want to define what the learning objectives are, which is basically like what are they

going to learn within this program, like what are you teaching them and what are they going

to learn to be able to get the outcome that we've already discussed?

Then we want to go into step four, which is looking at, we've looked at where they are

now and the problems that they're having, looked at the outcomes that they will be getting.

Now it's about bridging the gap between the two and what are those steps, individual steps

that are going to take them closer and closer to the outcome.

What is it?

Write down all of those steps.

Just get clear on what those steps are.

Don't think about whether you should be including something else or something else, keep it

really simple.

Just simple steps to be able to lead someone closer and closer to the outcome.

The beauty of that is, those then become your modules.

They are then the modules to take someone through that transformation process and those

are the steps.

Step five is review your modules, but also within those ones, those steps that you've

just done, there's a few other little things that they need to know to be able to get there,

get them closer to that outcome.

Do they need to build on that knowledge before they can move forward?

Think about it.

That's a really hot tip.

With that beauty within those five steps, you have outlined your course.

Really?

But there's one more missing, which is defining the delivery platform.

It's only at this point when you're at the end that you can think about what the delivery

of it's going to be, not before.

Don't need to worry about that.

Once you're really clear about what the outcome of the program is, where that person is right

now, what they're struggling with and what they need, then you know that okay, all right,

maybe I'm going to deliver this as an online course.

Maybe I'm going to deliver this as an audio course.

Maybe it's just like a guided meditation that you're giving someone.

If you're doing a guided meditation, you're not going to give them an online training

course.

It's really only at the end that you can actually define what that delivery platform is.

That's it.

My friends, step one is to identify your ideal client.

Step two, define where they are right now and what their problems are and what they're

struggling with.

Step three is define the outcome and the learning objectives.

Step four is to create the steps to be able to help them with that transformation, define

those.

Step five is to review the modules and subtopics, what else can you include in those modules

to be able to help people with their outcome.

Then step six is to find the delivery platform and hey presto, you have it all laid out.

That's your program, your course all ready to rock and roll and you have it all ready

to go.

That's it.

Now it's about getting creating, getting writing and doing the amazing stuff that happens so

naturally..

hey guys GG here from Mad Lab I wanted

to talk today about what is it that you

sell in your fitness facilities so

most of the fitness industry

runs on product based commodity model

right so the product of group classes

the product of personal training you're

buying sessions you're buying one month

you're buying classes you're buying

nutrition you're buying supplements

you're buying retail products right it's

very much a product based commodity

industry. Now as a MadLab gym - what we

sell is the Coach For Life service okay

and so what that means is that you're

connected with a professional who then

is going to make the best recommendation

for the client's health and fitness

needs and goals desires budget

everything right so we're not selling an

hour of class we're selling the option

to go to class based on whether or not

you need that as an individual which

will be recommended by your Coach For

Life okay so there's two really

interesting things that happen when you

switch into the MadLab model from

another type of facility the first thing

is that there'll be a cultural shift

within your community as your clients

slowly start to understand the

difference between buying classes and

paying for the coach for life service

you know one of the most apparent

examples is when a person goes on

vacation if they leave for a month and

they go on vacation and they put their

classes on hold because they're no

longer using those classes now in the

service based Coach For Life model they

continue to pay through that month

because the Coach For Life will give

them workouts to do when they're on

vacation provide them with nutrition

tips while they're away but still

integrated so that they're still going

to enjoy themselves right that's what

the Coach For Life is all about get the

most out of your vacation without having

to come back from your vacation creating

like a deficit for yourself for your

health to that you have to work back

from ideal you want to maintain while

you're on vacation which the coach for

life will integrate into your vacation

you know usually you go on vacation for

a month and a coach for life will

recommend that you do a personal

training session before and after so

that before one would be to line up

everything talked about your trip talk

about how you can make some healthy

choices while you're going on whatever

type of vacation you're going on

nutritional recommendations again how to

just make good choices while you're on

vacation while still being able to enjoy

yourself so that's that's one of the

major differences that a client will

apparently see and now the next thing

that happens is that your coaches are

are typically already hired to sell a

product they're hired to deliver group X

they're hired to coach personal training

for an hour and they're not necessarily

interested in the professional career of

a Coach For Life which is very different

it's less templated it's less sales

oriented it's it's more challenging

there's more problem-solving involved as

a lot more a lot more relationship

building because now you are a

professional that is responsible for the

well-being of your clients just like a

lawyer is responsible for the success of

their lawsuits and engineer is

responsible for the success of their

construction project or whatever it may

be so this is one of the the biggest

overlying concepts that MadLab has is

the idea of a product commodity based

fitness industry versus a service based

fitness industry and I personally think

that the services industry is far more

sustainable and gets better results for

the clients as well as obviously better

pay for the coaches and that's all I've

number two complaints. Not enough time

not enough money not enough time not

Everyone says that everyone thinks it

everyone believes it but is it true is

it true you don't have enough time is it

true you don't have enough money. I look at it

this way I have exactly the amount of

time that I need and exactly the amount

of money that I need and the reason that

I know it's exactly that is because if I

needed more time I would have more time

if I needed more money I would have more

money if I don't have it I guess I don't

need it if today I don't have the amount

of money I think I need I clearly don't

need it or if I don't have amount of time I

think I need I clearly don't need it

otherwise I would have it it would be

here so time so do I have time to be

doing this video I guess I could say no

I don't have time to be doing this video

I've got other things I could be doing

do I have time or do you have time to be

watching this video maybe you have

something else you could be doing maybe

you don't have time for it but clearly I

have the time and you have the time

because I'm shooting this video and

you're watching it there's other things

that need to get done in the day there's

always more things and you think you

have time for so clearly you get done

the stuff that needs to be done the

stuff that doesn't need to be done

doesn't get done because it didn't need

to be done you might think it needs to

be done and it might be this like

craziness and here about the pressure of

everything that you think needs to be

done but does it really need to be and

if it really needed to be wouldn't it be

done wouldn't it happen

so time and money time and money time

and money hey I get stuck in this trap

too sometimes not that I never

get stuck thinking I need more

time but when I stop and think about it

because that's a trigger saying I need

more time I don't have enough time to

trigger to stop and think about it and

to say well do I need more time or maybe

am I getting done exactly what needs to

be done otherwise it wouldn't be done do

I need more money I might want more money

and I might want more time but do I need

more money or do I have exactly the

amount of money that I need to have

today and if I needed more money that

money would be there so time and money

time and money think about it think about

how many times you complain about time

and money time and money time and money

time and money how many times you

complain about not enough of it but is

that actually the case do you ever stop

to think it's not actually the case and

I guess another way of looking at it is

you say you don't have time to do something

and don't have time to read I don't have

time to work out I don't have time to

spend with the kids I don't have time to

get them out of work then I need but

turn it turn it around and say well I

don't have time to do something but

there's always that point that something

comes up in life that is unexpected an

emergency or somebody stops by to say hi

that you think you know that you want to

visit with that you didn't think you had

time to you always find the time in that situation

what if your kids what if your kids get hurt

and you're saying I don't have time to

deal with you that you're hurt I don't have time

to take you to the hospital because you

broke your arm because I'm doing

something else you find the time you make

the time you have the exact amount of

time that you need to take the kid to

the hospital because their broken arm if

you didn't you were taken to the

hospital and they would be home but

somehow miraculously that time shows up the time shows up when you need it

where you need it so a bit of an abstract

thought but just think about it do you have

enough time to have enough money if you

didn't you if you needed more time you'd

have more time if you needed more money

you'd have more money and the reason

that you don't is because you don't need it

Wants are a totally different thing wanting

more time I wanting more money

totally different story but wants are

different than needs so just process that

as a thought when it comes up when you're

saying I need more time or I need

more money that you have exactly the

amount that you need. All right ah
