In this video, we'll take you through the process of setting up your AB40 Soundbase

with an optical connection.

When setting up your AB40, you can connect it directly to the optical connection on your

media device such as a cable box, or a game console.

If you have multiple devices connected to one TV, you can instead connect the optical

cable to the Optical output on the TV itself.

This enables the AB40 to play sound from whichever source the TV is set to.

The AB40 will need to be set to Optical, this is confirmed by a white LED behind the grill.

If you don't hear audio from the AB40 You may need to change the audio output settings

on your Media Device or TV depending on which is connected.

Many devices feature Dolby Digital Audio which is not supported by the AB40.

Ensure your TV or Media Device audio output is set to Stereo or PCM.

On some TVs it is also necessary to enable audio output through an External Speakers

setting.

Cyberpunk 2077 Release Date Pizza Pool - Duration: 5:43.

Greetings Earthlings from Earth!

Welcome to the MadQueen Show!

I am your host the MadQueen!

On today's menu, we have a new Cyberpunk 2077 video for you and

this is going to be very funny,

I decided to make a pool to see who can guess the release date of Cyberpunk

2077, the winner gets a Pizza, let's talk about this

So I was reading the Cyberpunk 2077 subreddit that is not something I do very often although

I think I should, and I stumbled into a conversation regarding "the glitch"

For those who don't know what I mean with "the glitch": during the presentation

of the financial results for 2017 of CD Projekt RED, the Polish company that is developing

Cyberpunk 2077, in case there's someone here who doesn't know it already

when the CEO of CD Projekt Adam Kicinsky was asked about when will we

see something about the game, the screen behind him did some strange glitch while he and the

member of the board of CD Projekt Piotr Nielubowicz, who was doing the presentation with him, where

not even trying to hide they were laughing

So, after reviewing the glitch frame by frame, some theories about the announcement

of Cyberpunk 2077 on E3 started to grow, and here's the link to the video explaining

that and showing my fabulous new boobs, you're going to love it

The thing is that reading a conversation on Reddit I crossed with this message from user

Cepirablo, who, adding this picture, said: "There's also this in the previous frame,

where "Q&A" gets distorted to look like Q3

Might be a bit of a stretch but I'm calling it anyway

Cyberpunk 2077 on 2018 3Q confirmed"

And, probably because I didn't sleep in the whole night I was watching this picture

thinking: "The worst part of it all is that it may even be possible"

I mean, at this point, I am totally ready to believe that CD Projekt is playing with

us, and I don't say that as a bad thing, at all, I totally love these kind of meta

games, for me the hype is part of the experience of a game

And to be honest, I'm starting to also believe that CD Projekt is not announcing the marketing

campaign because it already started, we're all doing it, we're part of it, we're

creating it, we're the minions of their marketing campaign, we're all going to be

soon locked in padded cells with straight jackets on with just a tiny hole in the sleeve

so we can take a finger outside to review the trailer frame by frame and see if there's

something inside

This is going to happen soon if they don't give us something so Dear CD Projekt

Ruvver, put some sad music

Dear CD Projekt:

You're driving your fan base insane

We're going crazy, give us something, a little netrunning mini-game, some concept

art, something whatever that is not a *beep*

yes

So I thought, let's kill some time until the game is announced, the marketing campaign

starts, or whatever happens first so we're going to do a pool

And the winner gets a pizza

Because I love pizzas

Today we are comparing and contrasting at the Maybelline pink edge. The city kits. This is an eye and cheek palette and elf

the rose

The nude rose gold palette, so we are going to be comparing these two now

I am not comparing them in terms of these palettes specifically I'm comparing Maybelline formula eyeshadows to elf

Formula eyeshadows so that is not about these specific palettes

It's about how these companies formulate their shadows and how they compare and contrast with one another so if you want to see

Which one of these to spend your money on should you go for the maybelline pads, or should you go for the elf palettes?

I'm going to talk to you guys about how these perform and give you my thoughts so if you want to see it all about

all right, so let's jump right into playing with these palettes, so I'm gonna take the lightest shade from the elf palette and just

Pack that all over the lid, and I'm going to take the lightest shade from the

midlane palette and do the same thing I like to do this just to kind of

Set down a base for my other shadow so the shadow has some decent pigmentation you can see it's showing up on the lid so

I'm just gonna take the other side of that brush and the lightest shade

From the Maybelline palette and do the exact same thing

So far I feel like they're pretty comparable but both of those lighter shades show up

Decently you know I wouldn't expect them to

Be super pigmented just because the colors are so light

This one is obviously it more champagne II and this one is a lot like lighter

Okay, so now I'm gonna grab a blending brush, and I'm going to go in with this

mob matte shade from the out palette and just

Kind of start buffing that into the crease

Pigmentation isn't great to be honest. I'm getting very little color payoff

Okay, so I'm going to take a mauve shade mouth mat shade from the Maybelline palette and do the exact same thing I

Feel like pigmentation is a little bit better on this one I can see the color a bit more

It's blending decently

so far the alt shadows are a bit more powdery and kind of a bit less pigmented and

The Maybelline shadows are a little bit more pigmented, and the blending is kind of like mediocre

Okay, now. I'm just going to take a flat shader brush and

Let's see so I just used the darkest matte shade in the elf palette, so I'm going to use this darkest purple like

shimmery shade

So it's kind of a bummer that doesn't have a darker matte

To create more definition although this is

It looks shimmery in the pan, but it doesn't have a ton of shimmer when you put it on your lid

This one has decent pigmentation I

Have to say not too bad not patchy really pretty nice. I'm gonna go in with that blending brush

Just buff out the edges slightly and see how it that color actually blends pretty nicely, too

It doesn't stain or stick

That shades pretty nice

You just can't blend too harshly

And if you want to avoid any passionate so you're just gonna have to blend and Pat a bunch of times

okay, same brush with the

darkest shade in the Maybelline palette

Do the exact same thing just pack it on the outer lid?

The pigmentation is decent it's not as dark obviously as the other color

But it's going on pretty smoothly not too much patchiness

so I feel like these two colors are actually pretty comparable I

Think the elf one actually blends slightly better as you can see as I blend this one. It's kind of blending away all the pigment

So to retain that pigmentation without the patchiness that you're getting it just takes a lot more work in time

So you have to keep on sort of?

Packing and blending packing and blending, and I never have the patience for that

I don't know what you guys, but if I'm going to spend any money on an eyeshadow palette

It needs to work the first time around like it needs to not be

High maintenance, or I will not use it

So that one blended not well that one did not blend well

It looks better in the mirror than it does on camera, but ooh that is patchy

Okay, let's keep this moving right along. I'm gonna actually do a finger one so I'm gonna take this beautiful rosy shade

grey in the middle of that elf palette and pop that

On the majority of the lid

That's a really pretty color

The pigmentation isn't bad. It's it's a bit powdery feeling on the finger, but

That is a stunning color. It does kind of blend away as you blend it

It doesn't stick to the lid very well, but the color itself is really nice. Okay, so I'm going to use a

This pinky shade the Maybelline colors are very pigmented when you swatch them on your finger

Let's see how it transfers. Whoa there's some pigmentation

The definitely applied well with

The finger, so I'm not gonna lie guys these pallets are neck-and-neck so far

Some of the colors have worked better some of the colors have worked not as well

But when you take it all together. They are very very similar in terms of their quality

blend ability and color keys and I'm going to grab a little pencil brush and

This rosy pink color from the elf palette. It's the lightest shimmer shade and I'm gonna pop that

This tear duct area

Pigmentation isn't spectacular. I'm having to go in several times to really get

Color payoff this is probably one that would work better with a dampened brush or with your finger, but I do want to test these

Colors with a brush without like any special treatment all right, so I'm gonna go ahead and take let's see

I'm gonna take the highlighter shade from the Maybelline palette

Again um not great pigmentation. This is a very very shimmery highlighter as opposed to

Glittery like it's a very subtle as you can see so neither these looks are blowing me out of the water

I mean obviously if I spent a lot more time and effort on them they I could probably get them to work

But I really just want to see

usability of these two palettes in their kind of most basic form so

Let's jump to the lower lash line so I'm going to go ahead and grab

This silvery color from the elf palette, and we're gonna run that all along the lower lash line

Pigmentation on that is great. I find that

When it comes to the lower lash line when you're using a stiffer brush

You can get a lot better pigmentation with almost any eyeshadow palette. You're using and

from

Maybelline, I'm gonna grab that gray shade. Oh that one doesn't have a mere palette at least the elf palette is a mirror

Pigmentation is quite a bit weaker on that maybelline one

For that great shade as you can see

I'm having to dip in multiple times

Okay guys, so those are the completed looks remember. This is the outside

And this one here is the maybelline side

So neither of these are incredibly spectacular looks

But I prefer the way the elf one turned out. I think that dark color just how it blended and stuck to the eye

Really helped to create just a more dramatic eye effect whereas over here

Everything really just sort of blended away

I think that deep mauve color that we used just wasn't great for the way that I used it

I think maybe under the eye or like more detail work

It would be better but because it blended away so much it actually doesn't look bad in the mirror, but on camera

I'm seeing like a lot of patchiness, so let me give you my final thoughts on these two palettes

Okay guys so in comparing the Maybelline and the elf shadows they are really really neck-and-neck. I'll be honest like

They both have sort of their own pros and cons and the shades work, so

Differently in both of the palettes meaning some of the shades work beautifully in the Maybelline palette and some don't work well at all

And some of the shadows work beautifully in the elf palette and others don't work very well

I would say I had a little bit more success with the elf palette, but I'm not married to it

I I think both of them if you go to the drugstore and you want to try out a new palette

I think you're probably gonna be fine trying out both of these you're gonna be pretty much getting a similar experience with both

It's just a matter of how well you can get these palettes to work for you with a little bit of practice a little bit

Of finessing I think you can get both of these palettes to work decently well

Go in with your finger for those metallic shades for that extra payoff and just use a light hand with the darker shades and blend

As you go, and you're going to avoid a lot of that patchiness, but you're not going to get the intense color payoff that you

Get with some more expensive palates, so these are tied these are really there was not a clear winner by any means in this

color mirror program is that those bottles whichever bottles you choose

which you feel aligned to in that moment have a specific message for you which is

perfectly aligned and time we brought those bottles that I had chosen into the

therapy room and this is where all the magic happened I was lying down on

Susan's massage table when she placed these beautiful hot rocks from Manitou

the island on my back there were three singing bowls around my head and asked

Susan play them I could feel the incredible vibrational

through my mind Susan also reflexologist so there she was working

on my feet while all of this was happening activating those nerves and

just when I thought it couldn't get any better than this

Susan started to play her spirit ball and the only word that I can use to

describe the sound of that instrument is peace after a few minutes of this

incredible experience and music therapy Susan felt guided to place those color

mere models on my chakras after we finished in the therapy room Susan read

for me the messages from each of those color mirror bottles which was

absolutely perfectly timed for me in that moment but what was even more

exciting was when she told me which of the bottle she intuitively placed on

each of my chakras and when I saw the message from each of the bottles and in

which chakra it was placed on it was yet another powerful message for me and

finally there were two card readings which were the perfect conclusion to

this beautiful healing and clearing and cleaning session that I had with Susan

so this is why I wanted to share all of these details with you because this

session was so magical for me it was so transformational for me it was so

healing for me and I am so grateful to Susan for all of her beautiful gifts and

Love Your Locks – The Beauty of Dreadlocks | MANE (Episode 3) | NowThis - Duration: 7:18.

Dreads, locks, twists,

no matter what you've heard them called,

chances are, you probably recognize the style when you see it.

Whether splashed across Bob Marley album covers,

or seen in everyday life,

locks, also known as "dreadlocks" are one style that has a knack for capturing attention.

And while most of us have encountered locks on other people,

there's still a lot of folks who don't know about the actual style,

or the people who choose to wear it.

One factor is that for some, education about locks begins and ends

with how we see it portrayed in pop culture.

While it's true that groups like Rastafarians may opt for locks,

they're only part of a much larger community.

One person who is currently raising her voice when it comes to locks

is Ashley Akunna.

She's the creator and host of "The Grapevine,"

a web show that is geared towards creating meaningful discussions between cultures.

And today, she's going to share with me what she wants the world to know

about how she chooses to wear her hair.

it's one of the world's most highly recognizable and often misunderstood hairstyles.

Now it's time to dive beyond the surface of dreadlocks minus the dread.

This is "Mane,"

and today we are diving into the real stories behind locks.

How did this happen?

Like, what was your hair journey like, starting from a child—

Yes.

How did you wear your hair and how did you get here?

So, when I was a child I had a perm like most black girls.

My mom put a relaxer in my hair every two months.

I would go through the pain of the heat when you put the relaxer and the new growth.

And I found a hairstylist, this Jamaican lady

and she was like, "you need to put a perm in your hair, like once a month."

And I was like, "okay."

It didn't sound right to me, but I was like "okay," and then my hair started to thin.

And I went from like long hair up to here, thick hair, to like

had to cut it like up to here and I was like, "F this, I don't want to do this anymore."

So I put micro braids in my hair and I started the process of going natural.

And then I kind of got tired of the afros.

And then I went to a festival in Philly, called the Odunde Festival

and I saw all of these women with beautiful locks and I was just like, "wow"

like, I want this for myself.

I was just in awe of all the different colors—

I remember this woman, she had really long locks—they were burgundy.

And I just remember feeling like, I thought locks were limiting.

And they really are limitless.

And that's what I realized when I went to the festival.

I think I was just able to view myself as

a woman.

And coming into my own and you know, having gone through

having a mother who wanted me to have a certain type of hair and

always kind of dictating what I want to do to my hair.

And then finding my own hairstylist and totally &*%$#@# that up.

&*%$#@# my hair up completely.

And then kind of realizing that, okay let me go back to who I am, shave it all off,

look at myself in the mirror and say,

"Okay, this is me, I accept it."

Faux locks.

Yes.

Faux locks, see, I have a love hate relationship with faux locks because

they look beautiful.

I just kind of feel like it's the look without the struggle.

"The struggle"

Because I really do feel like when you lock your hair, it's a process on self-love

because you have to learn to accept yourself the way that you look in its raw form.

n your raw form.

And I feel that you know, when you kind of skip that,

you get all the glory?

Yeah, you get all the glory, but you don't get the internal glory.

You know, which I think is worth it for especially black women.

But I don't judge anybody who gets faux locks.

You know, a lot of Jamaicans— Jamaican aunties and uncles who are more conservative

look at locks as a form of, I don't know, negativity.

They call them dreadlocks, dreadful

that's why I don't use that term, I just use "locks".

How has your haircare regime changed now since having locks?

I get my hair done once every two months.

I grease it, I oil it, that's about it.

I went to my hairstylist, she's been doing my hair since I was a child.

Oh, amazing.

Yeah.

She was proud of me, and she's seen so much of my hair journey, so she was happy.

So yeah, she started and then when I was done,

I didn't like it.

When you lock your hair, it kind of shrinks.

Right.

So it just like

was here.

Mhm.

And it was just very awkward, but I stuck with it.

Why?

I stuck with it because

first of all, I wanted to prove everybody wrong

and I knew what the end result would be if I continued to lock my hair and keep my hair healthy.

But she definitely washes it— thorough wash, that takes some time because I have a lot of hair.

And then she starts the re-twisting,

and the re-twisting is just kind of a like a circular motion

to re-twist a new curl,

so that it looks smooth and forms with the rest of the hair.

And that hurts a bit.

Because you know, you gotta get in there

and get everything, so it's a bit painful.

And then I style it, so all in all it takes about three and a half hours.

And that's every two months?

Every two months.

What's the difference between you maintaining your locks versus someone who may freeform their locks?

Um, so freeform tends to be

it's more so— you let your hair grow in whatever state it is.

Like, you just let your hair have a life of its own.

Someone like me, I keep my locks maintained, I get them re-twisted once every two months.

Okay.

So they're more neat.

Mhm.

So freeform, you know, they're totally different.

We see asian people with locks, white people with locks, and their journeys and their experiences tend to differ.

Do you personally have an opinion on people outside of the black community?

We can't police how people do their hair.

Right.

I understand the frustration, but for me, again, we have certain universities where—

like black universities where you can't wear locks and go to their business school,

Absolutely.

You can't be on their cheerleading team.

So with stuff like that, that's very hurtful because you come to—where you're supposed to be home

with your people and they're telling you "no"

these African-centered hairstyles are not welcome, so that for me is more painful and more important.

You know, going natural was saying like, "I don't want to look like a white woman," like

"I'm perfectly fine with the way I look"

and there's a power and a confidence in that that I want black people to reclaim.

And I think we are.

I definitely was fearful,

but I don't regret it and I'm very happy, it's been a great journey.

Hey guys. My name is Markyta Sirret and I go by Kiki. I am a senior communication

major with a minor in business administration and I'm from Allentown, Pennsylvania.

Well Allentown's the third biggest city in Pennsylvania but to me

it felt extremely small just because I felt like everywhere I would go I always

knew somebody. So I definitely had like that family vibe and that family

atmosphere with it being such a big city but also knowing so many people that it felt so small.

I would definitely say ambitious. Coastal is building and expanding so much.

We even increased the amount of students that we bring in freshman year.

So I would definitely say Coastal is extremely ambitious, very eager to

kind of keep reaching their goal of that 12,000 student mark for undergrad.

I would definitely have to say being an orientation leader two years ago has

hands-down been my favorite moment here. I learned so much I gained so much as a

leader and the person I am today. I met my forever family. My three best friends

that I honestly couldn't do life here without. Coastal has also kind of taught me--

not taught me but reminded me of my purpose as to why I wanted to go to

college and what I want to do afterwards so being an orientation later was

definitely my favorite moment here.

CCU has definitely impacted me for the better it's opened many doors

but it's also closed many doors for me.

Thankfully those closed doors I am-- I will never regret not going through them

it was the right decision not to go through them and Coastal has definitely

shaped the person that I am today and who I want to be in the future for the better.

My all-time favorite quote isn't an actual like quote but it's something

that I heard at a conference and it just stuck with me and it kind of made me

want to do better as an individual and kind of help other people

enlighten them. So that is "I love you and I believe in you."

So I would have to say being a member of Alpha Kappa Alpha Sorority Incorporated.

Their purpose and my purpose aligned hand-in-hand which is

service to all mankind. It's not just about bringing service into my own

little community but broadening that horoscope and kind of

reaching out and kind of bettering the community that you're in but also the

community that's surrounding you and I feel as though if you're not bettering

yourself there's no way that you can better other people and definitely being

in my sorority has helped me better me in order to help other people.

So my favorite song right now would definitely be "Rise Up" by Andra Day.

Just listening to the words, they speak to me. Rising up when all else is failing

or when you're being stomped down like, yeah, you're still getting up in order to better you and know that you

have a purpose in this world. So that song just truly speaks to me.

Describing myself in one word I would say warrior. I've been through a lot in

my life and I definitely have a story to tell and without overcoming the things that I've overcame and not

speaking on my story, I feel like it would be holding back a lot and holding back the

purpose that I served today, which is to help students uplift themselves so I

would definitely say warrior because I've been through a lot.

I would definitely shout out my bald-headed buddies, my bestest friends ever: Will Luck, Tyrone McKinney

and Ellen Davis. Shouting out my family, I love you guys. You guys

are everything. Especially my brother, Shay, and the student affairs office here

you guys have definitely helped me shape the person that I am today and I thank you guys for that.

My name is Christopher Nacario.

I'm a Medical Technician,

a Corporal in the Canadian Armed Forces.

I joined as a medic specifically

because I wanted to help people,

specifically, the people that don't necessarily

have access to actual First World healthcare

that we take for granted here in Canada.

So, just seeing images of disaster relief

and that sort of thing, that kind of sparked my interest.

And the good work the Canadian medics

that came before me were doing,

that really motivated me to want to join up

and carry on that tradition.

Before I got posted here I was a platoon medic

for an infantry company.

I was posted with the 3rd Battalion PPCLI.

In the field it can be very austere.

It's you dealing with all the problems that could arise

with just what's on your back, what you keep in your med bag

and what you keep on your rig.

There's a lot of problem-solving that you have to do,

and again, you're by yourself.

You might not be able to call and ask questions

or get somebody on the radio to help you out.

You have to work the problems yourselves and

have to make decisions and work those problems

'til you get viable solutions.

You'll know you've made it as a medic

when the soldiers and troops that you support,

if they start referring to you as "doc".

I remember the first time that, you know,

I was with my platoon and someone called me "doc"

and it was just that feeling where

I had proven myself to my platoon.

They had… so it was just one of those things

where you feel like,

you're at least doing something right

and they at least trust you enough to give you that title.

So, I'm proud to be a medic.

I'm happy to serve my country

and I think this is one of those jobs

where you really get to take pride in the work that you do.

Facebook�s �Secret� File on You Is Bigger Than You Think � Here�s How to View It

Facebook�s user data gathering prowess has been common knowledge for some time now, but

one journalist�s impromptu experiment suggests it is even more ubiquitous and pervasive than

previously believed.

Nick Whigham, a reporter for the New Zealand Herald, decided to test out a feature on Facebook

that allows users to download a �secret� file showing how much personal history the

company has gathered about them.

What he discovered is that Facebook not only has disturbingly vast consumer profiles on

all 1.4 billion daily users but also tracks the internet movement and personalities of

people who don�t even log into the website.

A large part of Facebook�s business model is selling the information it collects about

users to advertisers.

It�s free to us because we�re the product.

Its algorithms track your posts, likes, shares, and preferences, of course, but they also

track your overall Internet activity � the websites you go to, your operating system,

your IP address, and comments you happen to leave on random forums � via social media

plugins and cookies on third-party websites.

Even if you�re not logged into Facebook, your browsing behavior is tracked by secret

trackers called Pixels, which are embedded on over 10,000 websites.

Sorry, social media Luddites � even if you�ve never used Facebook, your online activity

is tracked everytime you merely visit a website that contains Facebook ads and trackers.

Whigham downloaded his Facebook files and was stunned by the specificity of the information.

The 500MB zip files contained 105 biometric facial recognition files, photo metadata that

includes where and when the photo was taken, his entire iPhone contact list with names

and numbers, old tenancy agreements, photo scans of broadband bills, bank transfer screenshots,

and, naturally, the entire archive of his Messenger chat logs.

Whigham urges people to download their file so they can see the extent to which their

privacy is being violated by what he calls �surveillance capitalism.�

How do its algorithms aggregate so much personal information?

There are 98 data points Facebook uses to size you up, and some of them may stun you.

They range from the square footage of your home to whether or not you�re an early adopter

of technology.

They also look for �users who are interested in the Olympics, fall football, cricket, or

Ramadan.�

While much of the public seems to have become somewhat anesthetized to predatory data mining

and privacy violations, legitimate legal challenges have finally begun to surface, and Facebook

is finally facing some heat.

Last month, a Belgian court ruled that the firm could not collect data on Internet users

who do not have a Facebook account.

Elsewhere, a federal judge recently dismissed Facebook�s motion to dismiss an Illinois

class action lawsuit charging the company with violating constitutional privacy rights.

Australian Competition and Consumer Commission (ACCC) chairman Rodd Sims, whose organization

is running a separate investigation into the privacy violations of multiple tech giants,

including Facebook and Google, thinks it�s time for people to really consider the full

ramifications of opting into services that harvest their personal information.

�Some people have asserted that consumers know what�s going on and don�t care,�

Mr. Sims stated.

�I think it�s absolutely crucial we find out what consumers do know and then let�s

see whether they care.

My suspicion is Facebook and Google have much more personal information about people than

people realise.�

To download your �secret� Facebook file, click at the top right of Facebook�s navigation

bar and select Settings.

Then click �Download a copy of your Facebook data� beneath General Account Settings and

click the green button.

Then wait ten minutes and you should receive an email letting you know that �surveillance

capitalism� is alive and well.

Easy Coconut Balls - Homemade Raffaello Balls - with Milk Powder - Duration: 3:03.

Easy coconut balls, better known as homemade Raffaello balls are so simple to make! 👍

They are tasty and you'll get a lot of them!

For the coconut dough, we need: 2 dl of water,

250 gr of margarine,

450 gr of sugar,

2 tsp of vanilla,

200 gr of shredded coconut,

and 500 gr of powdered milk.

First, put the water and sugar to boil.

As soon as it starts to simmer, put it away from the hot stove.

Add the softened margarine and stir until it combines.

Gradually add the powdered milk, while constantly stirring.

It is better to have the liquid cooled down a little bit before adding the powdered milk

because the powdered milk easily becomes lumped.

Although, even if it does happen and you end up with lumps,

as long as the dough is still hot,

you can easily break the lumps with an immersion blender or with a regular mixer.

Add the coconut powder and stir it all in.

First, let the coconut dough to cool to room temperature,

then transfer it to the fridge to harden.

For the balls, we will need 130 gr of hazelnuts or 150 gr of almonds,

or better say, for each ball one nut.

Sure, you can use both!

I'll toast the hazelnuts at 180C in the oven until their skin doesn't crack

and the almonds I'll just put in a boiling water for a minute or two until their skin becomes soft.

It's super easy to peel the almonds.

Press them a little bit, and they will pop out from their skin.

As soon the hazelnut's skin starts to crack, take them out from the oven.

The easiest to peel them is to simply give them a good rub with a kitchen cloth.

Use a teaspoon as a measurement and take walnuts sized pieces from the dough.

Form them into a disk shape, then put either one almond or one hazelnut and close the ball.

The formed balls roll into shredded coconut.

The easiest is to roll them in one baking tray or in a container.

This way you can roll more than one coconut ball at a time!

If you like a lot of coconut around the balls, then try this water trick.

Each ball dip in a water and then roll it in coconut.

This way, even more coconut will stick to them!

Pretty cool one.

Today's topic is about negotiations and how they can benefit you, your client and of course

everybody else involved.

Let's get something straight here before we move any further.

You're getting a career, the real estate career that's going to be 100% commission based.

I hope you understand what that means.

Commission based meaning, you're not gonna get paid by the hour.

You're solely gonna paid on what you close.

So you want to hear "Close, record, done, caput, over and out."

You have to follow through the process.

Well first of all you gotta open, follow the process, then close the deal.

To put something into an escrow, to get it started, you gotta first of all come to an

agreement with somebody.

And that might be where the negotiations start.

Now where does most negotiations typically start?

Let's talk about negotiations in general.

What is negotiation?

What is negotiating in general?

Negotiation is actually the act of discussing an issue between two or more parties with

competing interests, with an aim of coming to an agreement.

Now we got two parties, both of them are competing for something yet both want to come to an

agreement.

And that's tough.

Now typically in real estate when you first wanna get tied up in a binding contract, you

gotta negotiate what?

You gotta come to an agreement on what?

Let's try it.

The sale price of the house, right?

The price of the house.

That's just the beginning.

Now when it comes to negotiations, a lot of buyers of course wanna get the house for the

least price possible.

I'm mean it's a no brainer.

Everybody wants to get something for nothing.

The least amount possible.

Give me the best deal out there.

Well that's kinda hard to do because most people who understand negotiations, understand

that it has to be equal, balanced, has to be reasonable.

Key word here is reasonable for both sides.

So what a deal when you have two reasonable people coming together?

Of course we wanna come to a, yeah, a reasonable agreement.

Hope you understand how that works.

So that being said, when you hear somebody, one of your buddies or a friend or a family

member say, "Hey I gotta great deal.

I got the best negotiator, the best agent who negotiated.

I got $100,000.00 off of my house."

That was pure luck because the most reasonable person wouldn't give you a $100,000.00 discount

on a property that's worth a lot more.

Right?

When it comes to negotiations, let's get this straight.

It's a reasonable compromise.

Are you with me?

It's a reasonable compromise.

So typically it starts out with the sales price.

You got a buyer who's excited, "Yeah, I'm just going make an offer on a house."

Cause you got $1,000,000.00 house and they wanna make an offer on it.

Now you think making an offer of 800,000 on a $1,000,000.00 house is reasonable?

Is that gonna be a good starting negotiating tactic?

They wanted to come in with $800,000.00 as their opening bid.

Is that a reasonable start?

Is that a good way to start off the negotiations?

Of course not.

And that's where the negotiations break down.

Because what can happen there is very simple.

You could insult the seller who'll say, "You know what, get outta here.

Don't even want to bother with you again."

Now of course we have to determine what kind of market we're in, right?

So it gets kind of confusing, it can get complicated but let's just go with the scenario that we

have at our hands today.

What kind of market are we in today?

Yeah we have a seller's market.

We have a seller's market in today's economy.

You present an offer to somebody and you wanted 20% discounts?

$1,000,000.00 down a 100,000?

Chances are the seller's gonna say, "Go to hell."

And that's the last thing the buyer wants right?

If the buyer's dying for this house?

Why in heaven's name would you request a 20% discount?

Horrible negotiation tactic.

"Hey, let's dole ball them, maybe they'll meet us in the middle at 900,000?"

Let's think about the market again.

It's a seller's market.

What are the chances of them giving you a 10% discount?

Slim to none.

Think about the real estate market.

Now negotiations get confusing.

They can get complicating but I want you to understand, let's keep it on the surface,

right?

Let's just keep it on the surface.

Alright so now let's assume they accepted your offer at $1,000,000.00.

You wizened up, alright you gave them a full price offer.

And you know what that is right?

A full price offer.

You gave them what they asked for.

You opened escrow, you're in legal and binding contracts.

Now that's just the beginning.

Now most people splatter it all over Facebook, "Yeah, yeah opened an escrow."

It's like saying, "Yeah, yeah I showed up for work."

You're just starting the day.

You have yet to close the deal.

You have yet to earn your money.

That makes sense.

Don't celebrate until you close the deal, in my opinion.

What are you celebrating showing up to work?

You get excited when you're done and get outta there, right?

So let's close the deal first.

Now within the day ... Within that escrow period, within that transaction process, there's

a lot more stuff going on.

And remember that as a real estate agent, we talked about this five minutes ago, you

don't get a dime until we close the deal.

So that being said, so rocking and rolling, every day is a step in the horse race.

Right?

But a bump, but a bump, but a bump, but a bump.

And the whole idea is to finish the race.

So we getting closer and closer to the finish line.

We're almost there and there's a moment where there's a few things wrong with the home.

Oh, oh your buyer has a home inspection.

There's some items in the house that need some attention.

There's some problems with the house.

Roof is leaking.

The inspector says, "The foundation is cracked."

Boom.

Push pause on this deal.

Does the buyer wanna continue with this escrow that has a leaky roof and a cracked foundation?

Maybe, maybe not.

But here's where you as a realtor come in.

It's time to negotiate.

Should the buyer, they can say, "Hey, you know what it would be a great idea if we ask

the seller."

"Hey seller give us a $50,000.00 discount to repair the foundation and the roof."

Who knows what the right amount is?

That's where you and the other agent have to come together, use your negotiating abilities

and put something reasonable on the table.

You know, there's also ways of asking, "Hey seller if you don't give me $50,000.00 I'm

walking."

This is from us as the buyer.

"Hey, seller if you don't give me $50,000.00 discount, I'm walking away from this deal."

Is that a good way to negotiate?

Is that a good way to keep this together?

Is that a good way to get to the payday?

Of course not.

How bout this tactic?

"Mr. Seller ..." Of course these are the agents talking to each other, but you're gonna put

it in writing.

"Seller we found issues.

Our inspector found issues with the roof.

How much are you willing to contribute to repair the roof?"

It almost gives them the sense of, "Wow, they're allowing us to help them."

And all you have to do is come up with the number.

I mean just to let them be participating in resolving the issue.

Many people who are right behind buyer number one, who are ready to take the house just

as it is.

If buyer number one doesn't want the house?

You'll have buyer number two right behind them, in today's market.

So when it comes to negotiating, we outta ask ourselves, "Who has the edge to begin

with?"

Whoever has the edge in the market, in this case it would be the seller's, typically has

the most control in the negotiations.

Got it?

Because typically in today's market, the sellers have buyer number one, buyer number two and

buyer number three waiting for this home.

So all these things you have to consider.

All these variables are goodwill to all consider before even going to the negotiation tables.

Hey you guys want some good advice?

Do this, before going into the negotiation table?

Try to get as much as information as you can from the other side.

Try to get as much as you can from the other team.

How soon do they have to be outta there?

You might wanna ask them that.

Would that help out the buyer with making the offer?

You bet.

How motivated is the seller?

Are there any other offers on this house?

If there are no other offers on this house, isn't that something good for the buyer?

True it is.

If there's other offers on the house, you think the buyers are gonna come in with a

20% discount?

Of course not.

If there aren't other buyers on this house?

There are no other offers on this house, you think the buyer might come down a little bit?

Probably.

But again it's all based on the motivation of the seller.

The seller's got to get the hell outta his house cause he got his wife waiting for him

in Hawaii and he's living in California.

And she's been there for one month and he can't stand another day without her?

How high is that motivation?

Is he willing to take a cut?

Probably, if he misses her.

Right?

Hope this helps your negotiations.

Oh my God.

It's the glue to keeping everything together.

Once you open?

Run the process.

Then close the deal.

Then you can celebrate.

Please remember this.

Getting an offer accepted is just the beginning.

Doesn't mean you're guaranteed your commission after 30 to 45 days.

There's a whole bunch of negotiations that can occur during that transaction period.

Especially when you're coming up against two consonants and the second one is a H

Let's look here, we have Bh here, now this is a V sound in Irish so for example

an bhileog is a sheet

next we have Fh

this is silent in the Irish language

silent, so as an example

ar fheabhas which means amazing or fabulous

next we have Mh

this is a V sound as well like Ph

so Mh equates to a V sound

As an example if something was very good you would say an-mhaith

you can see and you can hear and see the Mh there making a V sound - an-mhaith

next we have this here which is a Ph

so if these are the first two letters of a word

this is pronounced with an F sound, an example would be

Phléasc mé amach ag gáire, I burst out laughing or I exploded with laughter

next we have Sh

so if these are the first two letters of a word, this is silent

an example would be

shiúil mé abhaile

I walked home, shiúil mé abhaile

so you can clearly hear there that the Sh is silent in that

sentence

next we have Th

this is pronounced like a Ha

sound so it's a ha

an example would be

Thit mé as in I fell

or thánaig me = I came, mar shampla

Ar thánaig tú i bhfad = Did you come far?

so you can hear the

ha sound on the thánaig part of that sentence

and as I said at the start of the video

i bhfad there has a V sound, i bhfad, to do with coming from far, i bhfad = far

Ar thánaig tú i bhfad?

Of course it's important to note that there are three main dialects of the Irish language, the southern Munster dialect

The Galway or Connacht dialect and in the northwest we have the Ulster dialect

so please note that different dialects have different ways of pronouncing it

I guess I just used the Munster dialect the majority of the time because I find it easier

and it's the way I was taught in school
