Okay, so on this episode of Adulting with ZULA,

we are going to be talking about renovating our first home.

And our expert guest is interior designer, Jade!

Hi.

So the first question that we have is,

we want to know what is the average cost of a home renovation?

So we're looking at say, 3 or 4 bedrooms,

which is what first-time couples would buy.

Let's say you're talking about renovating a BTO and a resale house,

definitely the cost will be different.

So for like premium BTOs, a 3-room flat will cost about S$15,000 to S$30,000,

but then it really depends on their requirements as well.

Then for standard flats, because they did not opt for the flooring,

it can be like S$30,000 to S$50,000?

For 4-room flats (premium), about S$20,000 plus to S$40,000 plus.

And then for the standard one could cost about S$40,000 to S$60,000,

can be S$70,000 as well.

Okay.

Because actually most of the homeowners, when they see the bathrooms,

you know like the bathrooms always have this ugly feature wall.

Ah, ya, ya, ya.

So a lot of people cannot accept the look of it.

So instead of like living with it, they actually dismantle the toilet bowls and all that,

and then overlay it with new tiles.

Okay, okay.

So that's extra cost on top of the tiles that they pay to HDB.

Oh… that's true, that's true.

The difference between BTO (new houses) and resale house is that,

resale house you have to consider costs like...

Because their house actually have like built-in carpentry.

So you have to consider hacking carpentry,

and then hacking the wall tiles and floor tiles.

So would you say resale house is...

More expensive.

Like for 4-room it could cost like S$60,000 to S$80,000,

can be even S$100,000.

Really it depends on like the stuff they want to do...

Cause she wants to buy resale, so I'm like…

Well…

But if it's my own house, I'll consider resale house instead.

Is it?

'Cause I love to make it open concept and hack all the walls.

Then you can reconfigure the layout.

So then we talk about how much it usually costs right,

so are there any tips you can give for homeowners to kind of like manage their budget,

so that they don't go over cost when it comes to renovation?

Okay, there are people who want the real wood,

like that would be very costly.

Okay.

So instead of using real wood, you can-

For carpentry [you] can choose laminate finishing.

There are people who love marble walls,

I think it's very common now, right?

You ah?

I'm quite basic. Okay, okay, okay.

But the thing is marble is very expensive.

So if you cannot, like you don't have the budget-

to play with the real marble,

now they have laminates that have marble finishing.

Real marble right, actually will be nicer,

but then there's also pros and cons to it lah.

Downside of marble is that, it's porous.

I won't recommend that, 'cause like in kitchens...

Erm... heavy cooking.

It will be very oily and stuff like that.

So like if you pour wine over it, and then because it's porous,

means it will seep in oil and all the…

Yah so now they have quartz,

quartz that can imitate marble.

It won't affect la…

It won't affect, because quartz is actually [a] man-made stone,

it's made [to be] non-porous.

I see, I see.

It's more cost-effective.

We will check with the client [what] are their daily habits.

Ah… okay, okay.

So that we'll customise according to their lifestyle.

Okay.

I think it's like in a sense,

what you're also saying is like examples of how,

like while you have a kind of idea in mind of what you want already right,

actually some alternatives can give you the same look but for cheaper price lah.

Ah ya, ya.

I know there are different components like hacking, to like electrical, plumbing works.

So could you share with us the average cost of each component?

Okay, 'cause every company, they charge differently,

so it's very hard for me to really share with you guys the individual prices.

But then I'd say like, it depends on the materials you use.

Like maybe for tiles, usually people would charge based on like,

S$3 or S$3.50 per square feet,

for the living room all that.

But then again like, if let's say you are going for more expensive tiles,

sometimes wood tiles would cost more expensive.

Then for electrical works,

it depends whether you're doing concealing work or non-concealed.

'Cause concealed work will be more expensive also.

and usually for new houses, electrical works will cost-

cheaper than resale houses.

'Cause for resale house, they have to consider like distribution box all that.

Okay.

Then you have to change the entire distribution box.

Okay.

Resale house right, usually people sell the house like 20 years later.

Ya so, 10 or 20 years later.

And you wouldn't want to use the same electrical wiring.

Ya, if not it will be dangerous.

Oh... Okay okay.

So I'd recommend to change the entire house's electrical stuff.

Okay.

Then which then would be the component that is usually the most expensive-

when it comes to renovation?

I would say tiling and carpentry usually take up most of the reno cost.

'Cause styling involves like the labour,

and then the materials, the raw materials.

And then the tiles itself.

And for carpentry, it depends on how much carpentry work you have,

I mean how many cabinets you would want.

How much you want to build into your house.

That's true.

Eh, so your flooring need to change already ah?

No ah, okay what…

Change to what? Change to what?

Okay but technically speaking right,

'cause I don't know if HDB tiles are known for cracking.

You know like, I hear after some time there will be defects,

'cause weather or this and that.

Then there's like...

It will start cracking eh, out of nowhere.

Then water will start going in, I'm not very sure.

So how are the HDB tiles like actually?

For the porcelain, ceramic tiles?

So far, I've never heard of anything really bad,

I've never encountered anything bad lah for HDB houses.

It's more like the grouting.

'Cause actually for floor tiles or wall tiles,

wall definitely like contract and expand due to the weather.

The reason for that is because of the expansion and contraction as well.

Like you have to leave some gaps so that like the tiles would not pop up.

So like they probably didn't do that part well lah.

Maybe...

If...

Maryann! If... Maybe.. Huh...

'Cause the thing is-

It's more like workmanship.

Which component or request that you actually personally will not recommend?

Say, in the long run, it's not practical,

or something that is very trendy now.

Don't follow the trend when it comes to choosing the theme for your house.

Okay.

Ultimately, you're going to stay there for more than 5, 10 years?

You will want to feel happy staying inside.

So like I have clients [who] tell me they like scandinavian or minimalist.

So everytime, when I first meet them,

I'll ask them the reason why they like that concept.

So there's one client I asked,

"What kind of theme you want for your house?"

Then she tell me scandinavian.

I said, "Oh okay, share with me the reason why."

She said, "Hmm…"

Then after that, I guessed it's because of the trend.

So I asked her, I said,

"Is it because you see magazine then got people choose this theme,

then you also think like not bad lah."

Then after that she said, "Mmm, maybe lah."

Then I said, "Maybe you share with me like what kind of stuff you like?"

Then she told me she likes mirrors and then like shiny surfaces all that,

which is very different from scandinavian.

'Cause scandinavian, usually they go for matte surfaces.

For modern stuff, they usually go for glossy, luxurious, that kind.

Then I say like, "Then don't follow other people lah."

Do what you like.

Then she said, "But I don't see anything nice online."

I said, "That's when you need an ID (interior designer),

you need people to help you to see what matches what,

and then we can help you to choose the materials to blend everything together."

That's true.

Speaking of the trendy theme,

I think the scandinavian all these, I get it lah,

still quite okay.

But what about those damn peculiar themes?

What is a peculiar theme?

I've seen someone renovate with Supreme theme eh.

Oh… okay, okay.

So their whole house is Supreme merch,

and then their colours are like red and white leh.

I got see before.

Actually I don't think there's any ugly house,

as long as the homeowners like it.

Ya I think that's the most important thing.

You better like Supreme for the next 20 years.

She's triggered.

Really the whole thing Supreme leh.

Then like got Hello Kitty.

Then it's like the door is like, you know the kitchen opening,

it's the Hello Kitty shape leh…

Quite cute what!

Actually a lot of people...

No, no, you may think it's ugly but there are people who love it.

I don't think that it's ugly lah, don't scold me.

I don't think it's ugly, it's just that wah...

I must really like it.

The most important question is,

how do we know how to choose an ID (interior designer) firm?

When choosing an ID, I think you shouldn't just look at the price.

'Cause sometimes price does not equate to nice design, like smooth renovation.

So next thing you should look at is the chemistry between you and the ID,

'cause it's a 2-3 months, sometimes 4 months renovation process.

So you will want to have good communication with your ID as well.

Ya, 'cause there are some people who choose price,

and then they realise like they cannot click with their ID.

Then they end up canceling the whole contract and then choosing another ID.

Oh…

Ya there are cases like that.

I had my friend tell me her experience with an ID.

Let me go backwards on the timeline.

So basically right, the date when they are supposed to handover the unit,

they didn't manage to handover.

And it's at the point whereby the carpentry just started moving in.

They were supposed to vacate the premises because it was an en bloc project.

So they vacated already then they got no place to stay 'cause the unit is not ready.

Then it's just a total nightmare.

So they have to stay in like some hotel suite for the next 3-4 nights,

Because it's a family mah, so they can't stay in like…

That's a lot of expenses already.

And then the ID is just very...

I feel that there's no responsibility for that ID.

You know like, he didn't feel the urgency to rush out the project for them.

And he had a long time before that also.

It could be true but then maybe from the ID perspective,

it could be because like-

Okay, during reno,

maybe clients take a longer time to decide what they want.

So it might cause a delay in the reno process or sometimes,

it's because like not enough stock or whatever.

I mean really all this kind of stuff very hard to predict, you know.

Okay so because you know how, for example you order fridge all that right,

then they are supposed to come on a certain date.

So this date was already liaised between the family, the merchant, and the ID.

So it was supposed to be, let's say, Wednesday,

so I think once the goods were delivered right, then the ID was not ready by then,

'cause he drag drag drag lah,

I think the ID was like, "Why you deliver the stuff over to like my house?"

I don't know guys lah, they just fought or something.

And then, police case.

Which is quite… you know.

That is very intense.

Ya, it's like...

And it's not even..

Then suddenly become your problem 'cause it's your home right.

Ya...

Then suddenly like, "Why is it my problem?"

Of course this is not applicable to all IDs and I have met a lot of good IDs lah.

I think communication is the most important.

Before you sign with the ID, let them know what you are concerned [about],

what's your concern.

What is important to you.

And what things you can relax on, whatever lah.

It's like relationships.

That's true, that's true.

Without communication, I cannot guess what you want, you know.

In the first place when you sign the contract right,

you have to know what type of materials they use.

So I mean, before that maybe usually I would ask clients,

is there anything that you are anal about?

Because everyone have different perspectives of what is good.

So today we talked about renovating your first home,

and we concluded that it's very important that-

you have a good relationship with your ID,

and that both of you sit down together and manage expectations accordingly.

A 38-year-old ex-security guard named Sheldon Russell Bentley was convicted Wednesday of a crime he committed in 2016 when he stomped a man to death behind a store he was working at, blaming his actions on "involuntary celibacy.

He's been sentenced to four years in prison, but will only serve two.

Here's what you need to know:.

Bentley Blamed His Crime on The Fact That he Was "Involuntarily Celibate".

There is an entire community of involuntary celibate people online who call themselves "incels.

" They're frustrated by their inability to have sexual relationships and they're angry at both men and women, women for rejecting them and men for being sexually active when they're not.

The team "Incel" was used in Canada after a man by the name of Alec Minassian ran over dozens of people with his van.

10 people died.

He left this message on his Facebook page right before the attack:.

There have been other mass murders motivated by the same thinking.

Bentley was entangled in this movement and he told the judge that his sexual frustration motivated his violent behavior.

"The fact that he had a frustrated state of mind in no way justifies attacking a vulnerable individual," Court of Queen's Bench Justice Paul Belzil said.

According to Bentley's Lawyer, he Was "Physically, Verbally and Emotionally Abused" as a Child And Did Not Feel Safe in The World.

Bentley's defense lawyer, Amanda Hart-Dowhun, shared that Bentley was abused in every way possible throughout his childhood, this left him feeling inferior and insecure.

He was bullied in school and as he grew up, felt the need to arm himself with weapons because he was used to being mistreated.

At the time of the attack, Bentley was living in Edmonton, Canada in low income housing provided by the YMCA.

He was working full-time as a security guard where he was "sometimes attacked and had little support or resources," the Edmonton Journal reported.

"There was a lot of stress there," his lawyer said.

According to her, Bentley carried nunchucks and a pellet gun in his backpack to protect himself from threats.

The Victim, Donald Doucette, Was Laying Unconscious Behind The Store Bentley Worked at When Bentley Stomped Him to Death.

Donald Doucette, 51, was laying unconscious behind Lucky 97 supermarket on July 31, 2016, when Bentley stole a $20 from his hand and then stomped him to death.

Prosecutor Kristen Logan argued that Bentley's combat boots put "two large tears" in the soft tissue of the man's abdomen, causing "massive internal bleeding," that lead to his death.

Elizabeth Brooks-Lim, Chief medical examiner of Alberta described to the jury how much pain the victim had to have been in when Bentley tried lifting the man to his feet after the attack.

It was then that the man bled out.

He was dead in just minutes.

Bentley told the court that the man was one of many homeless people who harass him at work.

"I am sickened at who I was," Bentley said to the court.

"I don't like what I've become.

I am very sorry for what I have taken from you," he said to the victim's family.

In His Closing Apology, Bentley Said That Captain America Would Have Been Ashamed of His Crime.

After apologizing to the victim's family, Bentley promised he would "use Captain America's values to govern his actions going forward.

" He expressed how the character would be so "ashamed" of the crime he committed.

Bentley was sentenced to four years in prison, but will only serve a year and eight months because of eight months of pretrial custody that has already been served.

He is also banned from carrying any weapons for ten years.

Bentley told his probation officer that he has a "militaristic personality," then told the court that he has aspirations of joining the military.

He asked the judge to grant him his "freedom," but instead was sentenced to prison.

"I would like for this court to understand I am no threat to the public," Bentley said.

Some agree, including his landlord who wrote a letter to the saying that "Bentley would be welcome to return.".

Bentley's Coworkers Said he Was Armed With Many Weapons, Including a Black Whip That he Kept in His Locker at Work.

Muhammad Sharma, a security guard who worked with Bentley, testified in court saying that Bentley kept a "black whip" in his locker and would often tell everyone that he kept bear spray and a knife on him.

Sharma was a witness to the crime.

He claimed that he asked Bentley why he was robbing the man behind the store, to which Bentley's reason was, "He doesn't need it." Sharma initially said he did not see the beating, but retracted that in court, saying that he was just in a state of shock.

Sharma said that every time someone would call Bentley "Pee-wee" at work, he would tell Bentley to think of himself as Captain America to keep himself "happy.

Felix Amato, an associate professor in the School of Social Work at Salem State University, studied Bentley's case.

"Involuntary celibacy is not an excuse for violence because we, in terms of a healthy society, need to be able to feel safe—every individual is responsible for his or her own actions," Amato told VICE.

"You may be able to say this is why he or she did this nasty or horrific thing, but that doesn't make it okay or so there shouldn't be repercussions.".

What is compound interest? - Pensions 101 - Duration: 1:39.

Hello and welcome to Pensions 101, a series designed to help you make sense of pensions.

My name is Martin and today we're looking at compound interest.

Compound interest may sound daunting but it's the key to growing long-term investments like

pensions.

Put simply, compound interest is where you build up interest on the interest you've already

earned on your savings.

It's kind of like a snowball rolling down a mountain.

It keeps picking up snow as it goes and the further it travels, the bigger it gets.

With pensions, interest tends to get re-invested every year, generating compound interest which

can substantially grow your pot.

This means that the longer you leave your money in your pension pot, the larger that

pot can become over time.

For example, if you pay £1,000 into your pension pot which has a 5% growth rate per

year, you'll earn £50 interest in year one.

Leave the money as it is and in year two, you could earn £52.50 and then growing to

£55.13 of interest in year three.

So the earlier you start to save, the better.

Plus, your money has a greater chance to grow the longer you wait to draw your pension once

you reach retirement age.

Best of all, you don't have to do anything to grow your savings with compound interest.

Compound interest will work behind the scenes whilst you leave your pot untouched.

Remember, pensions are an investment.

The value of your pot can go down as well as up over time.

Capital is at risk.

Top 5 TRUE Sea Myths - Duration: 7:11.

Hi and welcome to Marc One Sailing I'm Marc and today we're going to talk about

five seafarers myths that were actually true

some of you may have heard of a

mysterious mythical sea creature that wrecks entire ships and devours them

whole, especially if you've seen some of the Pirates of the Caribbean movies. Yes

we are talking about the Kraken! THE Kraken has its origins in north

mythology but similar creatures are part of different cultures and myths! Now, I

don't know about that last part devouring ships whole and all that, but

huge squids, the giant squids do exist and we're probably the reason these

stories sparked into existence. The giant squid can grow up to 13 meters or 43

feet but there's an even bigger version out there, the colossal squid. This

creature is estimated to grow up to 12 to 14 meters or 39 to 46 feet long and

can possibly weigh up to 750 kilograms 1,600 pounds. A myth that only turned out

to be true recently, are freak waves also called rogue waves. These gargantuan

waves are not tsunamis which are actually caused by earthquakes. Tsunamis

unlike freak waves only grow to their tremendous size near the coasts in 1995

strong scientific evidence for the existence of rouge waves came with the

recording of what has become known as the Droupner Wave! Now think about that

this wasn't much more than 20 years ago up until then nobody believed in these

things the droupner E is a structure in a gas

pipeline support complex. It had state-of-the-art equipment on it to

measure wave height and wave slope. The platform was built to withstand a

calculated one in 10,000 years wave with a predicted height of 64 feet or

nineteen point five meters. On January 1st 1995 it recorded an eighth feet

rouge wave, a lot higher than it was built to withstand, that hit the rig at 45

miles an hour or 72 km/h. This was the first confirmed measurement of a freak

wave more than twice as tall and steep as its neighbors. But rogue waves are not

the largest myth we are going to talk about today not even when we're talking

about the actual physical size! But you'll have to wait for the number one

for that! The next myth that sort of turned out to be true is another creature

the mermaid. Now no,these beings do not really exist as they are or were

depicted! However the creatures they are probably based off of, do exist! The myth

of mermaids goes way back even the ancient Greeks had Syrens which were

often depicted as mermaid like creatures! Even Christopher Columbus had a mermaid

sighting! Little did he know that this encounter was actually the first written

record of manatees in North America. Yes! Manatees, these creatures are probably

the basis of what we call mermaids now not quite as attractive but when sailors

set out to sea for months on end they may even find manatees attractive though

I do admit they are kind of cute in a certain way. but but not .... not like that

The next myth is another one depicted in Pirates of the Caribbean: The Flying

Dutchman is a legendary ghost ship that can never make port and is doomed to

sail the oceans forever! Sightings in the 19th and 20th century report this ship

to be glowing with a ghostly light. If hailed by another ship the crew of the

Flying Dutchman will try to send messages to land or to people long dead

an ocean lore the sight of this phantom ship is a portent of doom!

So, am I saying this ship of the undead and banished actually exists? Yes!

Well... yes and no! I am saying something like this has actually been seen by

sailors but no, it's not a doomed ship at all, well at least most of the time,

I hope. The myth is likely to have originated from the 17th century Golden

Age of the Dutch East India Company. The explanation is quite simple: a superior

Mirage or fata morgana seen at sea. Another optical effect known as looming

occurs when rays of light are bent across different refractive indices. This

could make the ship just off the horizon appear hoisted in the air, just like

this, or this, or even that... with some imagination. Now to the biggest most

incredible myth that turned out to be true maybe ever: America! Yes, the

discover the continent, therefore a story of a huge land mass to the west might

have survived after the actual first discoveries! Also types of wood, that were

unknown to be European nations sometimes washed up on their west coast. Tropical

trees and plants for instance. This sparked the myth that another continent

might exist in that direction. Even though Columbus did not head out in

that direction to find this continent, we all know he did and we know discovered

America again. The myth of the land mass was myth no more and I believe most of

Changing Strings on an ACOUSTIC GUITAR @ KLANGFARBE (2018) - Duration: 4:01.

It's important that you loosen the strings before cutting them...

Then carefully remove the worn strings.

Also remove the pins and ball ends on the bridge.

Use the bridge pins to push the ball ends of the new strings into the bridge and pull them through the hole of the tuner posts to wind them up.

The shaft of the bridgepin should face towards the hole of the guitar.

When inserting the strings into the tuning posts, add about 2,5cm string lenght before winding the string up.

Wind up the strings with a slight tension.

Repeat the same procedure for all six strings.

Cut off the excess lenght of the strings with a wire cutter.
