Conversations on how we communicate - Duration: 2:48.

We spend so much time online. We spend so much time scrolling, liking, stalking and

just being so distracted. We're in this space that draws us out of ourselves, we

come away from our surroundings so easily. We're just not with the people that we're

with. We're not fully there doing what we're meant to be doing, or what we've

chosen to do, because we get distracted so easily and it affects us in so many

different ways, and you can think about what are we spending time looking at

really? And what are we paying attention to? What are we searching for? Are we

looking for something specific? Because all of the things that we're

choosing to do is having an effect on our own state, mentally and emotionally.

It's changing the way that we feel within ourselves and it's not always

positive, because we feed ourselves so much content that changes our mental

state, all out of choice. It's like we step into this digital space, this cyber

world and we get distorted from what's real. How it feels to being present and

really there with someone. I mean I guess we're just looking to

connect, but we can get those connections we can get those feelings of being loved

and appreciated personally with people around us we don't have to go looking

online for it. Are we losing how we communicate with each other have we

forgotten what it's like to actually pick up the phone and have a

conversation, or to meet up with someone because it's easy just to send a message?

So it's all of this which reminds us that we have it within ourselves to make

those connections, to make the effort to have the choice to improve our own

quality of life, to improve our own mental state. Because if we continue to

carry on the way that we're carrying on, we're only responsible for how we feel and how

we think and we're responsible for the information that we're feeding to

ourselves which we're digesting which is changing how we feel within ourselves.

There's so much more to life to connecting on a deeper emotional level

than living through a screen

7 Hard Money Investment Tips That Will Keep You Out of Trouble - Duration: 7:18.

and I'm a private money lender.

Today I'm going to give you some

Hard Money 101.

I'm going to talk to you about 7

Ways to Get Yourself in

Trouble With a Hard Money Loan.

Hard money loans can be great!

They can make real estate investors

a ton of money!

But if you're not using these loans

properly,

they can get you in a lot of trouble.

Let's talk about some ways,

7 ways in fact,

that hard money loans can get you into

trouble.

#1: The lender not

funding

and you losing your

earnest money.

That's a huge way that

you can get in trouble.

You go to this lender

and you're depending on this hard money lender to

fund your loan by your deadline

or you're going to lose your earnest money.

The lender drags their feet,

they waste a ton of time,

and then maybe they even decline

your loan.

You're going to lose your earnest money.

That's a huge risk

and that could get you in trouble.

So make sure you're aware of that

when you engage a hard money lender

on a transaction that you need to close

quickly.

#2: Paying

Upfront Fees, such as appraisal fees,

inspection fees,

attorney fees.

Paying all of these fees upfront

and then never getting a loan!

That's a really fast way to get yourself

in trouble with a hard money loan,

particularly if you're going out to multiple

lenders trying to get a loan

and each one of them wants an upfront fee.

You can really get yourself into trouble quickly

with paying upfront fees to hard money

lenders.

#3: Getting

Involved With a Predatory Lender.

Let's face it,

there's a lot of hard money

lenders out there that just want to

own your property.

Their intent is that

you will default on your loan

or that you will make some sort of mistake

and fall behind on your payments,

and they'll foreclose on that property,

and they'll take it back.

They'll make all the profit.

There are a ton of private money lenders out there

that are predatory.

That's one reason why

you should be dealing

with a licensed private

money lender.

Do not mess

with these people out there

that are,

"Oh, I'll lend you money!" Because guess what?

Those people are going to be the most predatory.

Let me give you 2 examples.

I know a borrower,

she was doing a flip.

She had this loan

with a hard money lender for 90 days.

He didn't give her any copies of

the loan documents at closing.

It was a 90 day loan.

And if she went over by 1 day,

let's say she didn't pay that loan off

within 90 days.

On day 91 she got

slapped with a

$15,000 fee. So guess what?

That lender just goes out

and buys himself a new car.

Great! Good for him,

and then he's going to foreclose on your property.

Let me give you another example.

I had another borrower,

that she borrowed money from

an unlicensed private money lender

that was in her real estate club

on a on a flip.

Same lender same type of scenario.

She gave the borrower

a hard money loan.

Oh handshake,

through the Salt Lake REIA,

she's not licensed.

Good example.

Guess what? 90 days goes by,

and this woman slaps her

with 2 points a month,

or 2 percentage points of the loan

amount per month.

On this loan, it was $5,000 a month

she was paying in extension fees.

So read the fine print,

and watch out for predatory lenders

like in these examples.

#4: Not

Having a Solid Exit Plan.

You've got to have multiple exit strategies

on these loans,

because these are short-term loans

and they're high interest rates.

If you don't get your exit strategy,

let's say you don't sell the property

in the time that you think you're going to sell it.

Let's say your exit strategy is

to refinance the loan

with another loan

and you can't get that loan.

Guess what?

You're paying an extremely high interest

rate for months,

and months, and months,

and eventually it's going to catch up

with you, eventually you're going to

fall behind on your payments,

and eventually that lender is

going to foreclose on that property.

So have a solid exit plan

and always know what

you're going to do if this happens,

or that happens,

all different types of scenarios.

Because you can't just count on one exit

strategy.

Most cases,

it's not going to pan out.

#5:

Underestimating your Project Costs

and

Experiencing an Injury or an Illness. let's say you're working on

the property yourself

and it's a rehab.

If you hurt your back,

and you're the one that's doing the work,

I've seen it happen.

One of my borrowers was doing all the

work himself.

He didn't have a contractor.

He was in there doing all the sweat equity himself.

Guess what?

He hurt his back.

He couldn't go back on that job,

and he couldn't afford to hire a contractor

to finish it.

So he got himself into trouble quick.

He underestimated his project costs

as well which is a very common thing

that new real estate investors are going to

do. And that's a really quick

way to get yourself in trouble

with a hard money lender because if the hard

money lender is giving you rehab money,

and they've given you a certain amount for your rehab,

and then you go over budget.

Where are you going to get that money?

Are you going to be able to go out

and get another loan from somebody else?

Probably not.

#6:

Market Collapse. Let's just face it.

If your plan is to buy

a property and in 4 months,

6 months,

after you fix it up,

and add a bunch of improvements to it

and it's worth more

and you want to sell it.

What happens if the market collapses in

that time frame?

That's a huge way to get in trouble

with a hard money lender because you are stuck

paying this high interest rate loan.

The market collapses

and you can't sell the property for what you've got

into it.

That's a huge way to get yourself in trouble

with a hard money lender.

And then finally, #7:

Don't Get in Too Much Debt.

This is called "over leveraging"

yourself.

Leverage is debt.

That's what that term means.

So if you're over leveraged it means you

have too much debt.

I've seen borrowers take

out a

first, second, and a third mortgage on a

a property to get it

purchased

and rehabbed.

And then, guess what?

They're paying the interest payments,

interest payments are high,

beginning to stack up,

and then all of a sudden before they know it,

all the debt, the first,

that second, that third,

borrowed some money from Aunt Sally

as well.

Before you know it, guess what?

With the interest,

and the fees you've paid to the hard money lender,

there's probably not going to be

a lot of profit there for you.

So that's the 7th way that

you could get yourself in trouble

with a private money lender.

So guys and gals,

just know if this is your first time getting a hard

money loan on a real estate

purchase, or a real estate refinance,

make sure you know what you're getting yourself into.

And share this video

with someone that you know that may

be out there looking for a hard money loan

for the first time.

Someone that you know that maybe

doesn't understand all these risks,

because it's important to know what you're

getting yourself into.

Like I said you can make a ton

of money using hard

money loans in real estate,

but you can also get yourself into a lot

of trouble.

Welcome to our 1st Quarter, 2018 Investment Update!

The 1st quarter of 2018 can be summed up with

prolonged cold weather and increased market volatility.

The Dow Jones Industrial average was down 3.4% on February 6th, then two days later up

4.2% in a single trading day.

Volatility was largely attributed to inflation fears and potential trade wars.

For the quarter, the Dow Jones Industrial Average dropped 1.96%

and the S&P 500 dropped 0.76%.

Bond investors also lost 1.46% as measured by the Bloomberg Barclays Aggregate Bond Index.

As rates rise the price of a bonds will act inversely by dropping in price.

For the quarter, the 10-Year Treasury bond rate increased by 0.28%.

In our quarterly Investment Committee Meeting,

we dissected our client portfolios and decided to make changes.

The first change we're going to make is that

we see an opportunity to reduce our allocation to domestic stocks and increase our exposure to

international stocks for three reasons: #1 – Valuations, as measured by the price to

earnings ratio, stocks are more attractive outside of the U.S.

#2 – Currency exchange, if the dollar continues to soften like it has started to do in the last 12 months,

we should see an increase in international stock returns.

#3 - Historical Performance, the US Market as measured by the S&P 500 Index

has outperformed the international stock market as measured by the MSCI EAFE Index

for 7 out of the last 10 years. In markets, returns generally revert back to the mean,

something we anticipate to happen in the coming years.

The second change we're going to make, is we will be reducing our active management solution

in the large cap US stock space with a passive approach

for two reasons: #1- According to Standard & Poors, their research shows that over 90% of active managers

in the large cap US space underperform the S&P 500 Index for the last 15 years.

#2 – Including an exchange traded fund that mimics an index is inexpensive,

and will help reduce our clients' investment cost.

For most of our clients, we have discretion over your accounts.

We will be implementing these changes for you immediately.

Well, Parrot Feather can ruin that.

No, not THAT parrot feather--- parrot feather the aquatic invasive plant!

Parrot feather is a prohibited species in Michigan, making it illegal to buy, sell,

or possess.

Let's learn more about it… start the clock!

Hailing from South American, this aquatic plant is related to the invasive Eurasian

watermilfoil as well as native milfoil species.

Preferring slow-moving waters with plenty of nutrients, parrot feather thrives in full

sun, but it can survive in a wide range of conditions.

It has even been found growing on damp soil.

It can form dense beds in the shallow water, where it drives out native plants and animals.

Even small fragments of the plant can survive and grow to become a nuisance.

Experts believe the small infestations in Michigan were likely releases from aquariums

or water gardens.

When growing underwater, parrot feather looks a lot like other milfoil species.

To successfully identify it, look for these features:

Bright green, feather shaped leaves arranged in a whrols around the stem that rises about

a foot out of the water.

Stems above the water tend to be light green to white, while stems below water tend to

be brown to red.

Early detection of parrot feather is critical, so if you think you found it--TELL US!

What we end up doing is we get the individuals who unfortunately have had a

cardiac event, be it something maybe a little more minor like stenting to open

up a blood vessel or something a little more dramatic like you know a bypass

surgery where there's a lot of a lot of trauma, let's say, and so in terms of

secondary prevention you know they've already had their

cardiac event so what we are trying to do is rehabilitate them through actual

practical physical activity also through health education on being active for

life, dietary requirements etc. in order to prevent a secondary cardiac event.

So, what does that look like then, somebody has had a cardiac event, they're

discharged, they're sent out to your program? What happens next how often are they coming in?

Sure so if they've had a cardiac event especially in my local

area what would happen is they're they would be put on a waiting list to to see

if they're even first interested in becoming part of a cardiac

rehabilitation program, and if they are then once that waiting list has cleared

so it's usually about a three to four-month waiting list

we would call them and we'd say are you interested in coming in for an

orientation we'd get a group of ten to twelve of them for an orientation and

we'd say look this this is our program here are your requirements and I

explained that in a second and if you are interested fantastic there's there's

really no fee to you if you're not interested then that's fine but you sort

of need to know more or less right away because the waiting list is so long the

government only covers so many spots per year.

Hello, My name is Mari and welcome to my channel 💕💕🇮🇹

I've learning italian for two months alreay and I must say that I feel

Good with the language, I feel confident speaking even though I don't speak well

I'm still confident and not afraid to talk

And I think is a good thing because it allows me to go one step further

And discover all of the new things that the italian language has for me

The first two months

Of learning the language

I've learned in a traditional way

With the grammar book

With language exercises

**trying to pronounce the word**😂

But it's not the right learning method for me

It wasn't really helping me, I didn't have enough motivation to

I prefer an immersion method, with lot of listening and reading (input)

And to put myself in the

for dutch, I went to Belgium

and I was constantly learning

fear is to do with identifying with form the form of me not realizing that is not

that is who you appear as that form temporarily yes but you are life

underneath the temporary appearance of a person more fundamentally you are life

itself in one of its manifold expressions

and a beautiful expression as beautiful if not more beautiful and the incredibly

beautiful flowers and whatever else for forever other form life takes and the

human is an incredible form it's a form that hasn't flowered yet that is about

to flower because when a human realizes their true nature who they are

underneath of the forms they had identified with as themselves that is

awakening that is freedom freedom from a personalized limited sense of self and

then your life on a personal level continuous your life situation continues

but miraculously something from that dimension flows into also the life of

the formal life that you still lead and because you are connected at that level

with the totality of life so when you connect with that within yourself the

intelligence of the universe becomes helpful the one intelligence the one

consciousness that underlies the entire world of manifestation the billions of

forms that as it caught in the daodejing the ancient Chinese book of wisdom it's

brought the ten thousand things to describe the world of form of course

it's not ten thousand things it's not even ten ten billion things it's more

than that that's the world of in that world of

form unfolds much more harmoniously playfully

and is fulfilling because you're not looking for something in the world of

form that it cannot give you you're no longer demanding that any situation any

possession any place or any person or any condition should fulfill you or make

you happy please make me happy big house make me happy holiday make me happy

husband wife make me happy read the Lonely Hearts columns looking

for a man a woman to make me happy what a dreadful nobody could live up to that

nothing in the world of form can live up to that to make you because the

happiness is already there you just happen to true happiness which is deeper

I would not even perhaps use the word because happiness is usually used for

superficial things oh I'm so happy I've got this new thing here I'm so happy I'm

I found I'm in love I'm getting married tomorrow and so the thing that makes you

happy today the very same thing very often makes you unhappy tomorrow think

of your ex-wife or husband

when I do not resist the form that this moment takes and I welcome it because I

realize that I cannot argue with these isness of this moment it is okay it is

what can you do there it is and so I allow this moment

to be as it is internally by doing that the this act of welcoming of saying yes

of allowing puts you in touch with the dimension of inner space and you

sometimes perceive it as if there were suddenly space around the event that

before you would have reacted against you say well there it is the thing is

broken down that's what is okay we can take action now but right in the

meantime this is what is before you what every act ate and you said they should

have done something about it how can they allow this to happen like this

shouldn't happen I mean I I paid money for this and now it's breaking it's

broken down I'm going to sue you sue them they can see the that reactivity

comes from a place of complaining and the egoic sense of self loves that it

complains about something that is I'm not saying do something about it that's

not complaining the inner complaining about something that is is part of the

resistance to what is identify in yourself the complainer and that is a

very important part of the reactivity of the egoic sense of self it's what is it

complaining about the present moment what's happening right now shouldn't be

happening but it is now the complaining is so satisfying to the false sense of

self because it strengthens it when you can't complain about something you're

saying I'm right and this is duration is wrong such myths the weather

is really miserable today's just awful I'm right the weather is wrong on all

levels any complaining puts you in an imagined position of superiority to the

event or to something that's madness but normal

by the way normal equals very often more than than not mad read human history if

you doubt it so to complain strengthens a false sense of self to allow it its

strengths or to if you complain and react that your own form identity the me

gets strengthened the story gets strengthened the complaint is

incorporated in the story and then you pick up the phone and say you can't

imagine what happened just to be like I'll tell you about it

oh no then you get from feedback from oh you're right you really should be

unhappy about this so it strengthens the illusion of who you are but it feels

satisfying to the illusion the loser amede for moment feels great and really

getting into this now when you allow what is it doesn't strengthen your form

it puts you in touch with that which has no form in you it it makes you aware of

space in a space so here's an event the thing is broken down and instead of

saying you say oh well that is okay suddenly the same event has a totally

different quality to it in your experience that means you suddenly

experience life completely differently the same event happens and you say well

that's it is and suddenly now I'm speaking metaphorically it is as if

there was suddenly some space around the event it's no longer occupies

your attention totally there is a spaciousness around the event when you

allow it the allowing is very spacious in that spaciousness is consciousness

itself stillness inner stillness and from there you can look at a challenging

situation in that alert stillness oh you're looking and there's a moment of

just no thought simply aware attention which is your deeper non-conceptual

unconditioned intelligence comes into action if you look and then action

arises or a thought comes out of that from where all creativity comes at level

the thought comes and you suddenly know what you have to do about it oh that's

and you do it or an action comes immediately you do the right thing so

there's enormous power in facing the present moment no matter what form it

takes completely and fully allowing it facing it looking listening seeing ah

and there's always more far more than you need to deal with the situation this

the power is there the moment you need it but if you project yourself into

imaginary problems how can you deal with that

it can only wear you down and you get drawn into more and more illusory

identity so the the safety consciousness happens with a simple act

of aligning yourself with what is now with the present moment and making that

your spiritual practice the ultimate spirit and while you're here see how how

you are relating to the present moment what is your relationship with the

present moment you're denying it resisting it or welcoming it since it's

life itself you might as well welcome it it is more skillful more intelligent

more wise to welcome what is and then experience how quickly if the present

moment is challenging how quickly help comes from within you but also sometimes

from without as a helpful event as a sudden thing that happens that how could

that suddenly have got just the right thing because this is the alignment with

the totality at this deeper level you are one with one consciousness you are

that yes it's it's life can be easy that we not it doesn't mean sound it will not

come any more challenges come but you can become more alert through every

challenge rather than becoming more unconscious through every challenge oh

and you watch but don't wait for challenges use that power that is there

every moment even the beautiful moments here you are nature you can see trees

flowers leaves yes they are dying but in their deaths they are beautiful nature

in incredible beauty everywhere do you truly see it and when you see it what

happens when you look at the tree in the leaves are dark right

yellow and red are you able to look in complete awareness complete presence be

so present that you don't need to interpret what you're seeing just look

Oh are you able to allow that moment to be as it is without needing to add

anything to it just that and can you then be aware of the sense perception

which is beautiful but something that is even more beautiful and deeper and

that's yourself who are you the awareness the conscious awareness

through which that sense perception happens and that you cannot grasp it

cannot become an object in your consciousness because it is formless

consciousness not a mind object so stillness arises from within more and

more as you go through life and there's enormous power and intelligence in that

stillness its primordial intelligence the human mind is secondary intelligence

very limited but good for certain things no good for many other things for

relationships it's not very good to relate with other humans but if you can

bring stillness into your relationships even superficial ones you can just look

allow that moment in which that human being appears in front of you to be

there fully welcomed that moment when it takes

the form of another human being oh and there's again you're looking and

there's stillness as you look just looking a lot attention

then the compulsive labeling arises less and less in your life and if it should

still arise the mind saying something about someone you recognize it as yeah

just a thought not really the truth because every thought is only one of

many possible perspectives about any situation there's no ultimate truth

there but it's a thought so you don't have to believe in every thought that

comes into your head you recognize it where some thought and it comes and goes

and then the sense of separation between you and the other human being and also

the sense of separation between you and nature that arises because you inhabit a

conceptualized reality in the head labels judging interpreting thinking

that conceptualized identity conceptualized reality and

conceptualized identity operate less and less that is the shift in consciousness

from inhabiting a reality that is made are made up of thought and concepts to

actually touching a deeper reality in yourself and so when you do that when

are ultimately the same thing loving care flows then into your interactions

and your actions you're stepping out of thousands of years of collective human

conditioning a dreadful burden

the good news is we do not need thousands of years to step out of it

causing miracle says it has taken time to misguide you so completely but it

takes no time at all to be who you are

Should You Be Saving Pet Charms for BfA? - Duration: 2:45.

Hi!

I'm Hazel, and today I want to talk about whether or not you should still be saving

up your pet charms to get ready for Battle for Azeroth release this August.

Recently, we had this interview with Jeremy Feasel where he said the following.

And for the next week, I saw a lot of people expressing

relief that there's 'NO REASON to farm Pet Charms!' or even disappointment at having

spent so much time farming them already.

So let's unpack this a bit.

Typically, there are two reasons why we farm pet charms ahead of an expansion.

The first reason is to prepare for new pets and toys being added onto Pet Charm Vendors,

such as our Pet Mirrors, Alarm-o-Bot, that sort of thing.

THAT is the dream that Jeremy killed with the announcement of new pet charms.

If we get a new mirror that makes your pet look like a nearby tree or something, you're

not going to be buying it Day 1.

However, there is another reason to grind pet charms that is still very much alive and

well.

A new expansion means new battle pets, and for a lot of pet collectors that means new

pets to level and upgrade to Rare Quality.

On live Legion servers right now, you can trade 45 pet charms for an Ultimate Battle-Training

Stone to upgrade any pet straight to level 25.

15 charms will get you a Marked Flawless Battle-Stone to fix the quality of any pet, which is especially

nice when you're out catching all the shiny new wild pets of BfA.

Even in the currently not-anticipated scenario that these items do become no longer buyable

for pet charms in BfA, (there's a sentence for you) there's no reason why you can't stock

up now and build yourself a totally normal person bank of upgrades to have all ready

to go.

Estimating exactly how many PEt Charms you'll need is a bit of a luck game, but my rule

is as many as it is still fun for you to farm.

Expansions tend to bring a ton of new pets and it'll be great to have them caught up

right away.

Farming pet charms can be as easy as putting Boon of the Zookeeper on all of your characters.

If you're feeling more intense than that, you can check the map every day for pet battle

world quests that grant pet charms and then do those on every 110 character you have.

Another great method is to keep an eye out for the Order Hall missions for pet charms

and 200% those on as many characters as you can for an easy 25 charms each.

4-5000 charms should put you in the range of being 100% caught up with the new pets

you get, but any amount will help you get a head start.

We've got some time to kill before BfA, so I'm going to be making sure that I can give

my future silkie chicken pet the instant upgrade luxury that she deserves.
