I wanted to write a letter to my daughter,for her to read in her 30s

I wrote to my first love

I wrote to myself in my 20s

I wrote to my father who's already passed away

This letter is for my old home I used to live in

I want to tell her, no matter what happens in the next 27 years

I hope she can always remember my love when she was 3 years old

She is a very important person in my life. We're apart but sometimes I still feel like she never left

Hope the conversation with myself

could give my daughter or other young people some suggestions or some help

Because I think I owe him an apology

It was the place I used to live

We moved there two years ago

My family of five people already lived there for more than 20 years

For me ,writing is a way to look into myself and to keep my mind at peace

I'll pick up a pen and start writing when I feel frustrated or get confused

It's like a way to keep my mind at peace

I didn't do it for a long time

I remember when I was a child if something unpleasant happened

As long as I wrote it down at night

I felt relieved and relaxed at the moment I finished my writing

When we're writing

The ink, the handwriting and the strength used will build a strong connection

Her arrival brings me strength beyond my imagination

I hope, she can always remember the love beyond my life

I want to tell the younger me about the experiences that she might go through

But at the same time I hope she won't lose courage to move forward

When you have a conversation with yourself

you need to put your mind at peace

When you want to tell others your feelings

I think writing is a relatively good expression

I feel it's time...

to let go of my guilt for my father and step forward

I can't keep living in the past

I want to take this chance to say goodbye to the past

When I was writing this letter, it was a feeling to look back 10 or 20 years ago

After finishing writing, I thought over and over again and I felt myself change lot

Writing this letter is a process to organize your mind

It's like you're talking to yourself

Maybe the receiver is not so important

However the most important is how you describe an experience

I took this opportunity

to write down what I want to say to my father

I really cherish the time growing up with her

I feel I didn't have a chance to say goodbye

So this time the receiver of letter that I want to write is actually a space

and recalled my memories when I was little and was living in that space

It's like to tell her the words and feelings that I didn't tell her for so many years

And it seems like some words she will realize after I write them down

I want to say thank you to our old home

Because of it I had the most precious and closest time ever with my family

It's one of the greatest memories of my life and then spread it out by writing

Talk to myself and organize the anxiety and then spread it out by writing

I realized that after writing I felt very relaxed

Use The Automated Lead Funnel To Generate, Develop And Close Leads - Duration: 7:58.

Hey, it's Joe Crump.

In this video I'm going to show you how to use the automated lead funnel for your

buyers and sellers, how it generates leads, it develops those leads and then it closes

leads.

And I want to show you an overview of the system so you can see how it works and what

parts of it you have to be involved in.

Now let's start with generating the leads.

The first thing we're going to do is go to the Automarketer and in the Automarketer

we see the campaigns.

And we're going to be doing most of these through the three-month sequence campaign.

As you can see, we're already sending out emails, we've scraped about a thousand from

this campaign, it's sent out 153 and then it's got 85 leads that are in the queue

right now.

And it's been sending it to them for several weeks now, as we started going through this

process.

And what it does is, it sends out a text message, or a series of text messages and I picked

the area that I wanted to work in, I picked the type of campaign, or the type of lead

that I'm going after, For Sale By Owners, and I've also, and I've put in specific

things about what type of property I'm looking for.

And then it sends out this series, and each one of these is a different text that's

going out, Day 1, Day 4, Day 8, Day 15 and each one of them has a different message and

a different website.

That's the second part.

So, the very first time we hit them, we want to get a response back.

If we get a response back then they go into lead management.

If we don't get a response back, it continues to keep them in this three-month campaign.

If they get a response back, it puts them into lead management and it stops the three-month

campaign.

Once they go into the, your CRM, now they become a real lead rather than just a scraped

ad that we sent a message to.

These are people that have actually responded in some way or another.

And when they come in to the system, the system tries to categorize them and it tries to put

them into a campaign.

This one here, it shows that they were in the three-month sequence, but it didn't

categorize them, it didn't tell us whether or not it's a yes or no.

So this is, they're saying "Are you an agent or a buyer?"

So, they're curious.

They want to find out more.

So what we want to do is add a campaign to them and I can do this by hitting the "yes/maybe

campaign" and it's going to send them out, it's going to put them into this campaign

and send them messages based on this campaign.

Here's one here, it says, "No, not at this time."

If I click on the campaigns I can see that I could add "no" and add a campaign to

them and it'll put them into it like that.

Now, when I go back I should be able to find them again and so I can categorize any that

haven't been categorized already.

This one has already been categorized as a "no" this is exactly what they said, no,

we can't.

So now that they're in the leads, if they're somebody that we need to talk to, like, this

one, we'd want to give them a call.

So we would give them a call and we'd talk to them and try to put a deal together.

And as I have them on the phone, I can add a new house to them, I can look at the link

that they sent us so we can see the house that they, that we called them about, and

if it's still on craigslist we can click this link and it'll open up in craigslist

and we can see it as they posted it.

Sometimes as the leads get older, then they take them off craigslist and they're not,

this link won't be useful anymore, but we'll still have the data in the system.

And we keep it all right here.

So I'm going to try to put together a deal with these people and if I'm able to reach

them on the phone I'll add a property and I'll add, I'll save this, and then I'll

have a questionnaire that I can fill out.

And I've gone over this questionnaire in other videos that I've shown you.

But basically it just tells you what questions you need to ask them in order to be able to

make a coherent offer using the zero down techniques that I teach.

And it gives you access to a lot of information like where the property's at, and the selling

options that they've got, or it's a Zillow and the price and the value and the rent,

so all that stuff's available once you get the address plugged into the system here.

Now, if they say no, or if you're not able to reach them on the phone, you can then put

them in that follow up system that I showed you and now that they're in the follow up

system I can show you what that follow up system looks like by going to "follow up

system."

I'm going to scroll down the page to this, and then I can take a look at this particular

follow up system.

In the follow up system when you say there's only text blast that's going out, "Would

you consider still selling your home rent to buy?

If so, I'd be interested."

And you can see that this is on an infinite loop which means that it goes out every thirty

days.

So every thirty days they're going to get another text from you saying, hey, are you

still interested?

And you can change the time of this.

You want to make it three weeks?

Make it 21 days.

So you can, and you can change this any way you'd like, but right now it's set up

to contact them once again every thirty days.

So let's just take a real quick look back at what we just talked about, and the stuff

that you have to do once you set it up for the first time.

Once you activate your Automarketer campaign, it's going and it doesn't ever stop.

It just keeps running and you don't have to ever touch it.

So once you set it up it just continues to run, and without you doing a thing it's

going to send out texts to new people that put their ads on craigslist for their property

for sale until you tell it to stop, until you deactivate it or turn it off or hit pause.

If you do that then it would stop.

So if you go on vacation, you may want to turn it off.

Otherwise, it's going to keep bringing you in leads.

Those leads are going to drop in to the lead management system and once they're in this

lead management system you're going to see if they're a buyer or not and if they're

a no, then you put them into a "no" category and it's going to follow up with them once

a month for the rest of their lives, or, you're going to give them a call and put them into

another system that also follows up with them if, in fact, they, you're not able to close

them on that first call.

So, you, all you had to do was look at your leads, once a day, once every two days, and

call these people up and try to put the deals together.

If they say no, you just pick a, they say no, you just put them into the campaign, put

them into the no campaign, or, and they will continue to get follow ups from you in the

future without you having to mess with it at all.

So what we've done is attempt to do as little as absolutely possible and all you have to

do is make the call and put the deal together.

And once you do that, then you're going to have to work with your buyers and you can

do the same thing doing it that way.

And then you can also hire people to do the things that you can't automate.

So, it makes this job just so much more fun.

How To Work A Neighborhood Remotely Even If You've Never Been There - Duration: 6:09.

Hey, this is Joe Crump.

In this video I'm going to show you how to look like you know a neighborhood and a

home intimately even though you've never even been to the city where it's located.

One of the things we wanted to try to do with this system is be able to work remotely in

many different places.

One of the things we found over the years is that if you learn how to talk to sellers

properly and get good at it, you'd never have to ever see them, you never have to go

to the property.

You never have to show up.

You can do everything remotely.

You can have some boots on the ground to help you, you can have administration people that

help you and you can talk to them from remote locations.

So if I want to, I can set up a phone number that is in that particular city that I'm

working in, so let's say I'm in Indiana with a 317 Area Code and I'm calling in

to California with a 310 Area Code.

I can buy a phone number with a 310 Area Code and call from that number.

I can have it on my marketing and my, the Automarketer send out the text blast and the

voice blast directly from that phone number.

Then, when people call me back, let's say a lead came in, I can go in here and I can

add a property.

Let's go into tone that doesn't have a property yet.

I'll go into here now, add a property, and I'll call this "Test" for now.

And it'll open up a lead sheet and the lead sheet allows me to enter the address.

So let's just pick an address that I know well, because I grew up in this house, and

I just have to put in the street address and the zip code and click to verify and it goes

into a database and looks for that property and I can apply these changes so it shows

up up here.

So now this shows up here as well.

And it also finds it on the Google Map.

Now, I can also click on Google Maps now that I've found the property and it'll pull

up Google Maps.

And I can look at the property and I can either look at it on the map, where it's at, and

it'll help me see where it's at in the city, or, I can click on it here and I can

look up and down the street where it's at.

And that's a wonderful thing everybody's worked on, on Google Maps before.

It'll also allow me to look it up on Zillow.

So now that I've got it on Zillow, I can find out more details about it.

Bedrooms, baths, I can find out what Zillow thinks it might be worth, what Zillow thinks

it might rent for, all the information about the property, when it was built, all these

details, lots of other things about it as well.

Zillow's a great resource for this stuff.

Also gives you tax information, tax history on the property.

And it shows you a plat map of where it's at, so I can see in the city where it shows

up, or I can get down to a closer satellite view.

So now when I'm talking to these people about the property, I'll have these details.

I can also pull up Rent-o-Meter and I can look at the rents on that as well.

Now, as I go through and ask these questions, that also will give me a better understanding

of what they have for sale and once I understand what they have for sale and if I understand

the zero down structures that I teach, then I can pull up this selling options and these

are the options that you can do with this property.

They can continue to sell it For Sale By Owner, and if you click on this button it opens up

the pros and cons of doing For Sale By Owner, an analysis of it.

This isn't just trying to sell them on the idea of doing it your way.

It's also giving them information about the other ways they can do it.

And if you understand the different ways they can do it, they're going to pick the one

that makes the most sense for them.

You want to work as a consultant.

You want to help them make the right decision.

And most of the time the decision that they make, it's going to be the right decision,

it's going to be the one that's working with you.

You can also list the property with an agent and all these things have explanations on

why they might be good or why they might not be good.

And the different structures that we use and this stuff is right at your fingertips so

you can just read this stuff to them as you go through the process.

Learning how to speak to these sellers is one of the most important things that you

can do and being able to look competent is the only way that they're going to work

with you.

And having these details at your fingertips is going to make all the difference.

The other thing that's going to show you as more credible is that you have information

on their property and so we keep this information on their property and we scrape from craigslist.

We can also look at the ad on craigslist.

Sometimes the ad will be there, sometimes it won't.

The older the lead is the less likely it'll still be on craigslist.

This is a newer lead so it's still up here.

So that's it, and that's the secret of how we're able to do this stuff remotely in

any area that we want.

I could go live on the beach on Fiji.

As long as I have an internet connection, I can do these deals you know, remotely.

And I can always call directly from, through the internet, and it only costs me for my

phone minutes to do that, which is very cheap.

Especially if you're overseas.

We've had people that have worked for us in Jamaica, and the Philippines, you know,

all over the world that have worked for us and been able to use these phone numbers to

call into our leads, and call into our buyers and communicate with each other on the team.

client call me to tell me that they were really stressed out because their wife

had been unfaithful a year ago and they were worried that their wife was going

to do this again see their wife was going on a girls trip and although they

had reconciled their marriage their wife was leaving and now he was having a

distance of anxiety and didn't know what to do he was stressing and he would

project and take that out on her he would lash out on her everything she

would do it maybe she didn't do the dishes right he would get upset he was

just being mean and he knew it and he was so focused on

what she could be doing on this trip was she being unfaithful was she being

unfaithful on social media did she have somebody else on the side who was she

texting what was she doing laid up at night once you go into the bathroom in

the evening was she secretly pulling out her phone and texting this other person

he was just so consumed in projecting into the future what she could be doing

to him that he missed a thousand moments with her you see he loved his wife and

yes what she did was wrong but they've reconciled their marriage and it came

together but him projecting into the future this possible potential hurt it

was tearing them apart he was literally pushing her away while

trying to attract her at the same time now how often do we all do this right we

project something that's happened to us into the future maybe you've been

injured maybe it's been something physical you've tripped or your brand or

something simple and stupid like that maybe like you're me and you stumble in

front of the camera and as you're talking to people you actually think

about stumbling and so you do it again whatever it is

are you missing those thousand moments right here right now especially with the

people you love especially with yourself are you not

taking time to smell the roses because you're so worried about them wilting in

the future that you don't even stop to smell them and enjoy them in the moment

what I want you to do is grab your journal and of course if you're driving

or working out use voice notes or when you get home grab your journal and write

this down what I want you to do is write down some of those moments we all have

them some of those moments where you're projecting problems into the future

you're projecting something that's going to happen that hasn't yet happened but

it's forcing you not to enjoy the now if you're not enjoying this current time

right here right here with me you and I what can you enjoy about this and then

what I want you to do is focus on that and let it go realize that by focusing

on the now you can't look in the future you can't look in the past your life is

happening moment by moment second-by-second and if you're so

focused on the future or looking in the past you're missing a thousand good

in 1936.

This car may be considered as the ancestor of well known brand Nissan.

The factory where it was produced took this name in 1962.

It is a small car but has rather big wheels for off-road moving, besides the engine is

air cooled, so it was independent of water.

There are three forward gears and reverse.

Kurogane proved to be very effective during the war in North China, as I said it doesn't

need any water and it was a great advantage, cause there was a shortage of water at that

war scene.

The vehicle has a very simple and reliable design, a very efficient and swift military

atv, it met all the demands of that time but as you know it was not enough for Japan to

avoid a defeat in the Second world war.

Nowadays it is the rarest vehicle, only three cars in good shape are known in the world.

Horch 930 was produced in Germany in 1937.

At that time Germany was preparing for the war, so this model is designed to be more

practical not luxurious.

It is equipped with V8 engine 3.8 l capacity and 92 hp.

The weight is about two tons and maximum speed is very decent for that time 100 miles per

hour.

Even today Horch is a beautiful car and for that time it was a real masterpiece, the design

is so strict and clear, simple lines, big windows this car was very successful with

consumers.

Also it has a luxurious interior, huge comfortable seats, a lot of space, and even in standard

version this Horch was equipped with radio!

Moreover it has another luxurious option - it is a washing stand.

I am not kidding – a real wasing stand was built into right side of the body.

The car had every chances to become very popular throughout the world, but these chances were

ruined by the second world war.

The factory where this vehicles were produced was eliminated by numerous bombings!

And this is a military version – Horch 901.

This model was produced since 1937.

The main parts were taken from a civilian model, that we have just seen.

The main difference is that the military version has a four wheel drive with dif lock.

There is an interesting fact – The commander in chief of USSR Army Ghukov used this vehicle

that had been captured in German embassy in 1943.

And he stated that this Horch was one of the best atv of The second world war.

Not only Ghukov but even british prime-minister Cherchill greatly appreciated this vehicle.

It proved to be very reliable, heavy-duty and simple and it could move in toughest conditions.

The car has the same engine as civilian model – V8 92 hp, maximum speed 70 miles per hour.

Nowadays it is almost impossible to find this Horch in such a perfect condition, there are

less than 10 units remained in the world.

T-38 – the lightest amphibian tank from USSR.

This tank firstly was produced in 1935.

It is a very stocky but wide machine and such solution resulted in the fact that this tank

can quite steadily float.

This tank has an advanced suspension system that provides quite decent maximum speed about

30 miles per hour.

The weapon is 7.62 caliber machine gun.

The engine is four cylinder 3.8 l capacity 40 hp.

Side clutch system.

The weight is slightly more than 3 tons.

A special propeller is used to move on water.

It is interesting that it was one of the first tanks where the welding started to be used

in construction.

By the way in 1935 when this tank was firstly produced there was no any analogs in the world!

At the show there were almost all the models of motorcycles that took part in the SWW.

You could meet there such bikes as legendary bmw and the rarest japan military bike, but

this german Kettenkrad I think is the most interesting moto atv at the exhibition.

This is the lightest tracked atv, it is a very manevaruable vehicle which was perfectly

used by soldiers for scouting and towing light cannons.

It is equipped with four cylinders engine 36 horsepower.

The transmission has 3 forward gears and a low mode for the toughest off-road.

This atv is a very effective for offroad moving, due to the tracks and light weight it can

move through swamps and snow.

Maximum speed is 50 miles per hour on a flat ground and 30 miles on offroad.

This atv can be turned both by a front wheel and by a side clutch.

As a result of its offroading features this atv was the only vehicle that could successfully

move in winter and spring when it was the severest terrain conditions in Russia.

This armored vehicle is called FAI-M, it is advanced Russian machine was produced on the

base of civilian vehicle GAZ.

It is equipped with the 50 horsepower engine.

It is a rather heavy car, so it could be used only in town on good roads, and it immediately

gets stuck on offroad.

But on the other hand it has quite a decent armor that can save people sitting inside

from bullets and shell fragments.

Unfortunately these vehicles could easily be damaged by a more serious weapon, besides

they were not quick enough to survive any tough battle.

That is why Russian military government decided not to produce on the line this machine.

And it was made just about three hundred units, so nowadays this model is extremely rare to

be come across.

T-70 – ussr light tank of the second world war.

Firstly it was produced in 1941.

The weight is 9 tons.

It has an advanced armor, 45 mm cannon, and double 12 cylinders engine.

Total power is 140 hp and it allowed to accelerate the machine up to 30 miles per hour.

Many of these tanks took part in the severest battles in 1942.

But then they were replaced by more advanced models and by the end of the war it remained

just few of them.

The rarest French four wheel drive vehicle Latil M7T1.

Firstly it was produced in 1938.

This is a multipurpose military atv, it could be used for scouting and for towing light

cannons.

It can carry five people and additional cargo.

The vehicle is equipped with four cylinder engine 2,7 l capacity and 50 horsepower.

Also it has advanced 8-gears transmission with differential lock and independent suspension

system of all the wheels.

Very powerful hydraulic brakes, decent ground clearance and 50 miles per hour maximum speed

– all these features make this vehicle one of the best light military machines at that

time.

It was made up to 1945, the total amount of produced vehicles is about 900 units, but

just very few of them could be seen nowadays in such a great condition.

Half-truck M5 – Heavy American ATV of the second world war it was being produced since

1940 till 1945.

During the war many of this machines were supplied by USA to the American allies.

This atv proved to be very effective and reliable it is very interesting that some countries

had used these vehicles in their armies up to 2007.

It has an armor that can protect from bullets, the thickness of the steel is 6 mm.

And there is a 13 mm steel in front of the vehicle that protects a driver and a car commander.

It is equipped with 6 cylinders engine 6 l capacity and 141 hp.

The maximum speed is about 50 miles per hour.

There is four gears transmission and low mode for cross country moving.

The weapon is 12.7 mm machinegun mounted behind the cabin and 7.62 mm machinegun mounted from

behind the vehicle.

And this is a legendary german light tank – Panzer Kampfwagen.

It has a front armor 14,5 mm and its weigh is almost 9 tons.

The thickness of the armor is the same at all the sides so it can protect only from

bullets and shell fragments.

The engine is Maybach 6 cylinders 7 l capacity, power is 140 hp.

The maximum speed is 30 miles per hour.

Fuel consumption is about 90 l for 70 miles.

There is a six gears transmission.

The weapon is 20 mm automatic cannon and a machinegun 7.62 mm.

The crew is three people: commander-gunlayer, a scout and a driver.

Now you see Japan light tank Ha-Go.

This machine was produced in 1935 by Mitsubishi company.

The weapon is mounted in the middle of the body it is 37 mm cannon.

The weapon has a manual system of pointing.

Also there is a 6 mm machinegun.

The vehicle is equipped with diesel 6 cylinder engine, about hundred horsepower.

It has an aircooling system, that may be considered as one of the drawbacks of the tank.

Besides there is no any welding.

All the parts of the armor are connected by usual bolts.

By the way the thickness of the armor is about 10 mm, so it can protect only from bullets

but it can't resist any more serious weapon.

The tank was being produced since 1935 to 1943.

The total amount of produced machines is about 1000 units.

This is Ford F-60 . It is an American military atv truck.

It is equipped with 8 cylinders engine, 4 l capacity and 95 horsepower.

It is a full drive vehicle that can deal with a rather serious offroad.

There is an interesting story about this particular vehicle.

During the war it was captured many times.

Firstly it was captured by german forces in 1942, then it was sent to Italy where this

vehicle took part in battles.

After that it was transferred to the east front where it was retaken by soviet union

forces.

In this way this machine served almost for all the sides of the Second world war.

And it is hard to believe but even today this truck is in great condition and it is ready

to be used at any time.

And this menacing machine is considered as the most effective tank killer of the SWW.

It is a german self-propelled cannon that was used to shoot enemy tanks from the long

distance.

It was produced in 1940 and soon it proved to be a very effective in battles.

It has 150 mm cannon, that can cope with most tanks of that time.

The vehicle is equipped with 6 cylinders engine, 3,5 l capacity and 70 horsepower.

It is a tracked atv so it was possible to move on offroad and maximum speed is 20 miles

per hour.

The crew is two people – a driver and a gun layer.

The cabin is open so it is possible to leave the vehicle at any moment and this feature

saved a lot of people during the battles.

At present it is the rarest vehicle, it is known only one machine in good condition,

and this machine you see now on your screens.

Renault 31R.

It is so called tankette, it was used mainly for towing different cannons and other cargoes.

But many of these machines served for civilian purposes in the police and even as tractors.

It has 9 mm armor, and 4 cylinders engine 2 l capacity, 35 hp that provides 30 miles

per hour maximum speed.

The weight is about two tons and loading capacity 400 kg This particular vehicle was captured

by soviet army.

And there is nothing more to say but now it is very difficult to find this model in such

a great condition.

So lets call it a day.

It were the most interesting and rare vehicles of this show.

How To Use The Automarketer For Just About Any Business, Group Or Organization You Can Imagine - Duration: 6:50.

Hey, It's Joe Crump.

I'm going to show you in this video how to use the Automarketer for just about any

business, group or organization that you can imagine.

You can create lead funnels with it, you can develop your leads, you can close your leads

online, you can use this system for churches, realtors can use it.

Restaurants can use.

Car dealers can use it.

Schools can use it.

Nonprofit organizations can use it.

You can use it for any type of business that you want.

Now, the scraper, the way that it pulls in leads, it pulls them from craigslist.

So you can do it for any category in craigslist, which doesn't cover all those things I just

talked about, but it covers some of them.

Let me just show you real quickly how to add a campaign to the Automarketer.

Once you're in this campaign, you can pick the number that it's going out from, you

can name this, let's call it "Car Leads."

Then I can go to categories and I can put in "car by owner."

Let's say I want to contact cars by owner and I want to say that if they've got something

to trade, I, you know, I'll buy their car if they wouldn't mind trading.

And then I can pick the city that I want them to, that I want to work in, let's say I

want to work in Los Angeles, and I can pick as many of these cities as I want to and then

we can run these blasts and I can have it, once this stuff goes out, it's going to

scrape those leads and it's going to start sending out a message to those leads.

And I can create a message that goes out to these people specifically or I can use one

that's already in the system.

If you're doing something that's outside of real estate, you're probably going to

have to create it yourself.

But you can create that text message yourself, or you can create a series of text messages

that go out to those leads that are being scraped from craigslist.

So any of these leads, any of these sources within craigslist, this will work with.

If I go to cars and trucks, by owner only, and it's going to go in a scrape all these

leads.

It's going to find the information on it, it's going to grab their contact phone number

and it's going to send them a text.

And it's going to keep track of the information in the system.

If they respond to that text that comes in, then they'll show up as a lead in this system

here.

Now, not every business is going to be able to use craigslist leads in order to make this

work.

Sometimes you've got a list of phone numbers, let's say you have a church and you have

a congregation of people and you've got all their phone numbers, all their text numbers.

You can actually upload their leads into this system just by putting them into a .csv file.

And you can add as many columns as you want, put all their information, all their contact

information in.

And you can make them a lead in the system.

And once they're a lead in the system, you can filter them by the upload that you just

did and you can create a follow up system and a tag for them so you keep them separate

from your real estate people.

Now, the tag that you created simply is an identifier that you can name.

You can create any type of tag in this system.

And you can also create any type of follow up system in this system.

So if you go to "follow up system," you can create a new follow up system, a new campaign

and you can create a name for that campaign and then you can create a series of events

and those events can be tasks, they can be emails, they can be voice mails, or they can

be text messages that go out to the phone numbers that are in that particular lead.

So you can follow up with any type of person.

I can also go to that list, I can pull them up by the tag and I can create a broadcast

email, text or voicemail that goes out to those people, so you can always stay in touch

with your list and stay in touch with your group.

One of the things that I've seen musicians do is they start building their audience,

they can get their text numbers from their audience and they add them to the database

and then when they have a concert they'll send out a text message saying "We're

going to be meeting at this place at this time - please show up."

And then they'll bring people into the process.

So this works for so many different kinds of businesses and it can also be adapted to

work for things like restaurants and those types of things as well.

One of the things we're working on right now is building a landing page designer so

that eventually you'll be able to create landing pages and then you can drive traffic

to those landing pages using Google pay per click, or Facebook ads, it'll take them

to those landing pages and, a landing page is an ad page that collects email addresses

from clients.

And then once you grab their email address you put them into a funnel system which starts

dripping on that lead with more information about the products that you sell.

It tells them stories, gives them free information, those are the things that you do in order

to sell.

And if you've been, you know, using this system, or if you've been on my email list

very long, you know how that stuff works because I send out an awful lot of email, most of

it educational stuff.

And then I also have product videos and emails and things like that that I send out as well.

I know what I'm telling you here isn't really, doesn't really have much to do with

real estate investing, but once you learn how to do real estate investing the way that

I'm teaching it, you can have any business.

Because everything about business is all about the marketing.

Nothing happens until a sale is made.

So marketing and sales is everything.

And the type of system that the Automarketer is, is a lead generation system.

It generates leads, it develops those leads over time by dripping on it and then it converts

those leads.

And that's the whole process and that's where you make the money.

Everything else is just an expense and the effort that you have to put forth in order

to fulfill your sales.

And if you're curious, this was an email blast that we did out to some people that

were on our list to come to our film festival.

A lot of you know that I made a movie last year and we sent out an email to some of the

friends that were, to have them show up at our film festival.

That's how we got a full house at the theater.

How The Automarketer Prevents Sellers From Getting Bombarded With Text Messages - Duration: 5:03.

Hey, this is Joe Crump.

In this video I'm going to show you how the Automarketer keeps from bombarding people

with too many emails or hitting them at the wrong times and making them mad at you.

One of the things you have to remember when you're doing any type of text blast messages,

people are going to look at your texts.

99% of texts that go through will be looked at in a very short period of time.

So that's why texts are so effective.

If you send too many of them to them, they're going to start getting irritated with you,

so you want to try to balance that out.

So what we've done is created some safeties in this system to make that happen.

In the text blast series that we do for the people who are selling their homes, it will

send out a text to them.

It sends out a series in this particular campaign, a three-month series, and you can do this

as individual campaigns or you can do it as series campaigns.

This is a series campaign.

And it's going to send out messages to them over a sequence, over time.

It's going to scrape the lead from craigslist and then it's going to send it out.

It's going to look at the Area Code of the phone number that it's sending to and it's

going to determine which time zone it's in.

So if it's in, you know, Pacific time it's going to be based on Pacific time.

If it's in Mountain time it's going to be based upon Mountain time.

And it's going to send those texts anytime between 9:00 a.m. and 8:00 p.m. at night.

It'll never send a text or a voicemail to their phone any other times beyond that.

And it also will only send them, scrape and send, once per week.

So you can't send, it won't scrape and send every day, even if they send, even if

they post a new ad.

It's going to recognize their phone number and it's not going to send them out two

or three emails in one week unless you set up your sequence to do that.

So what it's going to do is, it's going to scrape them and then it's going to send

it and it's going to put it into the sequence and you can do your sequencing so you can

send it multiple times if you want.

But it's better to let, use our sequences because we'll send out the first one, and

then two days later another one and then two days later another one then two days later

another one and then a week after that another and two weeks after that another one.

So we've set it up so that it doesn't bombard them quite as much and solve the problem

that way.

Now, despite the way we set this up and try to, you know, make it not too unpleasant for

the people that are getting the messages, we also have a blacklist.

So if someone gets upset at us we put them on the blacklist.

If they send back an email that's an angry email, and what we've done is we've gone

to Google and Google has five hundred words that are curse words or variations of curse

words, different spellings of curse words, and we've taken all five hundred of those

and if any message comes back to the system with one of those words in it, it puts them

in a blacklist.

And this blacklist will take either em- phone numbers or emails and you can put them in

manually or it'll happen automatically if the system sees one of those words.

Also it looks for words like "Stop" or "Opt Out," those types of things, "Stop

emailing me," or "Stop texting me" and it'll opt those people and put them on the

blacklist.

And once they're on this blacklist they'll never get another text, email from our system

ever again until you take them off that blacklist.

So, if something gets through the filters that's, or where they're irritated with

you, you can always put them on the blacklist and not send to them again.

Most of the time we don't have problems with that because we've got the filters

set up in a way not to be that irritating.

And remember, we're not sending spam to these people.

These are people that are asking to sell their property.

They've advertised to sell their property, they aren't just home owners, these aren't

just people that you're calling randomly off the street.

These are people that have actively advertised their homes for sale and we are responding

to their advertisement.

And we're responding with an offer on their property, so we're giving them exactly what

they want.

So if they do get upset with you for some reason, there's no reason for them to do

that because we are giving them exactly what they're asking for.

So that's how we do texting in the friendliest, legalist, most feasible way possible
