Welcome to Monday Mortgage Matters.
So if you've watched HGTV or some other networks like that
that show shows like Property Brothers,
Love It or List It, House Hunters, shows like that,
you may have a warped sense of reality
when it comes to real estate.
- Ooh yeah, here are five myths
that we're gonna (hits table) bust right now.
- Here we go!
- Myth number one,
buyers look at like three homes and decide on just one.
- Yeah, so in reality, the truth is, most of the time,
according to the National Association of Realtors,
homebuyers look at up to 10 homes before they decide.
- I know I did before we decided on ours, at least.
- And you may find that one that
you perfectly fall in love with on the first one,
but you still probably all look at several others
before you go back to that one.
- That is true.
- Yeah, so, it just doesn't really
happen like that in real life.
- Myth number two,
the houses that buyers are touring are still for sale.
- Yeah, so in reality, everything on TV is staged,
so lots of times these homes are already--
- Including this show. (laughing)
- Pretty much.
- Not really.
- But in reality, on these TV shows,
the houses are sometimes already sold, or off the market.
These buyers may not have even
looked at those homes in reality.
It's crazy.
So don't believe everything you see on TV.
- Myth number three,
the buyers haven't made a purchase decision yet.
- So since there is no way to show
the entire buying process in a 30-minute show--
- Oh no.
- A lot of times these producers will pick buyers
that are a lot further along in the process,
and sometimes they've already picked out
a house they wanna buy.
- That is true.
Myth number four,
if you list your home for sale,
it will always sell at the open house.
- Well of course,
this would be great if it happened like that.
- Of course.
- And in, obviously open houses are
a piece of the pie when marketing a home,
but most of the times,
during regular listing appointments houses are sold.
- And finally, number five.
Homeowners decide to sell their home
after a five-minute conversation.
- Similar to the buyers portrayed on TV,
sellers many times have taken hours
to deliberate whether to sell their home
or to move on with their lives or whatever they want to do.
So again, it doesn't happen in five minutes.
- No.
So Brandon, what's the bottom line?
- Bottom line here is that
if you're watching TV for your real estate advice,
then you may have the wrong view
of how real estate really works, right.
- That's true.
- So buying a home, selling a home,
is not as it's portrayed on TV.
It is much, much different.
So always talk with a professional.
A realtor, use a realtor when you sell or buy.
They can help you walk through this process.
As well as talking with a good knowledgeable lender.
