Hi I'm Ellen.

I'm Andres and we're the student coordinators for PLUS Team.

PLUS Team stands for peer leaders understanding students.

We're here to talk to you and your families about SOAR.

WOU's summer orientation, advising, and registration program.

Admitted freshmen are required to attend a SOAR program at WOU in the month of June, July, or August.

SOAR programs are also scheduled in California and Hawaii in May.

Freshmen from California and Hawaii are invited to attend a SOAR program at WOU

if they can't attend a program in their home state.

Your SOAR experience begins with check-in and getting your student ID card.

You'll meet WOU president Rex Fuller and our fellow PLUS team members.

Each student will be assigned to a small group led by a PLUS team member.

You'll attend the SOAR skit, each lunch at Valsetz Dining Hall,

and discuss the steps to register for fall classes.

One of the most important activities at SOAR is advising and class registration.

Students work directly with professors and advisors from their intended major

to develop a schedule and register for fall classes.

Ellen some students may be wondering if their families should attend SOAR.

Absolutely. SOAR is intended for freshmen and their families.

The SOAR schedule includes information sessions for parents and family members

that address topics such as financial aid, paying for tuition and other expenses,

university housing and dining and campus safety.

Students and their families also have the opportunity to attend a campus resource fair and tour the residence halls.

Registration for the California and Hawaii SOAR programs will be available in April.

Students can register for a campus SOAR program in May.

- [Stevie] So what am I up to today?

Today I'm looking at some condos for my clients

who are actually out of town buyers

and want to get a birds eye perspective,

I.E. my camera, my eyes, my thoughts

on what would be a good fit based on their search criteria.

So this unit that we're looking at

it's a one bedroom plus den.

It has two bathrooms,

it has a locker and it has a parking space.

Now I usually really get excited whenever I find something

that meets my clients' criteria

and I think I might be getting that kind of excitement

in this unit.

First and foremost most plus dens in Toronto

if they're built anywhere within

the past three or four years

usually are not a separated, enclosed space.

In fact most dens are in fact a little nook

placed in a corner somewhere

defined by the builder as a den.

This unit, however, has a fully closed off room

with a sliding door,

albeit a glass door,

that could actually be a functional

baby room or an office,

but it is actually a functional den.

So that's a huge plus.

In today's marketplace where space is a premium

and most people are looking for the best bang for the buck

they can from a square footage distribution stand point.

And I think right off the bat,

having plus den with an actual enclosed

compartmentalized space is definitely a good thing.

Now right off the bat what I really love about this unit

is not an inch of space is wasted.

Every element of the entire setup is used

in a really well thought out way.

The other factor that I really dig about this unit

is the second washroom is actually a full bathroom

so there's a shower.

So functionality-wise there's two full bathrooms,

an en suite in the master bedroom,

and a functional three-piece bathroom

in the general living dining room access area

so guests obviously if they're staying over for the evening

do not have to use your shower.

There's an independent bathroom shower setup

outside of the master en suite which is pretty awesome.

Again most condos built in the past two or three years

typically don't have that kind of setup

for anything short of a two bedroom.

In fact most condos built in the past two years,

generally speaking, if it's a one plus den setup

there's gonna be one washroom.

The other thing that's really striking about this unit

and I think my clients will really appreciate it

is the size of the balcony.

That's actually one of the longest balconies I've seen

for a one plus den in a very long time in this price range.

The good thing is you can also access the balcony

from the master bedroom

and you can also access it from

the main living dining room walkout.

There isn't an inch of space

that's actually wasted in this living room.

In fact how it's set up really should be

the model for just about anybody who's going to be buying

or moving in here to go forward with their own setup.

As you can see the furnishings it's not too large.

We're talking fairly minimalist

and that theme definitely works for this space.

Considering the features, a parking space, a locker,

a functional den which can be used as a second bedroom,

a bathroom that is separate from the main en suite.

It has broad appeal

and I could see this unit easily fitting

my clients' profile.

They're a family.

And another client is an investor looking for something

that has a base rent potential of around $3000

and potentially this might meet that criteria.
